Gutter survey in Penton Grafton
Some gutters are easy to see from the street but plenty of gutters are tucked away. Valley, parapet, box and secret gutters can overflow inside the building when they block. We check them as far as they can safely be seen using vantage points, the loft space and the roof itself where safe. Many leaks indoors start at a hidden gutter. If you’ve noticed valley or box gutters that overflow inside and hoppers and outlets full of debris, we can find out what’s behind it.
Some older homes in villages like Penton Grafton are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials like clay tiles, slate and stone are often matched when work is done.
We keep jargon out of it: where something needs attention, it says so plainly.

Different roofs, different checks
Aluminium and other metal gutters
Metal gutters are common on commercial buildings and some homes. Their joints and outlets still need checking.
Plastic (uPVC) gutters
Joints that have pulled apart are a common fault on plastic gutters. We record each one we can see.
Checking the roof from ground level
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.
Practical tips
Most of what helps is simple and safe from ground level. A few suggestions:
- Watch ceilings under valley gutters for fresh marks
- Don’t climb a ladder to look in the gutters
- Include valley, parapet and box gutters when clearing
- Book gutter clearing once a year, more frequently near trees
If anything in the report is not clear, ask us. The Standard Survey includes a follow-up consultation and the Premium Survey comes with an in-person one.
Do not forget valley, parapet and box gutters. They block in the same way as the gutters you can see but they’re much harder to spot, so ask for them to be included when gutters are cleared.
Penton Grafton homes and their roofs
What can be done to an older roof may depend on listing or a conservation area. The council is the place to check, along with Historic England’s list, ideally before any re-roofing is planned. Thatch survives on some older buildings in Hampshire’s villages. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first.
If you own a rental within reach of Andover station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. For an older house near a landmark such as Holy Trinity Church, its roof may have old fixings, lead flashings and chimneys that need a closer look. Take a building like Harrow Way Community School: large buildings have long gutter runs and big roofs that need checking like any other.

Penton Grafton questions
Is my home in Penton Grafton listed or in a conservation area?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.
Will you come out to Penton Grafton?
Yes, Penton Grafton is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.
Is a CCTV drain survey included?
No. Our gutter survey covers rainwater above ground down to where the downpipes reach the ground. If a drain below ground looks like the cause, the report says so.
Is this a RICS survey?
No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you’ll need a RICS survey as well.
Is it a structural engineer’s report?
No. Visible signs such as deflection or sagging are recorded, but calculations and an engineer’s opinion are outside what we do. The report will say if you need an engineer.
Are hidden gutters like valleys and box gutters included?
Yes. These gutters often cause leaks indoors when they block so we pay close attention to them. Parts of them may not be visible, and the report says so.
How long will you be on site?
A visit usually takes roughly 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. You’ll know roughly how long when we arrange the visit.
Why act early in Penton Grafton
Overflowing water soaks the walls under the gutter. Given time, it can cause damp patches, damaged pointing and rot in nearby timber. Finding the cause now typically keeps the fix smaller. For older village homes like those around Penton Grafton, the right replacement materials are not always easy to find quickly. That is one more reason to find defects before they become urgent.

What we do, step by step
Every visit follows the same pattern: we hear what you’ve seen, look at the roof from every safe viewpoint, take photos as we go and record our findings for the written report. Most visits take about one to two hours at a house, depending on how many gutter runs and downpipes there are. Cottages and farmhouses around Penton Grafton frequently have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.
- You let us know where you’ve seen overflows, drips or damp.
- We walk round the building and check the gutters, downpipes and fascias from the ground.
- Valleys, parapets and box gutters are inspected where they can be seen safely.
- Where it is safe, we check the loft for signs of water.
- You receive a report with photos and recommendations.
How to prepare
- Let us know about parking near the property
- Make a note of anything you’d like us to look at
