Flat roofs in Stonehills

Stonehills is within about 1 mile of the coast, and being near the sea means more wind and salt than a roof inland would face. Coastal wind works at the edges of flat roofs, and salt air wears metal trims and fixings. Beaulieu Palace House, about 4.6 miles west, is one of the historic houses in the wider area around Stonehills. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.

If you own a rental within reach of Hamble station, the flat roof over a let home is worth a look before it becomes a tenant complaint. Take an older house close to Church of All Saints: flat-roofed rear additions and dormers added over the years are worth checking.

Stonehills is about 4 miles south-east of Hythe, in Hampshire. Stonehills is one of many places we visit across Hampshire. Across Hampshire, we cover Stonehills. We also survey roofs in Southampton.

How electronic leak detection works in Stonehills

ELD can be carried out in more than one way. Low-voltage testing is normally done with the surface wet, while high-voltage testing needs a dry, exposed membrane. Which one suits depends on the membrane and the layers of the roof, and we’ll explain our choice. If neither method suits your roof, we will tell you at the outset. We survey commercial flat roofs, single-ply roofs and green roofs, and people most frequently book us about leaks that return after repairs and holes left by work on the roof.

Flat roofs on exposed homes in small places like Stonehills take more wind and rain, which is hard on edges, upstands and joins in the covering. Older felt roofs, often around 15–20 years in life, show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. On an exposed roof, the edges tend to go first.

The report is written in plain words, so it makes sense without any roofing background. Photos show what each point refers to, with the urgent items made clear.

What happens on the day

Before we start, let us know why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. Most visits take more time on a big roof than a small one, with the construction of the roof playing a part too. Older roofs in small places like Stonehills can have low, tight loft spaces, so let us know about the loft hatch and any ladder. We only go where it is safe.

  1. You tell us about the roof and where water is showing.
  2. The roof is assessed for suitability first.
  3. The test method is chosen to suit the roof.
  4. We test the roof and locate any breaches.
  5. A report with photographs shows where each breach is.

Before we arrive

  • Gather any invoices or paperwork from past roof work
  • Keep pets inside or away from the areas we’re looking at
  • If it isn’t your property yet, arrange access through the agent

Signs you need electronic leak detection in Stonehills

Roofs covered with paving, ballast or planting hide the membrane. ELD can work on some covered roofs though it depends on the layers.

Here are some of the things we see often:

  • Repairs that haven’t stopped the leak
  • A flat roof leak that cannot be traced
  • Waterproofing to test before it is covered
  • Breaches hidden under paving or planting

Anyone responsible for a site like Fawley Infant School will know that schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks.

What to check before booking

  • Their track record with similar roofs
  • Whether the price includes VAT
  • What follow-up you get after the report
  • Will the report include photos?

What a roof survey includes

Stonehills: your questions answered

Do roofs near the sea, like those around Stonehills, take more of a battering?

Near the coast, roofs face more wind and more salt than further inland. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.

Is Stonehills within the area you cover?

Yes. Stonehills is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

How is ELD priced?

Each roof is quoted on its size and build-up. Send us details of the roof, and phone 07833 053749 or drop us an email for a quote.

Do I need to be at home?

It depends on what we need to see. Inside the building and in the loft, we need someone to let us in; we will agree the details as you book.

Is it a structural engineer’s report?

No. We note visible signs such as sagging or deflection, but we are not structural engineers and do not carry out calculations. If we think you need an engineer, the report says so.

Can you find leaks on a covered flat roof?

Sometimes. The layers on top and the build-up below decide it, and some may need lifting. We will discuss it before we quote.

Which method do you use?

It depends on the membrane and the build-up. Low-voltage methods are usually carried out on a wet roof and high-voltage methods need the membrane dry and exposed.

DIY checks: what’s safe

It is useful to keep a record: dates of leaks, photos from ground level and any work done on the roof. Share it with us when booking, as it helps us focus the survey.

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

How the survey changes by roof type

Bituminous membranes

Bitumen roofs can often be tested electronically, depending on what’s below.

EPDM rubber roofs

Some EPDM membranes conduct electricity which can limit electronic testing. We will tell you if yours is not suitable.

Honest limits

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Roofs whose membrane or build-up isn’t suitable
  • Leaks from walls, copings or rooflights
  • Parts of the roof covered by fixed equipment

If in doubt, ring 07833 053749 or email us and we will recommend the right survey. The full list of what we check.

What this survey covers

  • Single-ply roofs
  • Green roofs
  • Roof terraces and balconies
  • Flat roof membranes
  • Commercial flat roofs
  • Liquid-applied waterproofing

Practical tips

Here are a few things we’d tell any owner:

  • Avoid repeated repairs without finding the cause
  • Keep a note of leaks after rain
  • Keep outlets clear of debris
  • Make sure trades protect the waterproofing

After your roofer repairs the breaches, a retest can confirm them if the build-up allows.

Check contractors protect the waterproofing when they work up there. Have the roof looked at after other work.
