Chimney survey in Calshot: what you get

Many terraced and semi-detached homes share their chimney stacks with a neighbour. We look at everything that’s safely in view and what the owner gives us access to. Where a problem seems to involve a neighbour’s side, the report records it and you can then discuss it with them. Everything is written up with photos and what we recommend. We survey flaunching, lead flashings and chimney pots and cowls, and common reasons people get in touch are disused chimneys trapping moisture and cracked or missing flaunching.

In a village or hamlet like Calshot, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it is usually the chimneys and lead flashings that need work first.

The report records the chimney stack as we found it on the day. It’s useful right away, and a good reference for later, for instance when you want to check whether anything has changed.

What happens on the day

We’ll ask a few questions first, like when any problem began and what work has been done before. The inspection then takes about 1–2 hours at most homes; commercial roofs usually need 3–4 hours. Somewhere like Calshot needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it is safe.

  1. We go through the chimneys, any damp and any work done on them.
  2. Each stack is inspected from safe positions outside.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. Inside, the chimney breasts and the loft are checked for damp where there’s access.
  5. You get a written report with photos and recommendations by email.

Advice

Why it is worth a survey now in Calshot

Cracked flaunching and worn pointing are frequently modest repairs when they’re caught early. Leave it, and frost can work the stack loose, and the work grows. For older village homes like those around Calshot, the right replacement materials are not always easy to find quickly. Spotting a problem early leaves room to find them.

Our price is from £150, including VAT. What you pay depends on the size and height of the roof, how it can be seen safely and the package you choose.

Helping us price your survey

There is no need for technical words. Just let us know:

  • Why you want a survey: buying, a leak, a storm or new work
  • Dates you are working to, such as exchange
  • Any photos you have, taken from the ground or a window
  • Where water is showing inside, if it is

If you’re buying, it is useful to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. For any other survey, just ring 07833 053749 or email us when you are ready.

Calshot homes and their roofs

Calshot is within about 1 mile of the coast, where sea air brings more salt and stronger wind than inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, and driving rain gets into whatever gap is left. Some Hampshire villages still have thatched roofs. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Knowing the covering helps explain which parts of a roof are likely to need work first.

With Osborne House about 4.9 miles south-east, the area around Calshot has a long history. If yours is one of the older homes, the roof may have been repaired many times, and the survey records how each part is holding up. If you live in an older home near St George, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. If you let a flat or house near Hamble station, the gap between tenancies is a good time to have the roof looked at.

Calshot is about 4 miles north of Cowes, in Hampshire. Surveys in Calshot work the same way as everywhere we cover: a careful inspection, photos and a written report. Our Hampshire coverage includes Calshot. We also survey roofs in Southampton.

Calshot: your questions answered

Do you survey roofs for landlords with property near Hamble station?

Yes, rented property is part of what we cover. Just ring 07833 053749 or send us an email and let us know about the building, including who will give access on the day.

How do I find out if my home in Calshot is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Does someone need to be in?

If the survey includes the loft or the inside of the building, someone needs to let us in. We will talk about access when booking.

How can you see the top of the stack?

Each stack is viewed from the safest viewpoints: from ground level, windows and vantage points, and from the loft where there’s access. A drone inspection is included in our Premium Survey where applicable. If part of a stack cannot be seen, the report says so.

What will the report tell me?

You get our findings in writing, part by part, with photos, finishing with recommendations. Points are put by urgency where it matters.

Which parts of the chimney do you look at?

Every part of the stack we can see from safe positions: pots, cowls, flaunching, pointing, bricks and flashings. We also note leaning, redundant stacks and damp inside.

Do you use drones?

Where it helps and it’s safe, yes. Flights depend on the weather on the day and airspace rules, and we check for restrictions near airports before flying. We hold a CAA Flyer ID and Operator ID.

What a chimney survey does not cover

Every survey has limits, and we’d rather be clear about that before booking. Bear these in mind:

  • Conditions inside walls
  • Gas safety checks, which need a Gas Safe registered engineer
  • Flue inspections or sweeping

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we will tell you before booking. What a survey covers and does not.

Different roofs, different checks

Rendered stacks

Some stacks are rendered, which can hide the condition of the brickwork beneath. We look for cracks, hollow areas and staining.

Flaunching

The sloping mortar around the pots is called flaunching. Once it cracks, water can get straight into the brickwork.

Should I look at the roof myself first?

During heavy rain, look at the gutters from ground level or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.
