About our chimney survey in Morestead
Each stack is looked at from the safest viewpoints available: the ground, nearby windows and higher points, and the loft space where it is safe. A drone inspection is part of our Premium Survey where applicable. If we cannot see part of the stack, the report makes that clear. Each defect is recorded with a photo and a plain description. We survey flaunching, chimney breasts and lead flashings, and the problems we are asked to look at most are flaunching that has broken away and pots or cowls that look unsafe.
In a small place like Morestead, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.
It is not only a list of defects. It explains what we found, why it matters and what we recommend.

Common questions in Morestead
Is my home in Morestead listed or in a conservation area?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
Can a landlord with a rental near Shawford station book a roof survey?
Yes, landlords and letting agents book with us as well as owners. You can phone 07833 053749 or email us with the address and some details, including who will give access on the day.
Do I have to be there for the survey?
Not necessarily. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.
What will the report tell me?
It explains what we saw, what it means and what we’d suggest, backed by photos. It also says if any part of the roof couldn’t be seen safely, so you know exactly what was covered.
Is it a problem to have an unused chimney?
A redundant chimney needs looking after like any other. If it is capped without ventilation, damp can build up inside. We check how it is capped and its condition, so you can decide with a builder what to do.
Do you climb onto every roof?
Not unless it’s safe. Safe viewpoints, the loft space and a drone where applicable cover most of what’s needed.
Can you survey a shared roof?
Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we are allowed to reach.
For landlords and managing agents
If you own several properties, you can book surveys for several addresses. To discuss a number of properties, phone 07833 053749 or send us an email with the addresses.
Landlords and agents in Morestead book surveys as well as homeowners. The report gives you a dated record of the chimney stack, with photographs, useful for planning maintenance.
Leave it or get it looked at?
If you’re thinking of removing or reducing a stack, it helps to know its condition first. In a conservation area or on a listed building, changes may need permission from the council, so check with them first. Older and listed buildings around Morestead may need consent and matching materials for repairs, so leaving a defect until it’s urgent leaves less time to plan.
What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how safely it can be seen. Prices start from £150, including VAT.

What we do, step by step
You don’t need to do much on the day. Show us any stains, drips or problem areas you know about, and we’ll get on with the inspection. The survey itself takes between one and two hours at most homes, and more on a big or complicated roof. Around Morestead, older homes can have small or awkward roof spaces, so it’s useful to know whether there’s a loft hatch and how easy it is to reach. We only go where it is safe.
- First you let us know about the chimneys, any damp on the chimney breasts and any worries.
- The stacks are looked at from the ground, from windows and from other safe vantage points.
- We check and photograph the pots, cowls, flaunching, pointing and flashings.
- Where there is safe access, we look at the stack in the loft and the chimney breasts for damp.
- We send a written report with photos, the defects found and what we recommend.
Getting ready for the survey
- Move anything stored under the loft hatch
- Keep pets inside or away from the areas we are looking at
- If you are buying, check with the agent that we can get in

Advice
Morestead homes and their roofs
A number of Hampshire villages keep thatched roofs on their older buildings. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Whichever you have, the details that tend to fail before the covering itself get the closest look. Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there.
If you let a flat or house near Shawford station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. The streets around a church such as Morestead Church are often among the oldest in a place, and if your house is among the older ones nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look.

What we look for on each type of roof
Rendered stacks
A rendered stack can mask problems in the bricks below. We look for cracks, hollow areas and staining.
Chimney breasts and the loft
Damp patches on chimney breasts frequently point to a problem above. We look at them and at the stack in the loft where there is safe access.

Can I check my roof myself?
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we look at the roof.
Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight.
Honest limits
Every survey has limits, and we’d rather be clear about that before booking. Keep these in mind:
- Structural calculations for a leaning stack
- Whether a gas appliance or its flue is safe
- Flue inspections or sweeping
