About our gutter survey in Lane End

Owners get in touch after seeing an overflow, finding damp or planning ahead for winter. Landlords and managing agents use the report to plan upkeep, and some buyers want the rainwater system checked before exchange. Whoever books, we inspect and report in the same way, with photos and written recommendations. We survey on weekdays and at weekends. Common reasons to book are brackets that have dropped or snapped and downpipes that are split or coming away, across parapet and box gutters, valley gutters and eaves gutters.

Older buildings in small places like Lane End may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials like clay tiles, slate and stone are often matched when work is done.

The report does not just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

What affects the cost of gutter surveys

Survey packages start from £150, including VAT. The price for your roof depends on:

  • Basic, Standard or Premium
  • Chimneys, valleys, parapets and other details
  • Commercial roofs and larger buildings
  • How tall the building is and how easy the roof is to see

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. Size, height and access can affect the price too.

Getting in touch

Before you get in touch, it helps to have:

  • Photos of the roof, taken safely from ground level or a window
  • The property’s address and postcode
  • Where any leaks, stains or damp patches show inside
  • How the loft is reached, if there is one

Photos help, if you have them. Pictures from ground level or a window are fine; never climb up to get a better view. To send them or to book, call 07833 053749 or use the contact form.

Honest limits

We only report everything that’s safely in view on the day, so some things are outside what a survey can do:

  • Underground drains, which need a CCTV drain survey
  • Confirming asbestos in older rainwater goods
  • The inside of a downpipe along its whole length

If in doubt, call 07833 053749 or email us and we will suggest the right survey before you book. The full list of what we check.

Roof types and parts we check

  • Downpipes
  • Valley gutters
  • Eaves gutters
  • Outlets and hoppers
  • Fascias and soffits
  • Parapet and box gutters

The survey, step by step

Every roof is different; as a rough guide, the survey takes between one and two hours for most homes, and longer where there are parapet, valley or box gutters to follow. If you have questions on the day, just ask. In a small place like Lane End, access is usually the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. We look along the gutters, downpipes and fascias from ground level and from windows.
  3. Valley, parapet and box gutters are inspected as far as they can be seen safely.
  4. Where the loft can be reached safely, we check it for staining or damp.
  5. We send a written report with photos and clear recommendations.

Before we arrive

  • Show us where any leaks or stains appear
  • Tell us where we can park nearby
  • Buyers: confirm access with the estate agent or seller

Advice

Lane End: your questions answered

Will you come out to Lane End?

Yes, smaller places are covered as well as towns. Our area covers London and South East England. Just mention lanes, gates or anything else about the route when you book.

Is my home in Lane End listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.

What does a gutter survey cost?

Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. For a price for your building, ring 07833 053749 or send us an email.

How quickly is the report sent?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. Each one is emailed.

How long will you be on site?

For a house, expect about 1–2 hours on site, and longer for larger or complex roofs.

Will you fly a drone over my roof?

Yes, where it’s applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.

Do you survey at weekends?

Yes, we carry out surveys on Saturdays and Sundays as well as weekdays. To book, call 07833 053749 or send us an email.

Why act early in Lane End

Our report is a dated record of what we found, which helps when you plan work or brief a contractor. Without it, you’re relying on what can be seen from the pavement. Older cottages and farmhouses around Lane End can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it’s left.

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. The price is always agreed first.

Why book with us

  • A report with photographs
  • CAA-registered drone operator (Flyer ID and Operator ID)
  • More than 20 years surveying roofs
  • More than 5,000 surveys completed

What a gutter survey looks like in Lane End

Some Hampshire villages still have thatched roofs. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. Historic houses like Hinton Ampner House, about 2.8 miles north-east, show how far back building in the area around Lane End goes. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years.

For any home in Lane End, it is the small, early fault that is cheapest to put right.

Useful tips for Lane End property owners

Nothing here needs a ladder. Our suggestions:

  • Note any damp stains below the gutters
  • Get the gutters cleaned out every year
  • Leave gutter checks at height to someone equipped for it
  • Look for downpipes coming loose

Once work is carried out, keep an eye on the gutters in the next downpour. Water should run to the outlets and away without spilling over. If it does not, tell whoever did the work.

Watch your gutters from the ground or a window during heavy rain. Water spilling over the edge or out of a joint is a sign that something needs attention before damage builds up.

Can I check my roof myself?

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That’s where a survey comes in, using safe viewpoints and a drone where it applies.
