Chimney survey in Ovington

Many terraced and semi-detached homes share their chimney stacks with a neighbour. We inspect the parts we can see safely and the parts the owner gives us access to. If a defect appears to be on the neighbour’s side, we note it, so you can talk to them. Everything is written up with photos and our recommendations. We survey lead flashings, chimney pots and cowls and flaunching, and the problems we are asked to look at most are gaps in the mortar around the pots and lifted or split lead flashings.

Somewhere as small as Ovington, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs frequently need the most attention.

The report is written in plain words, so it makes sense without any roofing background. Each point is backed by a photo where possible.

What you can safely check yourself

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

A DIY look is useful, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level.

Before and after the survey

Over many surveys, some simple habits stand out as worth the effort:

  • Keep track of stains on chimney breasts
  • Have the flue swept and checked if you use the fire
  • Make sure unused flues are capped with ventilation
  • Look at the chimneys with binoculars after a storm

If the report recommends a structural engineer, a sweep or a Gas Safe registered engineer, it will say why. It gives them a clear starting point.

Make sure redundant flues are capped with ventilation. Ventilation helps keep the stack dry.

Do you need a chimney survey in Ovington?

Where a chimney meets the roof, lead flashings keep water out. With age they can lift, split or come away from the joints. When flashings fail, water often shows up in the loft or on the chimney breast. Lead flashings can also be stolen.

We’re frequently asked to look at:

  • Redundant stacks capped without ventilation
  • Damaged chimney pots and cowls
  • Damp on a chimney breast inside
  • Gaps where the stack meets the roof

For site and facilities teams at buildings like Perins School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

What to check before booking

  • Will the report include photos?
  • Is VAT included in the price?
  • Which viewpoints they use to see the roof
  • Which limits apply to the survey

What’s in a roof survey

What happens if roof problems are left?

Loose pots and bricks on a stack are a safety concern. Finding them early means they can be dealt with before they come down by a suitable contractor. Around Ovington, older homes often have old roof timbers, where water from a failed roof can cause rot if it is left.

One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. Size, height and access can affect the price too.

How we price chimney surveys

Every roof is different, so prices are confirmed before you book. These are the things that affect it:

  • House, block, shop or office
  • The number of roofs, including extensions and garages
  • Basic, Standard or Premium
  • The roof’s overall size

The cost of a survey depends on the roof: its size, its height, how many sections it has and how safely it can be seen. Our price is from £150, including VAT.

What we need to know

Before you get in touch, it is useful to have:

  • Any stains, drips or damp patches you’ve seen indoors
  • The address and postcode of the property
  • What kind of property and roof it is
  • Anything about access we should know

To arrange a survey, phone 07833 053749 or drop us an email and let us know the address and what’s prompted the survey. You will know the price before anything is booked.

What happens on the day

We’ll ask a few questions first, about the roof’s history, any leaks and past repairs. The inspection then takes about 1–2 hours for most homes, a little longer where there are several stacks. In a hamlet or village like Ovington, a postcode doesn’t always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. We go through the chimneys, any damp and any work done on them.
  2. Each stack is inspected from safe positions outside.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. We look for damp on chimney breasts and in the roof space.
  5. The report, with photos and recommendations, is emailed to you.

Before we arrive

  • Show us where any leaks or stains appear
  • Keep pets inside or away from the areas we’re looking at
  • Have any questions written down, so nothing gets missed

Common questions in Ovington

Is Ovington within the area you cover?

Yes, we do. We work right across London and the South East, and smaller places are part of that. Longer journeys are simply planned ahead of time.

Is my home in Ovington listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Can you survey a chimney stack we share with next door?

Yes. Shared stacks are common on terraced and semi-detached houses. We record the stack as far as we can see it and flag anything on the neighbour’s side.

What does a chimney survey cover?

We check the pots, cowls, flaunching, pointing, brickwork and flashings. We also check chimney breasts and the stack in the loft space where we can reach. You get a written report with photos.

How soon will I get the report?

Report times are set by the package. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. If you have a deadline, such as an exchange date, tell us when booking.

Is a leaning chimney dangerous?

Have it checked rather than leaving it. Stacks can lean when mortar on one side breaks down. We record its condition with photos, and a structural engineer can confirm whether it’s stable.

Do you test for asbestos?

No. We do not sample or test for asbestos. Where a material might contain it, like old cement sheets on a building from before 2000, the report flags it.

Chimney surveys around Ovington

Some Hampshire villages still have thatched roofs. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. Knowing the covering helps explain which parts of a roof are likely to need work first. With Hinton Ampner House about 3.4 miles south-east, Ovington sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.

The streets around a church such as Church of St Peter are frequently among the oldest in a place, and if you own one of the older houses nearby, old fixings, lead flashings and tall chimneys are typical of older roofs.

Ovington is about 5 miles east of Hyde, in Hampshire. Surveys in Ovington work the same way as everywhere we cover: a careful inspection, photographs and a written report. Our area takes in places right across Hampshire, large and small. Our Southampton page covers surveys nearby.
