An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. We agree a time with the tenant beforehand.

Flat roof survey in Morestead: what you get

Many commercial buildings and blocks of flats have big flat roofs. On a roof like this, a survey shows where the covering is wearing, where water is ponding and which outlets need attention. The photographed record helps you plan and budget for work. We quote commercial roofs on their size and how they’re reached, so it helps if you call 07833 053749 or send us an email with the address and a rough idea of the roof area. If you’re worried about raised blisters across the surface and cracked or split membrane, we can find out what’s behind it, on upstands and outlets, single-ply membranes and felt flat roofs alike.

Older buildings in small places like Morestead may be listed or in a conservation area, which can shape what a new flat roof may look like. If you are planning work, check with the council first. Finding out what state the roof is in gives you the facts to plan with. Changes that affect a listed building’s special interest need listed building consent.

How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Tips from our surveys

Nothing here needs a ladder. Our suggestions:

  • Note where water lies after a downpour
  • Treat rooflights and old sheeting as fragile
  • Note any new marks on ceilings beneath the roof
  • Keep records of when the roof was laid and what work has been done

You can use the report to ask roofers to quote for the same work. With each roofer working from the same list, comparing quotes is simpler. It is your choice who carries out the work and when.

Keep outlets, gutters and hoppers clear, particularly after the leaves fall. Water that can drain away does far less harm than water that sits.

Different roofs, different checks

Single-ply membranes

On single-ply roofs, the welds between sheets are the key detail. We check seams, corners and the joints around outlets and upstands.

Mastic asphalt

Older asphalt can become brittle and crack as the roof moves. The report shows where it’s cracking and how far it seems to extend.

How it works

We don’t take risks to get a closer look. Everything that can safely be seen is inspected, and anything we can’t see is noted in the report. Most visits take between one and two hours for a small flat roof at home, and longer for a large commercial one. Cottages and farmhouses around Morestead often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely, and anything we cannot see is noted.

  1. You send us the address and, for commercial roofs, an idea of the roof’s size.
  2. Inside, we look for signs of water under the roof where we can reach.
  3. We view the roof from safe positions and never walk on fragile surfaces.
  4. Each defect is photographed and its likely cause noted.
  5. The report explains the condition and recommends what to do first.

Preparing for the visit

  • Have keys ready for side gates, garages or roof access doors
  • If you’re buying, check with the agent that we can get in
  • Let us know about any leaks, stains or damp patches you know of

Getting a price

Photos help, if you have them. Take them safely from the ground or a window, and please do not climb up for a closer look. To send them or to book, call 07833 053749 or use the contact form.

What a flat roof survey looks like in Morestead

Before planning roof work on an older home, find out whether it is listed or in a conservation area. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area. Some Hampshire villages still have thatched roofs. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Next to the main roofs there is typically a flat roof somewhere, whether on an extension, a garage or a commercial unit.

For an older house near a landmark such as Morestead Church, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof. If you own a rental within reach of Shawford station, the flat roof over a let home is worth a look before it becomes a tenant complaint.

Your questions about flat roof surveys in Morestead

Is my home in Morestead listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Is Morestead within the area you cover?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Can you survey a shared roof?

Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we are allowed to reach.

How quickly is the report sent?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed, ready to forward.

Do you use drones?

Where it’s applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

How do I book a survey in Morestead?

To book, phone 07833 053749 or email us with the address, the type of property and what’s prompted the survey. We will confirm the price and find a day that suits.

How long have you been surveying roofs?

We have been surveying roofs for over 20 years and have completed over 5,000 surveys.

What we cannot see

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • The condition of the deck or insulation hidden under the covering
  • Asbestos testing, which needs a specialist asbestos surveyor
  • Structural calculations, which need a structural engineer

Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we will tell you. The full list of what we check.

What we look at

  • EPDM rubber
  • Mastic asphalt
  • Upstands and outlets
  • Felt flat roofs
  • GRP fibreglass
  • Single-ply membranes

Can I check my roof myself?

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
