Gutter surveys in Morestead: local notes

Some Hampshire villages still have thatched roofs. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Knowing the covering helps explain which parts of a roof are likely to need work first. Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there.

Landlords with a home close to Shawford station may find that a dated record of the roof is useful when planning maintenance across a let.

Morestead is about 3 miles south-east of Winchester, in Hampshire. Whether the building in Morestead is a house, a flat or a commercial unit, the roof can be surveyed. Our area takes in places right across Hampshire, large and small. For surveys nearby, see our Southampton page.

Gutter survey in Morestead

Some gutters are easy to see from the street, but many aren’t. Valley gutters between slopes, gutters behind parapet walls and box or secret gutters can send water indoors when they overflow. We inspect them as far as it is safe to see them, from the ground, from windows, from the loft space and from the roof where it is safe. Many leaks indoors start at a hidden gutter. We’re often asked to look into leaves and moss blocking gutters and downpipes that are split or coming away, on fascias and soffits, valley gutters and outlets and hoppers.

Somewhere as small as Morestead, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.

Most points in the report come with a picture, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

What happens on the day

Safety comes first on every visit. We inspect whatever is safely visible, and if part of the roof can’t be seen, the report says so. The survey usually takes about 1–2 hours at a house, depending on how many gutter runs and downpipes there are. Somewhere like Morestead needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect everything that’s safely in view, inside and out.

  1. We agree which parts of the building you are most worried about.
  2. We look along each run for debris, sagging and drips.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. Findings are photographed and set out in a written report.

How to prepare

  • Keep pets inside or away from the areas we’re looking at

Advice

What a gutter survey does not cover

Without opening up the roof, some things stay hidden, and that sets some limits:

  • Gutters out of sight from every safe viewpoint
  • Asbestos testing of old gutters, downpipes or soffits
  • Underground drains, which need a CCTV drain survey

If you’re not sure which survey you need, ring 07833 053749 or email us and we’ll give you a straight answer before booking. What our survey covers.

What this survey covers

  • Fascias and soffits
  • Downpipes
  • Outlets and hoppers
  • Valley gutters
  • Eaves gutters
  • Parapet and box gutters

Useful tips for Morestead property owners

From years of surveys, a few habits stand out:

  • Watch ceilings under valley gutters for fresh marks
  • Include valley, parapet and box gutters when clearing
  • Have gutters cleared at least once a year
  • Watch for green marks down the brickwork

Report times depend on the package you choose: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. It’s sent to you by email as soon as it is ready.

Look at the gutters from indoors or the ground when it pours. Overflows and dripping joints are a sign to act before damage builds up.

Common roof problems in Morestead

Many gutter joints depend on rubber seals or sealant that age. Plastic gutters move with heat and cold, and in time their joints can drip. On cast iron, joints can rust and open up once the paint has worn away.

Problems we come across often include:

  • Cracked or loose downpipes
  • Gutters overflowing in heavy rain
  • Blocked outlets and hoppers
  • Brackets that have dropped or snapped

If you live in an older home near Morestead Church, its chimney, valleys and lead work are likely to be the parts that need attention first.

Choosing a roof surveyor

  • Is there a chance to talk the report through?
  • Whether you get a written report with photos
  • Will they check the loft as well as the outside?
  • Whether VAT is added on top

Morestead questions

Does a conservation area affect roof work in Morestead?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

I let a flat near Shawford station. Can you check the roof?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can ring 07833 053749 or email us with the address and what you need.

What’s the price of a gutter survey?

Prices start from £150, including VAT. The price depends on the size of the building and how easy the gutters are to see. To get a price, call 07833 053749 or send us an email.

Can you tell me if my old gutters contain asbestos?

No. We do not test for asbestos. Where gutters, downpipes or soffits could be asbestos cement, we flag them so a specialist asbestos surveyor can check before any work.

Is a CCTV drain survey included?

No, CCTV drain work is not part of this survey. We check gutters, outlets, hoppers, downpipes and overflows and flags signs of a drain problem.

How quickly is the report sent?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. Each one is emailed.

When is the best time for a gutter survey?

Whenever suits you. If you’ve already seen a gutter overflowing, it is best not to wait as overflowing water can damage walls.

What we look for on each type of roof

Aluminium and other metal gutters

Joints and fixings are the weak points on metal gutters. Any leaks or corrosion we spot go in the report.

Box and secret gutters

A box gutter is built into the roof, often behind a parapet, so overflows can end up inside. We check them where they can be seen safely.
