Chimney surveys for homes and businesses in Lane End
Damp on a chimney breast can have several causes. Water may be getting in at the top through cracked flaunching or an uncapped pot, through the brickwork, or at the flashings. Moisture trapped inside a stack with no ventilation can also cause damp. We look at each possibility and record what we find. You then know where to start. We are often asked to look into damp patches on chimney breasts and flaunching that has broken away, on shared and party-wall stacks, lead flashings and brick chimney stacks.
Older buildings in small places like Lane End may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is frequently expected.
After the visit, you get a photo-illustrated written report, emailed to you. It explains the condition of the chimney stack, the defects we found and what we recommend.

Checking the roof from ground level
The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where it applies.
A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.
What happens on the day
We don’t take risks to get a closer look. We inspect everything that’s safely in view, and anything we can’t see is noted in the report. Most visits take between one and two hours for most homes, a little longer where there are several stacks. Around Lane End, older homes can have small or awkward roof spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.
- We start with the details: how many stacks, whether any are shared and any signs of damp.
- Each chimney is viewed from wherever it can safely be seen.
- Every part we can see is checked: pots, cowls, flaunching, pointing, bricks and flashings.
- Inside, we look for damp on chimney breasts and in the loft where there’s safe access.
- The findings are written up with photographs and recommendations and emailed to you.

Advice
Lane End questions
Do you carry out roof surveys in Lane End?
Yes, Lane End is one of the places we work. Every survey there gets the same written report with photos.
Is my home in Lane End listed or in a conservation area?
We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
Can you inspect my roof with a drone?
Yes, where it’s applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.
Do you survey on Saturdays and Sundays?
Visits run seven days a week in the daytime. Let us know your preferred days as you book.
What insurance do you have?
We hold professional indemnity and public liability insurance, for every survey we carry out.
When does the report arrive?
That depends on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. The report is emailed to you.
How long is the visit?
It normally takes about one to two hours for most homes, a little longer where there are several stacks. We’ll confirm the timing when you book.
What we look for on each type of roof
Flaunching
We frequently find flaunching that has cracked or broken away. Caught early, it’s frequently a small job.
Chimney breasts and the loft
If a chimney breast has been removed below, we note what we can see of the support above. A structural engineer should confirm whether it’s adequate.
How we price chimney surveys
Every roof is different, so prices are confirmed before booking. This is what makes a difference:
- The type of building, from a house to a block or an office
- Chimneys, valleys, parapets and other details
- How many separate roofs there are, such as extensions, dormers and garages
- The height of the building and how the roof can safely be seen
Every price we give includes VAT. Our price is from £150, including VAT. You’ll know the price for your survey before you book.
Helping us price your survey
These details help when you contact us:
- Access details, such as a loft hatch or a shared roof
- Your timetable, like an exchange date
- Any photos you have, taken from ground level or a window
- Where the property is, with the postcode
We survey roofs seven days a week. To arrange a day that suits you, call 07833 053749 or drop us an email with the address and the days you’d prefer.
