Landlord roof surveys in Baybridge

Landlord roof surveys for homes and businesses in Baybridge

Some landlords book a survey when they buy a property to let, or after a tenant reports a leak. Others want a regular survey for a rolling maintenance plan. Whatever the reason, the report follows the same clear format, with photos and recommendations. Surveys are carried out on weekdays and at weekends, which can make access easier to arrange. If you’ve noticed parapets and upstands in poor repair and damaged pots and flaunching, we can find out what’s behind it, whatever the roof.

Village roofs frequently face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are frequently where weather gets in first.

Most points in the report come with a picture, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

What you can safely check yourself

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

What you can’t do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where applicable.

The survey, step by step

After the inspection, everything we found is written up as a report with photos, sent to you by email. On timing, it usually takes between one and two hours for a house, and longer for a block or a building with several roofs. Somewhere like Baybridge needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it’s safe.

  1. First, we confirm the scope and the purpose of the report.
  2. Access to flats and the loft space is arranged by you or your agent.
  3. Each roof is checked from safe vantage points and inside where possible.
  4. Every defect is photographed and its urgency noted where relevant.
  5. You get a written report to plan maintenance and budgets.

Preparing for the visit

  • Make sure pets are kept safely away
  • Have keys ready for side gates, garages or roof access doors
  • Gather any invoices or paperwork from past roof work

What a survey costs

What a survey costs depends on the time and equipment it needs. That comes down to:

  • If the survey needs thermal imaging or a drone
  • Building height and the viewpoints available
  • The roof’s overall size
  • Extensions, dormers and garages with roofs of their own

Thermal imaging and drone inspection (where applicable) come with the Premium Survey, which starts from £400, with VAT included. We will tell you which package suits the questions you have.

Getting in touch

We will usually ask about:

  • The type of building and roof, such as pitched or flat
  • What’s prompted the survey
  • Any photos you have, taken from the ground or a window
  • Any stains, drips or damp patches you’ve seen indoors

You can call us seven days a week. For a price or to book, phone 07833 053749 or drop us an email.

Useful tips for Baybridge property owners

Small things make a difference, both for the survey and for the roof itself. Our tips:

  • Keep past survey reports with the building’s records
  • Book gutter clearing at least once a year
  • Ask your managing agent about lease terms
  • Deal with urgent items first

If you need to share the findings with leaseholders or a board, the photos help. The report is written in plain language.

Regular roof checks beat waiting for a leak. Many landlords and agents survey their roofs on a rolling basis with gutters cleared every year.

Do you need a landlord roof survey in Baybridge?

Tenants and leaseholders rarely look at the roof. Slipped slates, cracked flashings and blocked gutters can sit unnoticed for years, particularly on taller buildings.

A survey can pick up problems such as:

  • Blocked gutters over flats
  • Leaks into upper flats
  • Splits and blisters in flat roof coverings
  • Loose ridge or hip tiles

Landlords with a home close to Shawford station may find that a dated record of the roof is useful when planning maintenance across a let.

Before booking anyone

  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • How much experience they have with roofs like yours
  • Will they check the loft as well as the outside?
  • Whether the price includes VAT

How the survey changes by roof type

Roof spaces and lofts

Underlay on older roofs can be felt, or missing. We note what we see from inside.

Pitched roofs on houses and blocks

Slate and tiled pitched roofs are common on let and shared buildings. Coverings, ridges, hips, valleys and flashings are inspected as far as can be seen safely.

What a landlord roof survey looks like in Baybridge

Some Hampshire villages still have thatched roofs. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first. England has around 10,000 conservation areas and about 500,000 listed buildings. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so the council is the place to ask.

The streets around a church such as Church of St Andrew are often among the oldest in a place, and if your house is among the older ones nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look. Anyone responsible for a site like Owslebury Primary School will know that a written record of a large roof helps plan work for the holidays rather than in term time.

Common questions in Baybridge

Will you come out to Baybridge?

Yes. Baybridge is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route when booking.

Can a landlord with a rental near Shawford station book a roof survey?

Of course. We just need to know who will give access, and we can send the report to you or your agent.

Do you climb onto every roof?

Only if it’s safe. We look at everything that can safely be seen: from ground level, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where applicable. Anything we can’t see is noted in the report.

Do you look in the roof space?

Where it’s relevant to the survey and there is safe access, yes. Please clear anything stored under the hatch.

How long have you been surveying roofs?

We have completed more than 5,000 surveys, across 20+ years of surveying roofs, and 98% of clients are satisfied.

Do I need to be at home?

Not necessarily. If we only need the outside, we can agree that in advance, but the loft and any rooms with damp need someone to let us in.

Can you inspect my roof with a drone?

Where it is applicable and safe, yes. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). It is included in the Drone Roof Survey and, where applicable, the Premium Survey.
