About our flat roof survey in Winnall

Each type of flat roof has its own weak points. Built-up felt tends to blister and crack, asphalt crazes and splits, EPDM can lift at its laps, and GRP can crack at board joints and edge trims. Single-ply PVC and TPO roofs are checked at their welds, edges and fixings. Once you know the covering and its condition, planning the next step is far easier. We are often asked to look into failed seals around rooflight kerbs and cracked or split membrane, on felt flat roofs, mastic asphalt and single-ply membranes.

Outbuildings, garden rooms and garages in places like Winnall frequently have flat roofs of their own. They’re rarely looked at until something gets wet. It is worth mentioning them as you book, so the visit can include them. Smaller roofs use the same coverings as bigger ones, from felt to rubber and GRP, and age in the same way.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Signs you need a flat roof survey in Winnall

A flat roof lies open to sun, rain and frost, and water drains off it slowly. Over the years, coverings harden, crack and start to come away at the edges. Most people book a survey after a leak, before buying, or when they think the roof is getting old.

It’s worth booking a survey if you’ve seen:

  • Upstands pulling away from walls
  • Blocked or damaged outlets
  • Leaks around rooflights
  • Ponding water that does not drain away

Take a building like Winnall Primary School: schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks.

Before booking any roof surveyor

  • Are they insured for the work?
  • Which limits apply to the survey
  • What the report includes, and whether it has photographs
  • Whether any drone flown is registered with the CAA

What’s in a roof survey

What we cannot see

Every survey has limits, and it’s better to know them up front. Bear these in mind:

  • A structural engineer’s assessment of the deck
  • Parts of the roof that aren’t safe to walk on or view
  • A fixed date for when the roof will need replacing

If in doubt, call 07833 053749 or use the contact form and we’ll recommend the right survey before you book. The full list of what we check.

What this survey covers

  • GRP fibreglass
  • Single-ply membranes
  • Upstands and outlets
  • Felt flat roofs
  • Mastic asphalt
  • EPDM rubber

How the survey works

A survey visit follows a simple order: we hear what you’ve seen, look at the roof from every safe viewpoint, take photos as we go and record our findings for the written report. It normally takes roughly 1–2 hours at a typical home, with bigger or more complicated roofs taking longer. Parking around Winnall is usually easier than in a town centre, but mention lanes, gates or long drives. On bungalows and lower roofs, much can be seen from ground level, with the loft showing the underside, while taller roofs may need other vantage points or the drone where it applies.

  1. First you give us the address, what the roof covers and any leaks you’ve noticed.
  2. We view the roof from ground level, from windows and from the roof where it is safe to do so.
  3. The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
  4. Inside, we look for damp and staining under the roof where there is access.
  5. We send a written report with photos, the defects we found and what we recommend.

Preparing for the visit

  • Keep pets in another room
  • If the roof is shared, arrange access with whoever manages the building
  • Mention any parking restrictions on your street

Practical tips

Some practical points come up on survey after survey. They apply to most roofs:

  • Book a survey every few years
  • Keep outlets clear of leaves and moss
  • File the paperwork for the roof and any repairs
  • Treat rooflights and old sheeting as fragile

Once we have been, the findings are written up with photos. It covers the type of covering, its condition and each defect, with our recommendations. Basic reports arrive within 48 hours, Standard reports in 24 to 48 hours and Premium reports the same day.

After heavy rain, look at the roof from an upstairs window if you can. If water is still there a day or two later, have it checked.

For landlords and managing agents

Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out with the most urgent first where relevant.

Businesses and commercial landlords can book us too. Bigger roofs take more time, so they’re priced to suit.

Local flat roofs in Winnall

There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so check with the council. Some Hampshire villages still have thatched roofs. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Mixed in with those pitched roofs are lots of flat ones, over rear extensions, dormers, garages and shops.

If you let a flat or house near Winchester station, the flat roof over a let home is worth a look before it becomes a tenant complaint. Take an older house close to Church of St John the Baptist: later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear.
