Electronic leak detection for homes and businesses in Hartley Mauditt

Our ELD report shows where each breach was found, with photographs. It tells your roofer exactly where to repair instead of hunting for the leak. We don’t estimate repair costs, so your roofer prices the work. A retest after repairs can check the work, where the roof still suits the method. Results come in a written report with photos. We survey liquid-applied waterproofing, commercial flat roofs and green roofs, and common reasons people get in touch are water coming in under a flat roof and holes around roof penetrations.

Older buildings in small places like Hartley Mauditt may be listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. If you are planning work, check with the council first. Knowing the roof’s condition is the starting point. Changes that affect a listed building’s special interest need listed building consent.

The report records the flat roof membrane as we found it on the day. It is useful right away, and a good reference for later, for instance when you want to check whether anything has changed.

FAQs for Hartley Mauditt

How do I find out if my home in Hartley Mauditt is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you cover smaller places like Hartley Mauditt?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route when you book.

What will the report tell me?

It explains what we saw, what it means and what we’d suggest, with photographs throughout. Anything we couldn’t see safely is noted too, so you know exactly what was covered.

What happens after the survey?

You receive the written report by email, with photos and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.

Is the repair part of the test?

No, the test finds the breaches and your roofer repairs them. The report gives your roofer the locations.

Do I need to be at home?

Someone needs to let us in if we are looking inside or in the loft. Access is agreed with you as you book.

Can you tell me if my roof has asbestos?

No. We don’t sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.

Roof by roof

Liquid-applied waterproofing

Testing a liquid-applied roof depends on what’s beneath the coating.

Inverted and paved roofs

If the build-up rules out ELD, we’ll say so.

What this survey can’t tell you

In fairness, there are limits to any roof survey:

  • Build-ups without a suitable layer below
  • Moisture spread under the membrane
  • Carrying out the repair work

If in doubt, phone 07833 053749 or drop us an email and we’ll recommend the right survey. What a survey covers and does not.

What this survey covers

  • Green roofs
  • Single-ply roofs
  • Commercial flat roofs
  • Liquid-applied waterproofing
  • Flat roof membranes
  • Roof terraces and balconies

Checking the roof from ground level

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we look at the roof.

Practical tips

A survey works best with a little help from you, before and after. Some tips:

  • Find the breach before more patching
  • Keep outlets clear of debris
  • Keep a note of leaks after rain
  • Have roof specifications to hand

Wet insulation may need attention after a leak. That is something to discuss with your roofer, and moisture readings can help.

Ask trades working on the roof to protect the membrane when they work up there. Have the roof looked at after other work.

The survey, step by step

There isn’t much for you to do on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we will get on with the inspection. The survey itself takes a length of time set by the membrane area and the build-up, and we’ll give you a guide when quoting. Around Hartley Mauditt, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. We only go where it’s safe.

  1. We start with what you know about the roof and the leak.
  2. The roof is assessed for suitability first.
  3. The test method is chosen to suit the roof.
  4. The membrane is tested and breaches are found.
  5. A report with photographs shows where each breach is.

Preparing for the visit

  • Tell us about parking before the day
  • For flats, check roof access has been agreed
  • Leave a clear route to the loft

Electronic leak detection around Hartley Mauditt

If your home is older, it’s worth knowing whether it’s listed or in a conservation area before planning roof work. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area. Some Hampshire villages still have thatched roofs. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.

For landlords with property near Alton station, a flat roof over a rented flat is easy to forget until the tenant reports a leak. For an older house near a landmark such as St Leonard's Church, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.
