Flat roof survey in Owslebury
A flat roof does not shed water the way a pitched roof does. Because rain sits on it for longer, a small split, an open seam or a blocked outlet matters more. We check the surface, the falls, the upstands and the edge trims, and we look for signs that water has reached the deck. That way, defects are found before they reach the room below. We survey EPDM rubber, felt flat roofs and single-ply membranes, and the problems we’re asked to look at most are splits, cracks and crazing and failed seals around rooflight kerbs.
Flat roofs on exposed homes in small places like Owslebury take more wind and rain, so edges, upstands and laps take a beating. Older felt roofs, often around 15–20 years in life, show it first. Rubber and GRP last longer, though trims and joints still need a look. On an exposed roof, the edges tend to go first.
What you get is a clear record of the flat roof on the day we saw it. That makes it useful now and a handy reference later, for instance when you want to check whether anything has changed.

Do you need a flat roof survey in Owslebury?
The details are often where a flat roof lets go first. Upstands, edge trims, outlets and the kerbs around rooflights move and weather differently from the rest of the roof. If they were rushed when the roof was laid, they’re frequently the first things to fail.
People normally book a survey after spotting one of these:
- Cracked or split membrane
- Failed seals around rooflight kerbs
- Raised blisters across the surface
- Upstands pulling away from walls
For an older house near a landmark such as Church of St Andrew, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.
Choosing a roof surveyor
- Their report turnaround times
- Will they check the loft as well as the outside?
- What follow-up you get after the report
- Will the report include photos?

Honest limits
This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- A promise that the roof will not leak in future
- The condition of the deck or insulation hidden under the covering
- Testing older roof sheets for asbestos

Practical tips
Getting the most from a flat roof survey starts before we arrive and carries on afterwards. Some tips:
- Watch the ceilings below the flat roof for stains
- Keep people off the roof unless they need to be there
- Note where water lies after a downpour
- Have the roof looked at again after a severe storm
If you’re buying, the report gives you something specific to take back to the seller or agent. You might ask for work to be done before completion, or discuss the price, depending on the findings.
Keep outlets, gutters and hoppers clear, particularly after the leaves fall. Water that can drain away does far less harm than water that sits.
Flat roof surveys around Owslebury
Before planning roof work on an older home, find out whether it is listed or in a conservation area. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas. Thatch survives on some older buildings in Hampshire’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Next to the main roofs there’s typically a flat roof somewhere, whether on an extension, a garage or a commercial unit.
For landlords with property near Shawford station, flat roofs on let property tend to be checked only when they fail, which is the costly way round. Anyone responsible for a site like Owslebury Primary School will know that a large flat roof with a good many outlets and rooflights has many places where a membrane can fail.

Your questions about flat roof surveys in Owslebury
Do you cover Owslebury?
We do. The survey and report are the same in Owslebury as anywhere else.
Do you cover smaller places like Owslebury?
Yes, we do. We cover the whole of London and South East England, from towns to the smallest villages. The journey is planned ahead, so it’s useful to know about access.
How quickly is the report sent?
The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. All of them come by email, ready to forward.
Do you take photos of the roof?
Yes. The report includes photos of what we found.
Do you look for flat roof leaks?
We check the covering and every detail where leaks commonly start, and photograph anything that could be letting water in. Where the source is not obvious, a roof leak investigation or electronic leak detection may be the next step.
Does the survey cover asbestos?
Asbestos testing isn’t part of our survey. If we see materials that could contain it, such as cement sheets on a building from before 2000, we flag them so a specialist asbestos surveyor can check them.
Are you insured?
We hold professional indemnity and public liability insurance, for every survey we carry out.
What we do, step by step
We work from the outside in: outside views come first, then the roof space if there is safe access. In total, it takes an hour or two on an ordinary house, with bigger or more complicated roofs taking longer. Somewhere like Owslebury needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it is safe.
- We start with the details: the address, the roof’s use and any leaks or stains.
- The roof is inspected from safe viewpoints, and from the roof itself where that is safe.
- The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
- We check the rooms or spaces under the roof for staining where we can reach them.
- You get a written report with photos and our recommendations.
Getting ready for the survey
- Make sure the loft hatch can be reached
- Tell us about any leaks, stains or damp patches you know of
- If the roof is shared, arrange access with whoever manages the building

Advice
What affects the price in Owslebury
Prices always include VAT. What changes the price is:
- The height of the building and how the roof can safely be seen
- If the survey needs thermal imaging or a drone
- Extra roofs, like extensions, dormers or garages
- The package you choose: Basic, Standard or Premium
Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. You will know the figure before booking.
What we need to know
What helps most when you contact us:
- Your postcode, so we can check access and travel
- Your timetable, like an exchange date
- Pictures from the garden or a window, if you have them
- How the loft is reached, if there is one
We survey roofs on weekdays, Saturdays and Sundays. To find a date that works for you, phone 07833 053749 or drop us an email with the address and the days you’d prefer.
Roof by roof
Mastic asphalt
Without seams, asphalt tends to fail through cracking and at its skirtings. We record any crazing or splits and where water may be getting in.
EPDM rubber
EPDM is a synthetic rubber membrane, often laid in a single sheet on smaller roofs. The survey looks at laps, edge trims, corners and signs of puncture.
