Baybridge Chimney Survey
We carry out chimney surveys in Baybridge and the rest of Hampshire. We survey seven days a week.
- Unused flues sealed without airflow
- Damp patches on chimney breasts
- A chimney out of line
Can I check my roof myself?
You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.
Your own check is a good start, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.
Chimney survey in Baybridge: what you get
On terraced and semi-detached houses, a chimney stack is often shared with next door. We look at everything that’s safely in view and what the owner gives us access to. If a defect appears to be on the neighbour’s side, we note it and you can then discuss it with them. You get a written report with photos and our recommendations. Common reasons to book are gaps where the stack meets the roof and frost-damaged brickwork on the stack, on shared and party-wall stacks, chimney breasts and lead flashings.
In a small place like Baybridge, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.
Findings are set out part by part, from the coverings down to the gutters, with a note and a photo for each point. You will see the good as well as the bad.

Landlord and commercial surveys in Baybridge
Landlords and agents in Baybridge book surveys as well as householders. A report with photos gives you a clear record of the chimney stack, which helps you plan work between tenancies.
Letting agents often book on a landlord’s behalf. We agree a time with the tenant beforehand.
Baybridge: your questions answered
Will you come out to Baybridge?
Yes, Baybridge is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.
Does a conservation area affect roof work in Baybridge?
We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.
How experienced are you?
We have more than 20 years’ experience and have completed over 5,000 surveys across London and the South East.
Does this replace a RICS home survey?
No. Our survey looks at the roof, not the whole building. If you need a full building survey, you will need a RICS survey as well.
How long does the survey take?
It usually takes about one to two hours at a house, as part of a look at the roof around the stack. You’ll then get the report by email.
Do you use drones?
Where it’s applicable and safe, yes. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It is included in the Drone Roof Survey and, where applicable, the Premium Survey.
How can you see the top of the stack?
Each stack is viewed from the safest viewpoints: from the ground, windows and vantage points, and from the loft where there’s access. A drone inspection is included in our Premium Survey where applicable. We note anything we couldn’t see.
Do you need a chimney survey in Baybridge?
Some owners book because a chimney breast has been removed below and they want to know about the stack above. We note what’s visible in the loft space and outside, and the report recommends a structural engineer if support is a concern.
Here are some of the things we see often:
- Gaps in the mortar around the pots
- Damp on a chimney breast inside
- Pots or cowls that look unsafe
- A stack that appears to lean
If you look after a building such as Owslebury Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.
What to check before booking
- Their report turnaround times
- Whether the loft space is looked at, where there is one
- Whether they hold professional indemnity and public liability insurance
- How they’ll see the roof: from ground level, the loft, the roof or by drone
Useful tips for Baybridge property owners
Getting the most from a chimney survey starts before we arrive and carries on afterwards. Some tips:
- File photos of the stacks with your home records
- Leave close inspection to people with safe access
- Ask about consent before removing a chimney on an older property
- Have brackets on the chimney checked
After the visit, we write up the report with photographs of each stack. It covers the pots, flaunching, pointing, brickwork and flashings, and any damp we found inside. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.
Make sure redundant flues are capped with ventilation. Ventilation helps keep the stack dry.
Chimney surveys in Baybridge: local notes
A number of Hampshire villages keep thatched roofs on their older buildings. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Whichever you have, the details that tend to fail before the covering itself get the closest look. An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there.
The streets around a church such as Church of St Andrew are often among the oldest in a place, and if your house is among the older ones nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look. If you own a rental within reach of Shawford station, a roof report helps you deal with small faults before they turn into a call from a tenant.

How it works
On the day, we start by asking what you’ve noticed and what you want to find out. We then inspect everything that can safely be seen. The survey normally takes about 1–2 hours for most houses, with bigger or more complicated roofs taking longer. In a hamlet or village like Baybridge, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.
- We start by noting which stacks are in use, shared or causing concern.
- The flashings and the roof around each chimney are inspected.
- The top of each stack is checked for cracked flaunching and loose pots.
- Any lean, spalling or worn pointing is recorded.
- You receive a written report setting out what needs attention first.
How to prepare
- If you’re buying, check with the agent that we can get in
- Dig out any old roof reports or invoices
- Unlock side gates and any roof access doors
