Electronic Leak Detection in Bramshill
We take a careful look at the flat roof membrane at your property in Bramshill, with photographs and a written report.
- Repairs that haven’t stopped the leak
- Damp inside with no sign on the roof
- Leaks at pipes, outlets or fixings
Electronic leak detection in Bramshill
There are different ELD methods. Low-voltage methods normally need a wet roof surface and high-voltage methods need the membrane dry and exposed. Which one suits depends on the membrane and the layers of the roof and we explain which we will use. If neither method suits your roof, we’ll tell you before any testing starts. If you’re worried about a flat roof leak that can’t be traced and breaches around outlets and penetrations, a survey will tell you what’s going on, whatever the roof.
Somewhere as small as Bramshill, flat roofs tend to be on extensions, garages and converted outbuildings. They need the same care as any town roof: outlets, upstands, edges and the covering itself. The journey and access are planned beforehand. Garages and outbuildings are easy to forget, so mention any you want included when booking.
Nothing in the report is left vague: if work is needed, the report says so clearly.

Roof by roof
Bituminous membranes
Bitumen roofs can often be tested electronically though the layers below matter.
EPDM rubber roofs
Certain rubber membranes are conductive which can limit electronic testing. We will tell you if yours is not suitable.
Should I look at the roof myself first?
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where it applies.
A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
Common roof problems in Bramshill
A breach can be left during installation. ELD on a new roof can show holes before they cause leaks.
Problems we come across frequently include:
- Holes left by work on the roof
- Water coming in under a flat roof
- Gaps at membrane joints
- Breaches around outlets and penetrations
If your house is among the older ones in the streets near Mission Church, later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear.
Before you book any roof surveyor
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
- How long they’ve been surveying roofs
- What the report includes, and whether it has photos
- How long the report takes to arrive
When you need someone else
Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:
- Water entering through details rather than the membrane
- Some conductive membranes
- Fixing the holes we find
If in doubt, phone 07833 053749 or email us and we will point you to the right survey before booking. The full list of what we check.
What we look at
- Liquid-applied waterproofing
- Flat roof membranes
- Single-ply roofs
- Commercial flat roofs
- Green roofs
- Roof terraces and balconies
Bramshill: your questions answered
Is Bramshill within the area you cover?
We do. A small place gets exactly the same survey as a big one.
Does a conservation area affect roof work in Bramshill?
The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.
Will you fly a drone over my roof?
Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.
What’s in the report?
It explains what we saw, what it means and what we’d suggest, with photos throughout. Anything we couldn’t see safely is noted too, so you know exactly what was covered.
Do you carry out surveys on Saturdays and Sundays?
We survey seven days a week: weekdays, Saturdays and Sundays. Just tell us the days that suit you.
Can you survey a shared roof?
Yes. A shared roof needs access agreed first, with the freeholder or managing agent. Mention it when you get in touch and we’ll explain what’s needed.
Does this replace a RICS home survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.
Rented homes, blocks and businesses
Letting agents often book on a landlord’s behalf, with the report sent to whoever needs it. Access is agreed with the tenant ahead of time.
If you own several properties, surveys can be booked for more than one address. To discuss a number of properties, ring 07833 053749 or send us an email.
Local flat roofs in Bramshill
The wider area around Bramshill has a long history of building, with Stratfield Saye House about 2.8 miles west. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material. Thatch survives on some older buildings in Hampshire’s villages. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.
Landlords with a home close to Winchfield station may find that flat roofs on let property tend to be checked only when they fail, which is the costly way round.

The survey, step by step
Photos are taken throughout the visit, so the report shows exactly what we saw. We take close-ups from wherever is safe, including by drone where it is applicable and the weather allows. Most surveys take a length of time set by the roof’s area and construction, which we’ll explain when we quote. Rural addresses near Bramshill can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.
- You tell us about the roof and where water is showing.
- The roof is assessed for suitability first.
- We choose a low-voltage or high-voltage method to match the roof.
- We test the roof and locate any breaches.
- A report with photos shows where each breach is.
Before the survey
- Check the loft hatch can be reached
- If the roof is shared, arrange access with whoever manages the building
- If it is not your property yet, arrange access through the agent
