Roof leak investigations in Morestead

About our roof leak investigation in Morestead

On a flat roof, water can travel a long way under the covering. Splits, blisters, failed laps, worn upstands and blocked outlets are common causes. Ponding water makes any weakness worse. We check both the covering and the room underneath. Leaks under flat extension, garage and dormer roofs are common. An ageing felt roof is a frequent culprit. Typical surveys look at water coming in around a roof light or dormer and leaks that appear only in driving rain, across the roof space, chimney stacks and flat roof details.

In a village or hamlet like Morestead, older cottages and farmhouses frequently have roofs that have been patched over many years. That makes it hard to tell new damage from old wear, and the difference matters, especially to an insurer. The report says what was seen and what it points to. Older walls and timbers hold water for a long time, so it is worth finding the cause soon.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Landlords, agents and block managers in Morestead

If the property is let, the agent or a tenant can let us in. We survey on any day of the week, which can make access easier.

With a portfolio of properties, you can book surveys for several addresses. To arrange surveys for several addresses, phone 07833 053749 or use the contact form with the addresses.

What we do, step by step

The visit has one job: to look at the leaking roof as closely as is safe and record what we find. Notes and photographs go into the written report. The visit normally takes about one to two hours at a typical home, with bigger or more complicated roofs taking longer. For a village or hamlet like Morestead, the journey is planned ahead of time: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it is safe.

  1. We help you choose the package that suits the leak.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. The investigation works from the stain back to the roof.
  4. Moisture detection and thermal imaging are used where your package includes them and they help.
  5. The report explains the likely entry point and what needs attention.

How we price roof leak investigations

When we price a survey, we consider:

  • Which survey package you book
  • The height of the building and how the roof can be seen safely
  • Chimneys, valleys, parapets and other details
  • The roof’s overall size

Every price we give includes VAT, and the report isn’t charged as an extra. Prices start from £150, including VAT. Size, height and access decide where your roof falls.

Getting in touch

If you can, have these to hand when you contact us:

  • Pictures of the roof from a safe spot, if you have them
  • The style of property, from a terrace to a block
  • Why you want a survey: buying, a leak, a storm or new work
  • Any deadline, such as an exchange date

If you are buying, it helps to book soon after your offer is accepted, so there’s time to use the report before exchange. For any other survey, just call 07833 053749 or use the contact form when you’re ready.

What you can safely check yourself

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

A DIY look is useful, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

Morestead roofs and the weather

There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so the council is the place to ask. Thatch survives on some older buildings in Hampshire’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Each of these roof types has its own typical places for water to get in.

If you own a rental within reach of Shawford station, finding the cause of a leak fast keeps a tenant’s home dry and the work focused. For an older house near a landmark like Morestead Church, lead flashings, valleys and old chimneys are typical places for water to get in.

Morestead: your questions answered

How do I find out if my home in Morestead is listed?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

Will you come out to Morestead?

Yes, we do. We survey roofs across London and South East England, from towns to the smallest villages. The journey is planned ahead, so it’s useful to know about access.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

Can you survey a shared roof?

Yes. A shared roof needs access agreed first. Mention it when you contact us and we’ll explain what’s needed.

Will you walk on the roof?

Not unless it’s safe. Safe viewpoints, the loft space and a drone where applicable cover most of what’s needed, and the report notes anything we couldn’t see.

Which days do you carry out surveys?

Visits run seven days a week in the daytime, which suits people who work during the week. Let us know your preferred days when booking.

Is this an asbestos survey?

No. Asbestos surveys and testing aren’t part of what we do. If we see materials that could contain asbestos, like cement roof sheets or soffits on buildings from before 2000, we flag them, and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Roof by roof

Valleys

Debris in a valley slows the water and pushes it sideways. During a downpour, water can back up under the coverings.

Parapet and box gutters

Linings, joints and outlets are inspected wherever it is safe, and look for signs of past overflowing.

Why it’s worth a survey now in Morestead

A leak near lights or wiring needs attention quickly. Keep away from any fitting that water is reaching. Finding where the water is getting in should follow right away. Around Morestead, older homes often have old roof timbers, and water through a failed covering can rot timber if it’s left.

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, from £400 including VAT. We’ll tell you which package suits the questions you have.
