Electronic leak detection for Bridgemary homes and businesses

Electronic leak detection in Bridgemary: what you get

Green roofs, ballasted roofs and roofs under paving are harder to test. What sits on the membrane can affect which method will work, and some may need lifting. We will discuss it with you when we quote. Any details of the build-up help, as they show what lies beneath the surface. If testing isn’t possible, we will say so. We survey liquid-applied waterproofing, green roofs and commercial flat roofs, and the problems we are asked to look at most are gaps at membrane joints and new roofs to check before paving or planting.

In smaller places like Bridgemary, flat roofs are mostly on extensions, garages, porches and dormers. They’re small, but a leak over a kitchen extension can do a lot of harm. What it’s covered in, and how well it was laid, decides what it needs, from felt and asphalt to EPDM rubber and GRP. Ponding, splits and lifting edges are the signs to look for from a window.

Findings are set out part by part, from the main slopes down to the gutters and outlets. It records what’s sound as well as what is not.

Questions from Bridgemary

How do I find out if my home in Bridgemary is listed?

The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.

Is the coastal weather around Bridgemary hard on roofs?

Often, yes. Within about 2 miles of the sea, as Bridgemary is, metal fixings wear faster and gales find any loose ridge or slate.

Can every flat roof be tested?

ELD does not suit every roof. Some membranes conduct electricity and some roofs lack the layer the test needs. If your roof will not work, we will say so at the start.

How much time does ELD need?

The roof’s size and build-up decide how long it takes. We will give you an idea when we quote.

Are you insured?

Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.

Do you need to get into the loft?

If the survey needs it and the roof space can be reached safely, yes. Please clear anything stored under the hatch.

Will I get photos?

Yes. Photos are taken throughout the survey, and the report uses them to show each finding alongside our recommendations.

Leave it or get it looked at?

ELD before paving, ballast or planting goes on is simpler. Once layers are added, finding a breach is harder. In an older home around Bridgemary, water from a roof defect can get into timber and plaster, and that is a much bigger job than the original defect.

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. We quote electronic leak detection for each roof, as the method and time depend on the roof.

Tips that help

These tips come from what we see on roofs every week, before and after a survey:

  • Keep foot traffic on flat roofs to a minimum
  • Don’t leave water getting in
  • Use boards when working on the roof
  • Share any drawings of the roof

Where the evidence points to walls, copings or rooflights, we will note it, so other causes can be checked.

Act on leaks quickly. Water under a membrane can spread.

How the survey works

We check the roof from outside and, where it is relevant and there is safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging. The whole visit usually takes as long as needed for the membrane area and the build-up, which we’ll explain when we quote. In a smaller place like Bridgemary, as anywhere, the forecast plays a part: the parts that need calm, dry weather are planned around it.

  1. You let us know about the roof and where water is showing.
  2. The roof is assessed for suitability first.
  3. We choose a low-voltage or high-voltage method to match the roof.
  4. We test the roof and locate any breaches.
  5. You get a report with photos of each breach.

How to prepare

  • Make sure pets are kept safely away
  • Check the loft hatch can be reached

Advice

Can I check my roof myself?

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.

Flat roofs in Bridgemary

Bridgemary is within about 2 miles of the coast, where sea air brings more salt and stronger wind than inland. Salt in the air is hard on metal flashings and fixings, and wind catches any loose edge on a flat roof. A number of Hampshire villages keep thatched roofs on their older buildings. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.

If you own one of the older houses in the streets near St Matthew's, flat-roofed rear additions and dormers added over the years are worth checking. If you own a rental within reach of Fareham station, flat roofs on let property tend to be checked only when they fail, which is the costly way round. For businesses in and around places like Fareham Shopping Centre, flat roofs over shops and units are easy to forget until water comes through a ceiling.

Bridgemary is about 1 mile north-west of Gosport, in Hampshire. We carry out electronic leak detection for homes and businesses in Bridgemary. Our area takes in places right across Hampshire, from the larger towns to small villages.

Surveys in PO13 and PO12 are booked the same way as anywhere else. Whether your property is on Camp Road, Copse Lane and Agnew Road or a nearby road, we can help. Close by, we survey roofs in Rowner (1 mile north-west), Peel Common (1 mile west), Elson (1 mile south-east), Crofton (1 mile west) and Gosport (1 mile south-east). Further out, we also cover Havant (9 miles east), Eastleigh (13 miles north-west), Fareham (3 miles north-west), Horndean (9 miles north-east), Chandler's Ford (15 miles north-west) and Hedge End (9 miles north-west).
