What a roof leak investigation does not cover

Some things cannot be seen without opening up the roof, and that sets some limits:

  • An intermittent leak that shows no trace on the day
  • The repair itself (the investigation finds and reports the cause)
  • What’s under the covering or behind the plaster

Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we’ll tell you. What a survey covers and doesn’t.

Roof leak investigation in Baybridge

Leaks tend to begin where one part of a roof meets another. Flashings at chimneys and walls, valleys, gutters, parapets and flat roof upstands and outlets are the usual suspects. Each of these is checked in turn and follow the evidence. Every chimney, dormer and roof light adds more joints to check. Each one is looked at from wherever it is safe to see it. Common reasons to book are water coming in around a roof light or dormer and damp on a chimney breast, across lead flashings, rooflights and dormers and the roof space.

Many homes in small places like Baybridge face open ground, so storms hit ridges, verges and chimneys hard. Damp in old stone, brick or timber walls is slow to dry out, which makes finding the cause quickly worthwhile. A written record also helps if you need to explain it to anyone else.

After the visit, you get a photo-illustrated written report, emailed to you. It explains the condition of the leaking roof, the defects we found and what we recommend.

DIY checks: what’s safe

Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when booking, as it helps us focus the survey.

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

What we look for on each type of roof

Parapet and box gutters

Hidden gutters run behind parapets or between roofs. A blocked outlet sends water over the lining and into the building.

Slate and tile slopes

Ridge and hip tiles can loosen as their mortar cracks. Water then gets in along the top of the roof.

What happens on the day

Photographs are taken throughout the visit, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available, including by drone where it is applicable and the weather allows. A typical visit takes about 1–2 hours for a house, though large, tall or awkward roofs take more time. Cottages and farmhouses around Baybridge often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely, and anything we cannot see is noted.

  1. We help you choose the package that suits the leak.
  2. We agree a date, including weekends.
  3. The investigation works from the stain back to the roof.
  4. Where it’s useful and included, we take moisture readings and use thermal imaging.
  5. You get photos, the likely cause and clear recommendations.

Roof leak investigations around Baybridge

Thatch survives on some older buildings in Hampshire’s villages. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Where water gets in depends a good deal on what the roof is made of and how it is detailed. Before planning roof work on an older home, find out whether it is listed or in a conservation area. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas.

Landlords with a home close to Shawford station may find that finding the cause of a leak fast keeps a tenant’s home dry and the work focused. If you live in an older home near Church of St Andrew, leaks on older roofs often start at lead flashings, valleys or around old chimney stacks. Anyone responsible for a site like Owslebury Primary School will know that water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot.

FAQs for Baybridge

Is Baybridge within the area you cover?

Yes, we do. We work right across London and South East England, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Do you cover Baybridge?

We do. The survey and report are the same in Baybridge as anywhere else.

Will you photograph what you find?

Yes. Photographs are part of every report, so you can see exactly what each finding refers to.

Why is not the leak directly above the stain?

Because water travels. It runs along rafters, battens or underlay before it drips, so the stain may be some distance from where it gets in. We follow the route back instead of guessing.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and sampling aren’t something we do. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.

Can you always find the source?

Not every leak can be pinned down in a single visit. Most leave clues we can follow, but intermittent leaks that need particular weather can be harder. We report what we found and the likeliest sources.

How do I arrange a roof leak investigation in Baybridge?

Simply ring 07833 053749 or email us. After a few questions, we confirm the price and fix a day, weekday or weekend.

What happens if roof problems are left?

Damp in a ceiling or loft can lead to mould. Once mould takes hold, it is harder to clear. Finding the leak comes first. For an older or listed building in a place like Baybridge, repairs may need matching materials and consent, so leaving a defect until it’s urgent leaves less time to plan.

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. Size, height and access can affect the price too.
