Pre-purchase roof survey in Baybridge: what you get

A RICS Level 2 or Level 3 survey covers the whole building, so the roof is one item among many. Our survey isn’t a RICS survey, and it doesn’t replace one. What it adds is a closer look at the roof alone, with photos and written recommendations you can act on. The two sit side by side if you want the fullest picture. We survey clay and concrete tiles, chimney stacks and gutters and downpipes, and the problems we’re asked to look at most are chimney mortar that has eroded and gutters choked with leaves and moss.

Being in a small place like Baybridge makes no difference to the inspection itself: it just means planning the journey and access beforehand. Mention any outbuildings, barns or garages with roofs you’d like looked at as you book. Buyers and owners of new roofs get the same approach as anywhere. Visits can be booked on weekdays, Saturdays and Sundays.

If any part of the roof couldn’t be seen safely, we say so in the report. That way, it is clear what was covered and what wasn’t.

Landlord and commercial surveys in Baybridge

We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Larger roofs take longer, so they’re priced to suit.

Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on.

The survey, step by step

Every visit follows the same pattern: we hear what you’ve seen, look at the roof from every safe viewpoint, take photos as we go and make notes for the report. Most visits take between one and two hours for a house, and longer for a large or complex roof. Older roofs in small places like Baybridge can have low, tight loft spaces, so tell us about the loft hatch and any ladder. We only go where it’s safe.

  1. Once your offer is accepted, you tell us the address and when you hope to exchange.
  2. Access to the house and the roof space is agreed beforehand.
  3. We start outside, looking at the roof from the ground and from vantage points.
  4. We then look from upstairs windows and inside the loft where it is safe.
  5. The report is emailed with photos and recommendations, ready to use before exchange.

Before we arrive

Advice

What a survey costs

We confirm the price for the job before you book. These are the things that affect it:

  • If the survey needs thermal imaging or a drone
  • The shape of the roof and its details
  • The height of the building and how the roof can be seen safely
  • The roof’s overall size

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. The roof’s size, height and access matter as well.

What to tell us when you contact us

Getting the details right at the start saves time. Please include:

  • Any deadline, like an exchange date
  • The style of property, from a terrace to a block
  • What made you get in touch
  • Pictures of the roof from a safe spot, if you have them

Not sure which survey you need? It’s easiest to phone 07833 053749 or use the contact form and describe the roof and why you want it surveyed. We’ll talk you through the options and what they cost.

Pre-purchase roof surveys in Baybridge: local notes

England has around 10,000 conservation areas and about 500,000 listed buildings. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so check with the council. Thatch survives on some older buildings in Hampshire’s villages. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. For a purchase or a newly finished roof, the materials decide which details matter most.

If you live in an older home near Church of St Andrew, the roof may have had decades of patch repairs, and the survey shows where they are. For landlords with property near Shawford station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

How the survey changes by roof type

Chimney stacks

Our chimney check is a visual one, not a flue, gas or sweep inspection. We will say if the flue needs a specialist.

Gutters and parapets

Gutters, downpipes and outlets carry water away from walls. Leaking joints, sagging lengths and blockages are all noted.

Common questions in Baybridge

Does a conservation area affect roof work in Baybridge?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Do you carry out roof surveys in Baybridge?

Yes. We cover the whole of London and South East England, and Baybridge is part of that. Just ring 07833 053749 or email us and let us know about the property.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and testing are not part of what we do. We flag materials that could contain asbestos, like cement sheets or soffits on pre-2000 buildings and suggest a specialist asbestos surveyor checks them before any work.

How experienced are you?

We have been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and South East England.

Do you inspect the roof from on top?

Only where it is safe to do so. Much of the inspection is done from ground level, from windows and from the loft space. On Premium, a drone is used where applicable.

When is the best time to have the roof checked when buying?

Book as soon as your offer is agreed. The report is most useful before exchange, because after that the roof is yours to deal with.

How quickly will I get the report?

That depends on which survey you choose: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. Let us know your timetable when booking.

When you need someone else

Before you book, it’s worth knowing what a survey will not do:

  • Anything beyond the roof, which a full home survey covers
  • Faults hidden behind ceilings, boards or coverings
  • Structural calculations (that’s a structural engineer’s job)

Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we will tell you. The full list of what we check.

What we look at

  • Natural slate
  • Clay and concrete tiles
  • Chimney stacks
  • The roof space
  • Lead flashings and valleys
  • Gutters and downpipes
  • Flat-roofed extensions and dormers

Before and after the survey

Some practical points come up on survey after survey. They’re worth knowing whatever the roof:

  • Book once your offer is accepted
  • Mention any deadline when you contact us
  • Give your solicitor a copy of the report
  • Ask the agent to make sure the loft hatch can be opened

The report gives any roofer you ask to quote a clear brief. They’ll see exactly what we found, and where, which makes quotes easier to compare.

Every so frequently, check the loft with a torch, keeping to boarded areas. Damp patches, daylight through the roof or water stains on timbers are worth noting. Photos help if you later need a roofer or another survey.
