How electronic leak detection works in Penton Corner

Our ELD testing covers flat roofs in Penton Corner and the rest of London and the South East. Testing typically takes a time that depends on the size of the roof and how it’s built, and we’ll give you a guide when quoting. Every roof is quoted on its size and build-up. You get a written report with photographs. We survey liquid-applied waterproofing, flat roof membranes and commercial flat roofs, and people most often book us about leaks through a covered membrane and damp inside with no sign on the roof.

In a small place like Penton Corner, a flat roof can stand in the open, which is hard on edges, upstands and joins in the covering. Older felt roofs, frequently around 15–20 years in life, show it first. Rubber and GRP last longer, though trims and joints still need a look. On an exposed roof, the edges tend to go first.

What you get is a clear record of the flat roof membrane on the day we saw it. That makes it useful now and a handy reference later, for instance when you want to check whether anything has changed.

What you can safely check yourself

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey.

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

Flat roofs in Penton Corner

Thatch survives on some older buildings in Hampshire’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so check with the council.

Take an older house close to Holy Trinity Church: flat-roofed rear additions and dormers added over the years are worth checking. Landlords with a home close to Andover station may find that a flat roof over a rented flat is easy to forget until the tenant reports a leak.

Penton Corner is about 2 miles west of Andover, in Hampshire. We visit Penton Corner as part of our work across Hampshire, for homes and businesses alike. Our area takes in places right across Hampshire. Our Southampton page covers surveys nearby.

How it works

We check the roof from outside and, where it’s relevant and there is safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement. All in, the survey usually takes longer on a large roof than a small one, with the construction of the roof playing a part too. Around Penton Corner, older homes can have small or awkward roof spaces, so it’s useful to know whether there is a loft hatch and how easy it is to reach. We only go where it is safe.

  1. We start by finding out what the roof is made of and where it leaks.
  2. We check that the membrane and build-up suit electronic leak detection.
  3. The method depends on the membrane and what sits above and below it.
  4. We test the membrane and find where current is passing through it.
  5. You get a report showing where each breach is, for your roofer to repair.

Preparing for the visit

  • Have keys ready for side gates, garages or roof access doors
  • Mention any parking restrictions on your street
  • Agree roof access with the managing agent if it’s shared

What electronic leak detection does not cover

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Some conductive membranes
  • How wet the insulation is
  • Carrying out the repair work

If you’re not sure which survey you need, call 07833 053749 or email us and we’ll give you a straight answer. What a survey covers and doesn’t.

Roof types and parts we check

  • Liquid-applied waterproofing
  • Single-ply roofs
  • Flat roof membranes
  • Roof terraces and balconies
  • Green roofs
  • Commercial flat roofs

Signs you need electronic leak detection in Penton Corner

Other trades on the roof can puncture the waterproofing. Engineers fitting equipment, solar panels or aerials may leave damage behind.

A survey makes sense if you’ve noticed:

  • Holes around roof penetrations
  • Waterproofing to test before it’s covered
  • A flat roof leak that can’t be traced
  • Leaks under green or ballasted roofs

Take a building like Portway Junior School: large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.

Questions to ask before booking

Prices for electronic leak detection in Penton Corner

Every roof is different, so prices are confirmed before booking. This is what makes a difference:

  • Roof area
  • If the survey needs thermal imaging or a drone
  • Building height and the viewpoints available
  • The type of building, from a house to a block or an office

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Electronic leak detection is quoted for your roof, because the method depends on the roof.
