Electronic leak detection in Calshot

Calshot: your questions answered

Do roofs near the sea, like those around Calshot, take more of a battering?

Yes, coastal weather is harder on roofs: there’s more wind, and more salt in the air. Ridges, verges, flashings and fixings are where it typically shows, and Calshot is within about 1 mile of the coast.

Is my home in Calshot listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Do you carry professional indemnity insurance?

We are covered by professional indemnity and public liability insurance.

What’s in the report?

You get our findings in writing, part by part, with photos. Points are put with the most urgent first where relevant.

Does the report include photographs?

Yes. The report includes photos of what we found, so you can see exactly what each finding refers to.

Is my roof suitable for ELD?

It depends on the membrane and the build-up. Let us know what you know about the roof and we will confirm suitability.

Can you give me structural calculations?

No. We note visible signs like sagging or deflection, but we do not carry out calculations or give an engineer’s opinion. If we think you need an engineer, the report says so.

How electronic leak detection works in Calshot

Green roofs, ballasted roofs and roofs under paving are harder to test. The layers on top can limit the methods we can use and parts may need to be lifted. We will discuss it with you when we quote. Any details of the build-up help, as they show what lies beneath the surface. We’ll tell you if the roof cannot be tested. We survey commercial flat roofs, single-ply roofs and green roofs, and the problems we’re asked to look at most are failed seams and laps and leaks under green or ballasted roofs.

Some older homes in villages like Calshot are listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. Check with the council before planning any change of material. Knowing the roof’s condition is the starting point. Changes that affect a listed building’s special interest need listed building consent.

It is not only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend.

Practical tips

Some practical points come up on survey after survey. They’re worth knowing whatever the roof:

  • Act on new leaks promptly
  • Use boards when working on the roof
  • Avoid repeated repairs without finding the cause
  • Clear flat roof outlets regularly

If anything in the report isn’t clear, ask us. We can talk you through the findings.

Keep outlets and gutters on flat roofs clear. Water that sits on the roof finds breaches faster.

Electronic leak detection around Calshot

The coast is about 1 mile or less from Calshot, and places near the sea get more salt in the air and more wind than inland. Salt in the air is hard on metal flashings and fixings, and wind catches any loose edge on a flat roof. About 4.9 miles south-east lies Osborne House, a reminder of how long the area around Calshot has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.

If you let a flat or house near Hamble station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies. For an older house near a landmark like St George, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.

Different roofs, different checks

Single-ply membranes

ELD often works on single-ply membranes but it depends on the product and layers.

Bituminous membranes

Bitumen roofs can often be tested electronically, depending on what’s below.

What this survey cannot tell you

Before booking, it’s worth knowing what a survey will not do:

  • Moisture spread under the membrane
  • Build-ups without a suitable layer below
  • Water entering through details rather than the membrane

If in doubt, call 07833 053749 or email us and we will point you to the right survey. What our survey covers.

What we look at

  • Commercial flat roofs
  • Single-ply roofs
  • Flat roof membranes
  • Liquid-applied waterproofing
  • Roof terraces and balconies
  • Green roofs

The survey, step by step

The visit normally starts outside and finishes in the loft: outside views come first, then the roof space if there is safe access. All told, expect more time on a big roof than a small one, with the construction of the roof playing a part too. Older roofs in small places like Calshot can have low, tight loft spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. We start with what you know about the roof and the leak.
  2. The roof is assessed for suitability first.
  3. We choose a low-voltage or high-voltage method to match the roof.
  4. The membrane is tested and breaches are found.
  5. A report with photos shows where each breach is.

Before we arrive

  • Clear the way to the loft hatch
  • If the roof is shared, arrange access with whoever manages the building
  • Have any questions written down, so nothing gets missed

Related advice

Leave it or get it looked at?

Testing a new membrane before it is covered is easier than tracing a leak later. Covered roofs are harder to test. Outbuildings and barns around Calshot are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.
