What we look for on each type of roof

Clay and concrete tiles

Interlocking tiles need to sit neatly in line. We note any that look out of place.

Flashings

Chimney flashings are a frequent source of leaks, so we look at them closely.

How new roof snagging works in Ovington

Our report records what we see, with photographs and clear descriptions. If there’s a disagreement about the work, it’s between you and your roofer or builder. What we provide is an independent record of the roof’s condition. We do not give repair cost estimates or decide who is at fault, but it does set out clearly what we found. If you are worried about vents that weren’t fitted or are covered and offcuts and broken tiles left behind, a survey will tell you what’s going on.

Some older homes in villages like Ovington are listed or sit in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. For a buyer or someone with a newly finished roof, it is worth knowing which applies. There are about 500,000 listed buildings and around 10,000 conservation areas in England.

It is not only a list of defects. It explains what we found, why it matters and what we recommend, so you can decide what to do next.

Buying a home or a new roof in Ovington

Thatch survives on some older buildings in Hampshire’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. For a purchase or a newly finished roof, the materials decide which details matter most. With Hinton Ampner House about 3.4 miles south-east, Ovington sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.

Common questions in Ovington

Is Ovington within the area you cover?

Yes. Ovington is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and South East England. Just mention lanes, gates or anything else about the route when booking.

Does a conservation area affect roof work in Ovington?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.

Is this an asbestos survey?

No. Asbestos surveys and sampling aren’t something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.

Do you survey roofs on blocks of flats?

Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we are allowed to reach, and the report makes that clear.

Can you inspect the roof on a new-build home?

Yes, the inspection works the same as for a re-roof. The report lists snags with photographs for you to pass to your builder.

How long have you been surveying roofs?

Over 20 years and more than 5,000 surveys, across London and South East England.

Does this replace a RICS home survey?

No. Our survey looks at the roof, not the whole building. If you need a full building survey, you will need a RICS survey as well.

How we price new roof snagging

A few things affect what a survey costs:

  • Extra roofs, like extensions, dormers or garages
  • Whether you choose the Basic, Standard or Premium Survey
  • Any need for thermal images or a drone flight
  • The height of the building and how the roof can be seen safely

Our price is from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, including VAT.

Booking your survey

A little information up front helps. It helps to include:

  • Any deadline, such as an exchange date
  • Where water is showing inside, if it is
  • The property’s address and postcode
  • What kind of property and roof it is

Most bookings start with a short call: phone 07833 053749 or use the contact form. You will have a price before anything is arranged.

Before and after the survey

A survey works best with a little help from you, before and after. Tips:

  • Keep the contract and invoices together
  • Check before your warranty period ends
  • Watch for gutters overflowing in rain
  • Raise snags in writing with your roofer

Once the work is finished, check the ceilings and loft after the next downpour. If anything shows, tell your roofer straight away.

Note the end date of any defects or warranty period. Arrange an inspection in good time so there is time to raise anything.

When you need someone else

Before you book, it’s worth knowing what a survey will not do:

  • What’s under the new coverings
  • Details hidden from sight
  • Estimates of what fixes will cost

Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we will tell you. The full list of what we check.

Roof types and parts we check

  • New-build homes
  • Flashings and valleys
  • New flat roofs
  • Ridges and verges
  • Replacement roofs
  • Loft conversions and dormers

The survey, step by step

Time on site depends on the size and shape of the roof; as a rough guide, the survey takes about 1–2 hours on an ordinary house, or half a day or so for a commercial building. If you have questions on the day, just ask. Older rural homes like those around Ovington can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely, and anything we cannot see is noted.

  1. We agree what to focus on, such as a payment date or a warranty period ending.
  2. The roof is inspected from ground level, vantage points and the roof where safe.
  3. Each detail at ridges, verges, valleys and flashings is looked at.
  4. Debris and damage to other parts are recorded.
  5. We send a written report you can pass on.

Getting ready for the survey

  • Mention any parking restrictions on your street
  • Check pets are kept safely away
  • Have any questions written down, so nothing gets missed

What we are asked to look at in Ovington

Even good roofers can leave snags at the end of a job. Details at ridges, verges and flashings are easy to rush, especially when the weather is against them.

We are often asked to look at:

  • Verge tiles or slates not secured
  • Missing or blocked roof ventilation
  • Offcuts and broken tiles left behind
  • Loose flashings at walls or chimneys

If you live in an older home near Church of St Peter, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.
