New roof snagging for Bridgemary homes and businesses

New roof snagging in Bridgemary: what you get

Ventilation matters on a new roof. We look for ridge, eaves or tile vents where they’ve been fitted, and check the loft space for signs of condensation. We note what we can see. Missing or blocked ventilation can lead to condensation over time, so it’s worth raising early. It all goes in the report. Common reasons to book are offcuts and broken tiles left behind and broken coverings left on a new roof, on replacement roofs, new-build homes and new flat roofs.

Bungalows, chalet bungalows and older cottages are common in smaller places like Bridgemary, many of them extended or given dormers over the years. Even on a low roof, dormers, valleys and flat-roofed additions need a careful look. That applies whether you are buying in Bridgemary or checking a new roof there. Snags and wear both tend to show at dormer lead work and along flat-roof edges.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Should I look at the roof myself first?

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.

Your own check is a good start, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight.

Tips that help

Here are a few things we’d tell any owner, before and after a survey:

  • Watch for gutters overflowing in rain
  • Look for marks or cracks left by the work
  • Check before your warranty period ends
  • Check the roof before you pay in full

Your roofer can use the report to put the snags right. If there is a dispute, it is between you and your roofer or builder; we report on what we see.

Watch for leaks, damp or loose pieces in the first months. It’s simpler to raise problems soon after the job.

Bridgemary homes and their roofs

Bridgemary lies within about 2 miles of the sea, and places near the sea get more salt in the air and more wind than inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, so exposed details get a proper look whether you’re buying or signing off new work. Before planning roof work on an older home, find out whether it is listed or in a conservation area. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.

If you own a rental within reach of Fareham station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full. Take an older house close to St Matthew's: ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges.

Questions from Bridgemary

Do roofs near the sea, like those around Bridgemary, take more of a battering?

Generally, yes: wind and salt air take more of a toll near the sea. Ridges, verges, flashings and fixings are where it typically shows, and Bridgemary is within about 2 miles of the coast.

Will you come out to Bridgemary?

Yes, we do. We cover the whole of London and South East England, and smaller places are part of that. Longer journeys are simply planned beforehand.

What’s the best way to book?

Simply phone 07833 053749 or send us an email with the address. After a few questions, we confirm the price and fix a day, weekday or weekend.

How long will you be on site?

Most house visits take about 1–2 hours with commercial roofs nearer 3–4 hours.

Do I have to be there for the survey?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when booking.

What insurance do you have?

Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.

Do you climb onto every roof?

Not unless it is safe. Safe viewpoints, the roof space and a drone where it applies cover most of what’s needed.

What we do, step by step

Before we start, tell us why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. The visit typically takes about 1–2 hours for most houses, and about three to four hours for a commercial roof. Some parts of a survey depend on the weather, so a visit to Bridgemary is booked with the forecast in mind: the parts that need calm, dry weather are planned around it.

  1. First, you tell us what the roofer did and any concerns you have.
  2. We look at the tiles or slates, ridges, hips and verges from safe vantage points.
  3. Valleys, flashings, gutters and the underlay at the eaves are looked at.
  4. We look in the loft space, where there is safe access, and around the property for debris or damage.
  5. You get a photo report listing the snags we found.

Before we arrive

  • Tell us about parking before the day
  • Have keys ready for side gates, garages or roof access doors
  • Make a note of anything you’d like us to look at

Leave it or get it looked at?

Some faults only show when water gets in. An inspection before that point gives you a record of the roof as handed over. Blocked gutters on homes around Bridgemary overflow and soak walls. Dealing with the cause is simple; drying out a wall is not.
