Independent landlord roof surveys in Temple Valley

Landlord roof survey in Temple Valley

Who pays for roof work on a block depends on the lease. We do not give legal advice on leases but we can give you an independent record of the roof’s condition. It helps owners and managers discuss the next steps from the same facts. You get photos and written recommendations, prioritised by urgency where relevant. We survey blocks of flats, rented houses and shared roofs, and the problems we’re asked to look at most are failed flashings at walls and chimneys and cracked or leaning shared chimneys.

Somewhere as small as Temple Valley, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. We report on whatever is safely visible, and thatch is a specialist material. On older roofs, it’s usually the chimneys and lead flashings that need work first.

How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Do you need a landlord roof survey in Temple Valley?

Landlords need to plan spending on a building. Without a recent survey, it’s hard to know what the roof needs and how soon.

These are some of the problems a survey can pick up:

  • Parapets and upstands in poor repair
  • Loose ridge or hip tiles
  • Cracked or leaning shared chimneys
  • Gaps where tiles or slates have slipped

If you own a rental within reach of Winchester station, a dated record of the roof is useful when planning maintenance across a let.

Before booking anyone

  • Is VAT included in the price?
  • Whether the loft is part of the inspection
  • Which viewpoints they use to see the roof
  • Their drone registration, if they fly one

What’s in a roof survey

Leave it or get it looked at?

Finding a roof defect early typically means a smaller, planned job. Left until it leaks, a roof can damage ceilings and tenants’ belongings, plus urgent call-outs. For an older or listed building in a place like Temple Valley, repairs may need matching materials and consent, so a defect found early gives time to plan the work properly.

Prices quoted always include VAT, and the report isn’t charged as an extra. Prices start from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

What a landlord roof survey looks like in Temple Valley

About 4.2 miles east lies Hinton Ampner House, a reminder of how long the area around Temple Valley has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area. Thatch survives on some older buildings in Hampshire’s villages. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Whatever the covering, it is frequently the fixings, flashings, valleys and gutters that give out first.

Questions from Temple Valley

Is my home in Temple Valley listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Will you come out to Temple Valley?

Yes, Temple Valley is covered. We work right across London and the South East, from towns to the smallest villages. Longer journeys are simply planned ahead of time.

How many surveys have you done?

Over 5,000 surveys so far, across 20+ years of surveying roofs.

How much time does the visit need?

Most visits to a house take about 1–2 hours and larger buildings take longer.

Do you carry professional indemnity insurance?

We’re covered by professional indemnity and public liability insurance.

Is this an asbestos survey?

No. Asbestos surveys and testing are not part of what we do. If we see materials that could contain asbestos, like cement roof sheets or soffits on buildings from before 2000, we flag them, and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Do you survey on Saturdays and Sundays?

We survey on any day from Monday to Sunday, during the day. Let us know your preferred days as you book.

What we do, step by step

Where it is relevant and can be reached safely, the roof space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey typically takes an hour or two for a single let house, with blocks of flats taking longer. In a hamlet or village like Temple Valley, a postcode does not always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. We agree the roofs to be surveyed and what you need the report for.
  2. Access to flats and the loft space is arranged by you or your agent.
  3. Each roof is looked at from safe vantage points and inside where possible.
  4. We photograph defects and note how urgent they look.
  5. A written condition report follows to help you plan.

Before the survey

  • Keep pets out of the way during the survey
  • Make sure we can get to the back of the property
  • Note where any stains or damp appear

Advice

How the survey changes by roof type

Gutters and downpipes

Overflowing gutters soak walls and can lead to damp in flats. Any problems are photographed.

Flat roofs on blocks and rear additions

Felt flat roofs often need replacing after around 15–20 years, so knowing roughly how old the roof is helps.

Should I look at the roof myself first?

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

A DIY look is useful, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
