Gutter survey in Penton Corner
This survey covers rainwater above ground, from the gutters down to where the downpipes meet the ground. It isn’t a CCTV drain survey, so we can’t see inside underground pipes. Where water seems to be backing up from below ground, the report will say so, so you can get the drains checked separately. Problems above ground, from split hoppers to leaking downpipes, are photographed and noted. We survey valley gutters, eaves gutters and fascias and soffits, and common reasons people get in touch are dripping or leaking gutter joints and gutters full of debris and silt.
In a small place like Penton Corner, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.
The report is written in plain words, so you do not need to be a roofer to follow it. Each point is backed by a photograph where possible.

Rented homes, blocks and businesses
We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Larger roofs take longer, so they’re priced to suit.
Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Tell us about it as you book and we’ll plan the visit with that in mind.
Penton Corner: your questions answered
Does a conservation area affect roof work in Penton Corner?
The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.
I let a flat near Andover station. Can you check the roof?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just call 07833 053749 or email us with the details.
Do I have to be there for the survey?
That depends on the survey. Inside the building and in the loft, we need someone to let us in.
Are you insured?
Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.
Will you look at parapet and box gutters as well?
Yes. Hidden gutters are a common cause of leaks inside so we pay close attention to them. Some may only be partly visible, and we will note that in the report.
Are you structural engineers?
No. We point out what can be seen, such as sagging or deflection, but we’re not structural engineers and don’t carry out calculations. If we think you need an engineer, the report says so.
How much time does the visit need?
Most visits to a house take about 1–2 hours, and longer for larger or complex roofs.
How it works
We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. All told, expect about 1–2 hours at a house, depending on how many gutter runs and downpipes there are. Somewhere as small as Penton Corner, access is frequently the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.
- We agree which parts of the building you are most worried about.
- Each gutter run is checked for blockages, sags and leaking joints.
- We check the outlets, hoppers, downpipes and any overflows.
- Fascias, soffits and the walls below are looked at for signs of overflow.
- You get photos and written recommendations, prioritised where relevant.
Before the survey
- Dig out any old roof reports or invoices
- Move anything stored under the loft hatch
- For a flat or shared roof, check access with the building owner or managing agent

Advice
Penton Corner homes and their roofs
Before planning roof work on an older home, find out whether it is listed or in a conservation area. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area. Some Hampshire villages still have thatched roofs. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
The streets around a church like Holy Trinity Church are often among the oldest in a place, and if yours is one of the older homes nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Landlords with a home close to Andover station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

What we’re asked to look at in Penton Corner
Moss grows on many tiled and slate roofs, and heavy rain washes clumps of it into the gutters. Mixed with grit from the roof, it settles as silt that slows the flow and lets weeds take root.
Look out for signs like these:
- Water spilling over the gutter edge
- Overflowing valley or parapet gutters
- Gutters that have fallen out of line
- Dripping or leaking gutter joints
For site and facilities teams at buildings like Portway Junior School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Roof by roof
Aluminium and other metal gutters
Joints and fixings are the weak points on metal gutters. Any leaks or corrosion we spot go in the report.
Box and secret gutters
Secret gutters are hidden under the edge of the roof covering and is easy to overlook. The report records what could and couldn’t be seen.
Can I check my roof myself?
What you cannot do safely is get up close. Roofs are fragile and slippery. That is where a survey comes in.
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
Prices for gutter surveys in Penton Corner
Not every roof costs the same to survey, and it comes down to:
- Building height and the viewpoints available
- Whether it is a home or a commercial building
- The size of the roof
- The number of roofs, including extensions and garages
What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how it can be reached and seen safely. Gutter survey starts from £150, including VAT.
Helping us price your survey
The more you let us know, the easier it is to price the survey. When you contact us, let us know:
- The style of property, from a terrace to a block
- How the loft is reached, if there is one
- Dates you are working to, like exchange
- Where water is showing inside, if it is
Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. For any other survey, just ring 07833 053749 or use the contact form when you’re ready.
