Before and after the survey

Nothing here needs a ladder. Our suggestions:

  • Look for new stains on ceilings below valleys after rain
  • Have overhanging branches cut back
  • Check for spilling water in a downpour
  • Leave gutter checks at height to someone equipped for it

Once work is carried out, keep an eye on the gutters in the next downpour. Water should run to the outlets and away without spilling over, and if it does not, raise it with whoever did the job.

Don’t forget valley, parapet and box gutters. They collect leaves and silt just like eaves gutters but you cannot check them from the street, so ask for them to be included when gutters are cleared.

Gutter survey in Calshot

This survey covers rainwater above ground: gutters, outlets, hoppers, downpipes and overflows. It is not a CCTV drain survey and we cannot see inside buried drains. If the problem looks like a blocked or broken drain below ground, the report will say so, so you can get the drains checked separately. Problems above ground, from split hoppers to leaking downpipes, are photographed and noted. We are often asked to look into leaks at the gutter joints and gutters packed with leaves or moss, on fascias and soffits, valley gutters and downpipes.

Older buildings in small places like Calshot may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are frequently matched when work is done.

After the visit, you get a written report with photos, emailed to you. It explains the condition of the gutter, the defects we found and what we recommend.

FAQs for Calshot

Will you come out to Calshot?

Yes, we do. Our area covers London and South East England, from towns to the smallest villages. Longer journeys are simply planned ahead of time.

Do you survey roofs for landlords with property near Hamble station?

Yes, landlords and letting agents book with us as well as owners. Just call 07833 053749 or use the contact form and let us know about the building, including who will give access on the day.

When does the report arrive?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. All of them come by email, ready to forward.

Does the season matter for a gutter survey?

You can book at any time of year. Booking before autumn and winter gives you time to plan, and a wet spell can show where gutters overflow.

Do I need to be at home?

That depends on the survey. For inside areas and the loft space, someone has to give us access, while outside access can be discussed when booking.

What happens after the survey?

The report comes by email, and what you do next is up to you: use it with a seller, an insurer, a roofer or a managing agent.

Do you survey at weekends?

Yes, weekend visits are possible as well as weekdays. Just ring 07833 053749 or email us to arrange it.

Different roofs, different checks

Aluminium and other metal gutters

Long metal gutter runs on larger buildings can hide blocked outlets, so we check the outlets carefully.

Fascias and soffits

Most gutters are fixed to the fascia, so rot in the boards can loosen the whole run. Damaged or stained boards are recorded.

Roofs, chimneys and gutters in Calshot

Calshot lies within about 1 mile of the sea, and places near the sea get more salt in the air and more wind than inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces. Thatch survives on some older buildings in Hampshire’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Knowing the covering helps explain which parts of a roof are likely to need work first.

Osborne House, about 4.9 miles south-east, is one of the historic houses in the wider area around Calshot. On a period home nearby, the survey separates sound original work from tired later repairs. For an older house near a landmark like St George, old fixings, lead flashings and tall chimneys are typical of older roofs. If you let a flat or house near Hamble station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Checking the roof from the ground

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

How we price gutter surveys

What a survey costs depends on the time and equipment it needs. The main factors are:

  • Chimneys, valleys, parapets and other details
  • Commercial roofs and larger buildings
  • How many separate roofs there are, such as extensions, dormers and garages
  • The use of thermal imaging or a drone

Gutter survey starts from £150, including VAT. The final price depends on how big and how high the roof is, access and the package you choose.

What to tell us when you contact us

You do not need to know any roofing terms. It’s enough to tell us:

  • Whether there is a loft hatch, a shared roof or tricky access
  • Pictures from the garden or a window, if you have them
  • The address and postcode of the property
  • The type of building and roof, such as pitched or flat

Gutter survey starts from £150, including VAT. What you pay depends on the roof’s size, access and the package, so ring 07833 053749 or send us an email with the details.

Why act early in Calshot

Small gutter faults rarely fix themselves. Each heavy rain puts more water where it shouldn’t be on the walls, the fascias and sometimes the rooms inside. Getting it surveyed now shows what needs attention first. Older and listed buildings around Calshot may need consent and matching materials for repairs, so leaving a defect until it’s urgent leaves less time to plan.

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how safely it can be seen. Prices start from £150, including VAT.

What you get with us

  • Packages from £150, with VAT included
  • Thermal imaging and drone inspection where they help
  • Insured for professional indemnity and public liability

How the survey works

Before we start, tell us why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. Most visits take between one and two hours for most homes, and longer where there are parapet, valley or box gutters to follow. In a small place like Calshot, access is usually the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. You tell us where you’ve seen overflows, drips or damp.
  2. The eaves gutters, downpipes and fascias are checked from ground level and windows.
  3. We look at hidden gutters as far as safe access allows.
  4. The loft space is checked for staining, where it can be reached safely.
  5. You receive a report with photos and recommendations.

Before we arrive

  • Buyers: confirm access with the estate agent or seller
  • Leave a clear route to the loft
  • Note where any stains or damp appear
