What we look for on each type of roof

Steep slate and tile slopes

Walking on fragile coverings can break them. The drone sees them without touching them.

Chimney stacks

The drone shows the outside of the stack, not a flue, gas or sweep inspection. If the flue needs a specialist, we’ll tell you.

Drone roof survey in Winnall: what you get

Drone roof survey starts from £400, including VAT. A drone inspection, where it applies, is also part of our Premium Survey, with a same-day report, structural analysis and an in-person consultation. There is a 12-month follow-up as well. If a drone won’t help on your roof, we will say so. Every drone survey comes with a written report and close-up photos. Common reasons to book are loose ridge and hip tiles and gaps where slates or tiles have gone, across large and complex roofs, fragile roofs and flat roofs on upper floors.

Even in a smaller place like Winnall, there may be airfields or restrictions nearby, so every drone flight starts with a check of the Drone Safety Map. Exposed sites can be windy, and a small drone cannot fly safely in strong wind, while thermal imaging also works best with little wind. Neighbours’ privacy is part of planning each flight, along with the airspace and the weather.

It isn’t only a list of defects. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

DIY checks: what’s safe

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where it applies.

Drones, thermal imaging and Winnall roofs

There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so check with the council. Thatch survives on some older buildings in Hampshire’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Steep or complicated roofs are frequently hard to see from ground level, which is where close-up aerial shots and thermal images help.

For hotels and guest houses around Winnall, a roof problem found early is far less disruptive than one found by a guest, so it’s worth knowing the roof’s condition. For site and facilities teams at buildings such as Winnall Primary School, thermal images can show where wet insulation sits under a big flat roof.

Landlord and commercial surveys in Winnall

Common questions in Winnall

Can you fly a drone over a roof in Winnall?

It depends on the exact address and the weather on the day. Every flight is checked against the Drone Safety Map first. The flight also waits for calm, dry weather.

Does a conservation area affect roof work in Winnall?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

I live in a flat. Can you survey the roof?

Yes. Shared roofs just need a little more planning. Tell us about it when you book and we’ll explain what’s needed.

How fast do I get the report?

It depends on the package: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. Reports are sent by email.

Is this a RICS survey?

No. Our survey looks at the roof, not the whole building. If you need a full building survey, you’ll need a RICS survey as well.

Do I have to be there for the survey?

That depends on the survey. For inside areas and the loft space, someone has to give us access, while outside access can be discussed when you book.

How long have you been surveying roofs?

Over 20 years and more than 5,000 surveys.

What we’re asked to look at in Winnall

The top of a stack is the most exposed part of many roofs. From the ground, you rarely see cracked flaunching or loose pots. Close-up drone photos show their condition.

Most people get in touch after spotting something like this:

  • Debris building up in hidden gutters
  • Vegetation in valleys and gutters
  • Slates or tiles shifted by high winds
  • Eroded pointing on a chimney stack

Take an older house close to Church of St John the Baptist: steep roofs, tall chimneys and hidden valleys can be hard to see from the ground, and that’s where a view from above or with a thermal imager helps.

What a good roof survey covers

What affects the price in Winnall

All our prices include VAT. What changes the price is:

  • Building height and the viewpoints available
  • The shape of the roof and its details
  • Whether it is a home or a commercial building
  • How many separate roofs there are, such as extensions, dormers and garages

Prices start from £400, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we’ll tell you which fits.

What to let us know when you contact us

Here’s what helps us most when you get in touch:

  • What’s prompted the survey
  • Where the property is, with the postcode
  • How the loft is reached, if there is one
  • Dates you are working to, such as exchange

You can call us seven days a week. For a price or to book, ring 07833 053749 or use the contact form.

How the survey works

Photographs are taken throughout the visit, so you can see in the report what we found and where. We take close-ups from wherever is safe. A typical visit takes an hour or two for most homes, with the pre-flight checks included, and longer for big commercial roofs. Parking around Winnall is usually easier than in a town centre, but mention lanes, gates or long drives. Low roofs on bungalows can frequently be seen well from ground level, and the loft shows the rest.

  1. You give us the address so we can check the airspace.
  2. If permission is needed, we ask for it ahead of the visit.
  3. We assess the wind, the weather and the surroundings before take-off.
  4. The drone captures close-up photos of the coverings, chimneys, valleys and gutters.
  5. Your report arrives by email, with close-up photos and recommendations.

Before we arrive

  • Gather any invoices or paperwork from past roof work
  • Make a note of anything you’d like us to look at
  • Keep pets in another room
