How a drone roof survey works in Baybridge

From the air, the outer surfaces are clear, but it can’t see inside. Where there’s safe access, we look in the loft space too, since that is where leaks and condensation often show first. Together, the two give a fuller picture. The report sets out what the drone showed and what we found inside. If there is no safe loft access, the report says so. If you’ve noticed slates or tiles shifted by high winds and plant growth and moss on the roof, we can find out what’s behind it, on chimney stacks, valleys and parapet gutters and fragile roofs alike.

In a village or hamlet like Baybridge, roofs can be steep, old and hard to see from the lane. A drone and a thermal camera each give a view you can’t get from the ground. Weather and airspace are checked ahead of the visit. Older roofs with steep slopes and tall chimneys are where the extra view helps most.

If any part of the roof couldn’t be seen safely, we say so in the report. You’ll know exactly what was inspected and what wasn’t, and what we’d suggest next.

Why act early in Baybridge

Photographing a roof from the air does not touch it. Nothing is cracked or dislodged by footsteps, so the survey doesn’t create new problems. Older and listed buildings around Baybridge may need consent and matching materials for repairs, so leaving a defect until it’s urgent leaves less time to plan.

Prices start from £400, including VAT. What you pay depends on how big and how high the roof is, how it can be seen safely and which survey you book.

Why us?

  • An independent view of the roof
  • CAA-registered drone operator (Flyer ID and Operator ID)
  • Packages from £150, including VAT
  • Over 20 years’ experience

For landlords and managing agents

If you own several properties, surveys can be booked for more than one address. To discuss a number of properties, call 07833 053749 or email us with the addresses.

We survey roofs for landlords and agents as well as householders. A photo-illustrated written report gives you a clear record of the roof, useful for planning maintenance.

What affects the price in Baybridge

Prices vary from roof to roof, for these reasons:

  • Roof area
  • Building height and the viewpoints available
  • The type of building, from a house to a block or an office
  • Whether you choose the Basic, Standard or Premium Survey

Prices start from £400, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included.

What we need to know

You don’t need to know any roofing terms. It’s enough to let us know:

  • The style of property, from a terrace to a block
  • Any marks or damp showing indoors
  • Your postcode, so we can check access and travel
  • Dates you are working to, like exchange

To book a survey, ring 07833 053749 or email us and let us know the address and what’s prompted the survey. You’ll know the price before anything is booked.

Different roofs, different checks

Valleys and parapet gutters

A butterfly roof drains to a central valley gutter. It is almost impossible to see from ground level, but a drone shows it clearly.

Flat roofs on tall buildings

Flat roof coverings wear out at different rates. Photos show how the covering is wearing.

Airspace, weather and Baybridge roofs

We fly a sub-250g drone and are a CAA-registered drone operator (Flyer ID and Operator ID). Open category rules keep flights below 120 m (400 ft) and the drone within sight at all times. An older home may be listed, or stand in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent.

If you look after a building like Owslebury Primary School, a view from above covers a wide roof far faster than walking it. For an older house near a landmark such as Church of St Andrew, older roofs can be steep and hard to see from the street, which is where aerial photos and thermal images help.

When you need someone else

No survey can tell you everything, and it’s better to know them up front. Keep these in mind:

  • Whether the roof structure meets design loads
  • A flight where airspace permission is refused
  • Neighbouring roofs the owner hasn’t asked us to survey

If you are not sure which survey you need, call 07833 053749 or drop us an email and we will give you a straight answer. What a survey covers and does not.

What we check

  • Valleys and parapet gutters
  • Fragile roofs
  • Tall and steep roofs
  • Chimney stacks
  • Large and complex roofs
  • Flat roofs on upper floors

Common questions in Baybridge

Do you cover smaller places like Baybridge?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route when booking.

Does a conservation area affect roof work in Baybridge?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Are there drone restrictions in central London?

Parts of central London are restricted, including areas over Hyde Park, the City of London and the Isle of Dogs, and flights there need NATS permission. We check before every flight and seek permission where needed.

Can you fly a drone near an airport?

That depends on where the roof is. Flying inside a flight restriction zone needs permission from the airport or air traffic control. Book early if you think you may be affected.

When does the report arrive?

It depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. The report is emailed to you.

Can a drone see inside my loft?

No. The drone sees the roof from outside only. For the underside, we check the loft where it can be reached safely.

What happens after the survey?

We email you the written report with photos and recommendations. It’s yours to share with a seller, insurer, roofer or managing agent, whichever applies.

The survey, step by step

We do not take risks to get a closer look. We inspect whatever is safely visible, and if part of the roof can’t be seen, the report says so. Most visits take roughly 1–2 hours for most homes, with the pre-flight checks included, and longer for big commercial roofs. In a small place like Baybridge, access is usually the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. We confirm whether a drone suits your roof.
  2. A date is fixed, with a fallback in case the weather turns.
  3. Aerial photos are taken of your roof only, not the neighbours’.
  4. Where there’s safe access, we check the loft as well.
  5. You get photos, findings and clear recommendations.

How to prepare

  • Agree roof access with the managing agent if it is shared
  • If it is not your property yet, arrange access through the agent
  • Let us know about parking before the day
