Gutter surveys for Hensting homes and businesses

For landlords and managing agents

Letting agents can arrange access with tenants, at a time agreed ahead of time. Surveys run seven days a week, which helps when tenants work during the week.

Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client.

Gutter survey in Hensting: what you get

We survey gutters and rainwater systems in Hensting and right across London and the South East. On the day, we inspect everything that’s safely in view from ground level, windows, the loft space and the roof where it is safe. A visit typically takes roughly 1–2 hours for most houses, or half a day or so for a commercial building. The written report follows, with photographs and recommendations. We are often asked to look into rotten fascias or stained soffits and overflowing valley or parapet gutters, on fascias and soffits, valley gutters and outlets and hoppers.

In a village or hamlet like Hensting, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on everything that’s safely in view, and thatch is a specialist material. Chimneys and lead flashings on old roofs frequently need the most attention.

What you get is a clear record of the gutter on the day we saw it. That makes it useful now and a handy reference later, like when you want to compare after future work.

Roof by roof

Box and secret gutters

Hidden gutters are a common source of leaks inside. We look at the outlets, linings and overflows where safe.

Fascias and soffits

Fascias carry the gutters, so a rotten fascia can let the gutter drop. Damaged or stained boards are recorded.

What we can’t see

Before booking, it is worth knowing what a survey will not do:

  • What’s behind fascias and inside walls
  • Confirming asbestos in older rainwater goods
  • Blockages deep inside downpipes

If in doubt, phone 07833 053749 or send us an email and we will recommend the right survey before you book. What our survey covers.

Roof types and parts we check

  • Valley gutters
  • Eaves gutters
  • Downpipes
  • Outlets and hoppers
  • Fascias and soffits
  • Parapet and box gutters

Your questions about gutter surveys in Hensting

Will you come out to Hensting?

Yes. Hensting is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and South East England. Let us know about access, parking and anything unusual about getting there as you book.

Does a conservation area affect roof work in Hensting?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Will the survey check for asbestos?

No. We don’t test for asbestos. Where gutters, downpipes or soffits could be asbestos cement, we flag them so a specialist asbestos surveyor can check before any work.

Can you survey a shared roof?

Yes, if the building owner or managing agent agrees access. We check the parts we are given access to, and the report makes that clear.

How much is a gutter survey?

The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all including VAT. Just phone 07833 053749 or email us for a price.

What do I do with the report?

You’ll get the report by email, with photos and clear recommendations. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation.

What will the report tell me?

A photo-illustrated written report, explaining the condition of the gutter, any defects and our recommendations, by urgency where it matters. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where it applies and structural analysis.

Hensting homes and their roofs

Some Hampshire villages still have thatched roofs. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Whichever you have, the details that tend to fail before the covering itself get the closest look. An older home may be listed, or stand in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent.

Landlords with a home close to Shawford station may find that a dated record of the roof is useful when planning maintenance across a let. Take an older house close to Church of the Holy Trinity: old fixings, lead flashings and tall chimneys are typical of older roofs.

What we do, step by step

The visit has one job: to see as much of the gutter as can be seen safely and record it clearly. Notes and photographs go into the written report. The visit typically takes roughly 1–2 hours for most houses, and longer for a large or complex roof. Older roofs in small places like Hensting can have low, tight loft spaces, so it is useful to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. We agree which parts of the building you’re most worried about.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. We check fascias, soffits and walls for water damage.
  5. You get photos and written recommendations, prioritised where relevant.

Before the survey

  • Move anything stored under the loft hatch
  • Make sure pets are kept safely away
  • Unlock side gates and any roof access doors

A written report gives you a dated record of the gutters’ condition, which helps when you plan work or brief a contractor. Without it, you’re relying on what can be seen from the pavement. In a place like Hensting, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.
