Electronic leak detection in Hensting

How electronic leak detection works in Hensting

We carry out electronic leak detection on flat roofs in Hensting and across London and South East England. Testing normally takes as long as needed for the size of the roof and how it’s built, which we set out in the quote. Every roof is quoted on its size and build-up. You get a written report with photos. We are often asked to look into water coming in under a flat roof and leaks through a covered membrane, on roof terraces and balconies, single-ply roofs and commercial flat roofs.

Some older homes in villages like Hensting are listed or in a conservation area, which can shape what a new flat roof may look like. Check with the council before planning any change of material. Finding out what state the roof is in gives you the facts to plan with. Listed building consent is needed for changes that affect a listed building’s special interest.

The report records the flat roof membrane as we found it on the day. It’s useful right away, and a good reference for later, for example when you want to check whether anything has changed.

When you need someone else

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Fixing the holes we find
  • Leaks from walls, copings or rooflights
  • Areas we can’t reach or that can’t be tested

If you are not sure which survey you need, ring 07833 053749 or use the contact form and we’ll give you a straight answer before booking. The full list of what we check.

Roof types and parts we check

  • Flat roof membranes
  • Liquid-applied waterproofing
  • Single-ply roofs
  • Roof terraces and balconies
  • Green roofs
  • Commercial flat roofs

What happens on the day

The visit has one job: to look at the flat roof membrane as closely as is safe and record what we find. Everything we note and photograph goes into the written report. It normally takes longer on a large roof than a small one, and the build-up of the roof makes a difference too. Somewhere as small as Hensting, access is frequently the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. You tell us about the roof and where water is showing.
  2. The roof is assessed for suitability first.
  3. We choose a low-voltage or high-voltage method to match the roof.
  4. The membrane is tested and breaches are found.
  5. You get a report with photos of each breach.

Advice

What you can safely check yourself

It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.

Common questions in Hensting

Does a conservation area affect roof work in Hensting?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you cover smaller places like Hensting?

Yes, Hensting is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Do I need to be at home?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when booking.

How soon will I get the report?

It depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Reports are sent by email.

Does the weather affect the survey?

Light rain doesn’t normally stop a survey. High wind or heavy rain can stop drone flights and make roof access unsafe, so we will agree a new date if the weather is not suitable.

Does ELD work under paving or planting?

It can be possible, depending on the roof. Covered roofs limit the methods we can use, so we check the build-up first.

What’s the price of ELD?

We quote electronic leak detection for each roof, as the method and time depend on the roof. The price depends on the roof’s size and build-up. To get a quote, phone 07833 053749 or send us an email.

Electronic leak detection around Hensting

Some Hampshire villages still have thatched roofs. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Mixed in with those pitched roofs are a good many flat ones, over rear extensions, dormers, garages and shops. Before planning roof work on an older home, find out whether it’s listed or in a conservation area. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.

For an older house near a landmark like Church of the Holy Trinity, later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear. If you own a rental within reach of Shawford station, a flat roof over a rented flat is easy to forget until the tenant reports a leak.

Hensting is about 3 miles north-east of Eastleigh, in Hampshire. Surveys in Hensting work the same way as everywhere we cover: a careful inspection, photos and a written report. Our area takes in places right across Hampshire. We also survey roofs in Southampton.

How we price electronic leak detection

Prices always include VAT. What changes the price is:

  • Building height and the viewpoints available
  • How complicated the roof is, with its valleys, chimneys and parapets
  • Whether thermal imaging or a drone is needed
  • The type of building, from a house to a block or an office

All our prices include VAT. Electronic leak detection is quoted for your roof, because the method depends on the roof. You’ll know the price for your roof before booking.

What we need to know

We’ll usually ask about:

  • Any photos you have, taken from ground level or a window
  • Any deadline, like an exchange date
  • Where water is showing inside, if it is
  • Your postcode, so we can check access and travel

Our phone lines are open seven days a week. To book or ask a question, ring 07833 053749 or send us an email.

Surveys for landlords and agents in Hensting

Landlords, agents and building managers in Hensting and across Hampshire can book any of our surveys. For a price for a let property or a block, call 07833 053749 or send us an email.

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Mention it when you get in touch and we will plan the visit with that in mind.

Why it is worth a survey now in Hensting

Some flat roof leaks come from walls or details. Testing shows whether the membrane is breached, so other causes can be checked. For an older or listed building in a place like Hensting, repairs may need matching materials and consent, so a defect found early gives time to plan the work properly.

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You’ll know the figure before booking.
