Independent electronic leak detection in Winnall

Before and after the survey

A survey works best with a little help from you, before and after. Some tips:

  • Limit access to the roof
  • Note where leaks show inside and when
  • Find the breach before more patching
  • Clear flat roof outlets regularly

You receive a report showing where each breach was found, with photos. Pass it to your roofer to repair the breach points.

Make sure contractors protect the waterproofing when fitting equipment. Check the roof after they’ve finished.

Electronic leak detection for homes and businesses in Winnall

Electronic testing locates holes in the waterproofing but not every way water gets in. Water coming through walls, copings, rooflights or plumbing won’t show on the test. We will tell you if we think the leak is coming from somewhere else. The test shows breaches in the membrane, not water coming through masonry or around frames. The report makes clear what was and wasn’t tested. You will also know what to check next. If you’ve noticed leaks showing away from the breach and leaks under green or ballasted roofs, we can find out what’s behind it.

Outbuildings, garden rooms and garages in places like Winnall often have flat roofs of their own. They’re rarely looked at until something gets wet. If you want them looked at too, mention them as you book. Felt, rubber and GRP coverings on garages and outbuildings age in just the same way as the main roof’s.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

What happens if roof problems are left?

Repeated call-outs for the same leak add up. A report showing the breach points gives your roofer a clear target. Around Winnall, leaves and moss in gutters lead to overflowing water and damp walls, particularly where trees overhang. It is easy to sort the cause early and slow to dry a damp wall.

All our prices include VAT. We quote electronic leak detection for each roof, as the method and time depend on the roof. We confirm the price for your roof before booking.

Local flat roofs in Winnall

A number of Hampshire villages keep thatched roofs on their older buildings. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Mixed in with those pitched roofs are a good many flat ones, over rear extensions, dormers, garages and shops. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so check with the council.

Take a building like Winnall Primary School: large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. The streets around a church such as Church of St John the Baptist are often among the oldest in a place, and if your home is one of the older ones nearby, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof. A roof leak in a hotel or guest house around Winnall means lost rooms as well as repairs, so it pays to find faults before guests do.

What we do, step by step

Every visit follows the same pattern: we hear what you’ve seen, inspect the roof from every safe viewpoint, photograph what we find and record our findings for the written report. Most visits take a length of time set by the membrane area and the build-up, and we’ll give you a guide when quoting. Some parts of a survey depend on the weather, so a visit to Winnall is booked with the forecast in mind: the parts that need calm, dry weather are planned around it.

  1. We agree the area to be tested.
  2. The surface is prepared for the chosen method.
  3. Testing runs across the agreed area.
  4. Each breach found is located and recorded.
  5. You receive the results to pass to your roofer.

How to prepare

  • Unlock side gates and any roof access doors
  • Buyers: confirm access with the estate agent or seller
  • Have any paperwork from past roof work to hand

Winnall questions

Do you cover smaller places like Winnall?

Yes. Winnall is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

Is my home in Winnall listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

What will the report tell me?

It sets out what we found, why it matters and what we recommend, with photographs throughout. Anything we couldn’t see safely is noted too, so you know exactly what was covered.

Do you test for asbestos?

No. We do not carry out asbestos surveys or testing. If we see materials that could contain asbestos, like cement roof sheets or soffits on buildings from before 2000, we flag them, and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Which method do you use?

The roof decides the method. You’ll know which method we plan to use before we start.

Do I have to be there for the survey?

Someone needs to let us in if we are looking inside or in the loft. Access is agreed with you when you book.

Will you go up on the roof?

Only if it’s safe. We inspect whatever is safely visible: from the ground, from windows, from inside the loft space, from the roof where it’s safe and by drone where applicable. The report says if anything couldn’t be seen.

Roof by roof

Green and ballasted roofs

Parts of the covering may have to come up. We explain what’s needed when we quote.

Inverted and paved roofs

On inverted roofs, insulation sits above the membrane, which affects testing.

What affects the cost of electronic leak detection

A few things affect what a survey costs:

  • Chimneys, valleys, parapets and other details
  • Whether thermal imaging or a drone is needed
  • House, block, shop or office
  • How many separate roofs there are, like extensions, dormers and garages

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before you book.

Helping us price your survey

There’s no need for technical words. It’s enough to let us know:

  • Anything about access we should know
  • The type of building and roof, such as pitched or flat
  • The property’s address and postcode
  • Any marks or damp showing indoors

If you’re buying, it helps to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply ring 07833 053749 or drop us an email whenever suits you.
