Flat roof surveys for homes and businesses in Owslebury Bottom

Our Basic Survey, from £150, gives you a visual inspection with photos and written recommendations. For moisture detection and a structural check, the Standard Survey starts from £250. Moisture readings are useful on flat roofs, where water can spread under the covering before it shows inside. Bigger commercial roofs are priced on their size and access. We survey GRP fibreglass, upstands and outlets and EPDM rubber, and the problems we are asked to look at most are gaps at upstands and abutments and blistering in felt or asphalt.

Some older homes in villages like Owslebury Bottom are listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. If you are planning work, check with the council first. Knowing the roof’s condition is the starting point. Listed building consent is needed for changes that affect a listed building’s special interest.

After the visit, you get a written report with photos, emailed to you. It sets out the condition of the flat roof, any defects and our written recommendations.

What a flat roof survey doesn’t cover

No survey can tell you everything, and it’s better to know them up front. Keep these in mind:

  • A fixed date for when the roof will need replacing
  • A structural engineer’s assessment of the deck
  • Areas we cannot see or reach safely, including fragile rooflights and sheeting

If you are not sure which survey you need, call 07833 053749 or use the contact form and we’ll give you a straight answer. The full list of what we check.

What this survey covers

  • Upstands and outlets
  • Single-ply membranes
  • Mastic asphalt
  • EPDM rubber
  • Felt flat roofs
  • GRP fibreglass

Can I check my roof myself?

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Landlord and commercial surveys in Owslebury Bottom

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work.

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out with the most urgent first where relevant.

What a flat roof survey looks like in Owslebury Bottom

Thatch survives on some older buildings in Hampshire’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Next to the main roofs there is typically a flat roof somewhere, whether on an extension, a garage or a commercial unit. Listing and conservation areas can both shape what roof work is allowed on an older home. The council is the place to check, along with Historic England’s list.

If you look after a building like Owslebury Primary School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. If you let a flat or house near Shawford station, flat roofs on let property tend to be checked only when they fail, which is the costly way round. If you live in an older home near Church of St Andrew, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.

Common questions in Owslebury Bottom

Does a conservation area affect roof work in Owslebury Bottom?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.

Do you cover smaller places like Owslebury Bottom?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Is a flat roof survey the same as a building survey?

No. Our survey covers the flat roof only. It’s not a RICS Level 2 or 3 home survey or a structural engineer’s report. It often sits alongside a buyer’s building survey.

Will you fly a drone over my roof?

Where it’s applicable and safe, yes. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

Are you structural engineers?

No. Visible signs like deflection or sagging are recorded, but we do not provide calculations or an engineer’s opinion. If one is needed, the report says so.

How many surveys have you done?

We have completed more than 5,000 surveys, over more than 20 years.

Do you cover flat roofs on blocks of flats?

Yes. Offices, units, shops and blocks of flats are all part of our work. We quote bigger roofs on their size and how they’re reached, so please call 07833 053749 or email us with the details.

Useful tips for Owslebury Bottom property owners

Small things make a difference. Some pointers:

  • Note the date and type of any roof work
  • Book a survey every few years
  • Check ceilings under the roof for damp patches
  • Treat rooflights and old sheeting as fragile

Many people send the report to two or three roofers for quotes. Because everyone is pricing the same findings, the quotes are easier to compare. You stay in control of who does the work and when.

Clear leaves and silt from outlets and gutters, above all in autumn. Water that can drain away does far less harm than water that sits.

How it works

We check the roof from outside and, where it is relevant and there’s safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit typically takes roughly 1–2 hours at most homes, though large, tall or awkward roofs take more time. Rural addresses near Owslebury Bottom can be hard to find from a postcode alone, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. You tell us about the roof, its covering if you know it, and any leaks.
  2. The roof is inspected from safe viewpoints, and from the roof itself where that’s safe.
  3. We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
  4. We check the rooms or spaces under the roof for staining where we can reach them.
  5. We send a written report with photos, the defects we found and what we recommend.

Felt and built-up roofs

On felt, the upstands and edge details often fail before the main surface. Every upstand and edge is looked at, with photos of any that have lifted or cracked.

Mastic asphalt

Mastic asphalt is a heavy, seamless covering often found on older blocks, balconies and commercial roofs. We look for crazing, cracks, blisters and splits at the skirtings.
