Electronic leak detection for homes and businesses in Viables

You get a report showing the location of each breach with photos. It tells your roofer exactly where to repair instead of hunting for the leak. Repair costs aren’t part of the report; that is for your roofer to price. A retest after repairs can check the work, where the roof still suits the method. You get a written report with photos. We survey roof terraces and balconies, single-ply roofs and flat roof membranes, and the problems we’re asked to look at most are stains far from any visible defect and breaches hidden under paving or planting.

Outbuildings, garden rooms and garages in places like Viables often have flat roofs of their own. They’re easy to forget, but water through a garage roof can spoil whatever is stored inside. It’s worth mentioning them as you book, so the visit can include them, along with the main flat roof. Smaller roofs use the same coverings as bigger ones, from felt to rubber and GRP, and age in the same way.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

Prices for electronic leak detection in Viables

Not every roof costs the same to survey, for these reasons:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • Roof area
  • Extra roofs, like extensions, dormers or garages
  • Building height and the viewpoints available

For a price for your roof in Viables, phone 07833 053749 or email us with the address and some details. We’ll confirm the figure before booking.

Helping us price your survey

You don’t need to know any roofing terms. Just let us know:

  • Where the property is, with the postcode
  • What’s prompted the survey
  • Pictures from the garden or a window, if you have them
  • Where any leaks, stains or damp patches show inside

Getting a price is simple: just call 07833 053749 or email us, let us know about the property and we’ll explain which survey suits. The price is agreed up front.

Viables questions

Do you carry out roof surveys in Viables?

We do. The survey and report are the same in Viables as anywhere else, and visits run on weekdays and weekends.

Does a conservation area affect roof work in Viables?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

How do I arrange electronic leak detection in Viables?

To book, call 07833 053749 or use the contact form and tell us the address and what you need to know. We’ll confirm the price and agree a day with you.

Will you repair the leak?

No, our part is finding the breaches. Your roofer uses the report to target the repair.

Can every flat roof be tested?

ELD doesn’t suit every roof. Certain membranes are conductive and some roofs lack the layer the test needs. If your roof will not work, we will say so before testing.

Can you give me structural calculations?

No. Visible signs such as deflection or sagging are recorded, but we do not provide calculations or an engineer’s opinion. If one is needed, the report says so.

Which method do you use?

It depends on the membrane and the build-up. Low-voltage methods are normally carried out on a wet roof and high-voltage methods need the membrane dry and exposed.

What happens if roof problems are left?

ELD before paving, ballast or planting goes on is simpler. Once layers are added, finding a breach is harder. In a smaller place like Viables, wherever a roof is exposed, a loose ridge or flashing doesn’t stay loose for long. Each storm lifts it a little further.

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. The price is confirmed before you book.

Take a look at what a roof survey costs and what we found on two real jobs.

Checking the roof from the ground

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Flat roofs in Viables

About 3.9 miles north lies The Vyne, a reminder of how long the area around Viables has been built on. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. Thatch survives on some older buildings in Hampshire’s villages. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Mixed in with those pitched roofs are plenty of flat ones, over rear extensions, dormers, garages and shops.

If yours is one of the older homes in the streets near Church of All Saints, the joins between later flat roofs and the old walls are where problems typically start. If you own a rental within reach of Basingstoke station, a flat roof over a rented flat is easy to forget until the tenant reports a leak.

Viables is about 1 mile south-east of Basingstoke, in Hampshire. Houses, flats, blocks and commercial buildings in Viables can all book electronic leak detection. Our Hampshire coverage includes Viables. We also survey roofs in Reading.

Surveys in RG21, RG22 and RG25 are booked the same way as anywhere else. We cover properties on Grove Road, Porter Road and Morley Road and the roads around them. We also cover the places around Viables: Cliddesden (1 mile south), Eastrop (1 mile north), Oakridge (1 mile north), Lychpit (2 miles north-east) and Old Basing (2 miles north-east). Larger places within reach include Farnborough (14 miles east), Fleet (11 miles east), Aldershot (14 miles east), Alton (8 miles south-east), Yateley (13 miles north-east) and Tadley (8 miles north).

Around Viables

Green spaces nearby include The Mill Field and Farleigh Hill.

How the survey works

We’ll ask a few questions first, such as when any problem began and what work has been done before. The inspection then takes longer on a large roof than a small one, and the build-up of the roof makes a difference too. For a survey in Viables, we agree the time, the access and parking before the day. Weekday and weekend visits are both possible. Let us know about any garages, outbuildings or extensions you want included.

  1. We start with what you know about the roof and the leak.
  2. The roof is assessed for suitability first.
  3. We choose a low-voltage or high-voltage method to match the roof.
  4. We test the roof and locate any breaches.
  5. A report with photos shows where each breach is.

Preparing for the visit

  • If the roof is shared, arrange access with whoever manages the building
  • If you’re buying, let the agent know when we are coming
  • Dig out any old roof reports or invoices

Signs you need electronic leak detection in Viables

Water travels under flat roof membranes. The leak may show some distance from where water gets in which makes it hard to find by looking.

Signs worth acting on include:

  • Failed seams and laps
  • Repairs that haven’t stopped the leak
  • New roofs to check before paving or planting
  • Water coming in under a flat roof

Anyone responsible for a site like St John's Church of England Voluntary Aided Primary School will know that large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.

Questions to ask before booking

  • Will the report include photos?
  • Their track record with similar roofs
  • What the survey won’t cover
  • Whether VAT is added on top

What a roof survey includes

Honest limits

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • How wet the insulation is
  • Leaks from walls, copings or rooflights
  • Sections we can’t safely access

Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we’ll tell you before booking. The full list of what we check.
