Viables Gutter Survey
Find out what’s going on with the gutter before you decide what to do next. Gutter surveys in Viables.
- Overflowing valley or parapet gutters
- Leaks at the gutter joints
- Soffits marked by water
How the survey works
Time on site depends on the size and shape of the roof; as a rough guide, the survey takes about one to two hours for a house, and longer for a large or complex roof. You’re welcome to ask questions while we are there. Being in a smaller place like Viables doesn’t change how the visit works: outside, inside and from any safe vantage point, in that order. It’s useful to show us anything you’ve already noticed.
- First, you let us know what you’ve seen, such as overflows or damp.
- We look along the gutters, downpipes and fascias from the ground and from windows.
- Any valley, parapet or box gutters are looked at as far as safe access allows.
- The loft space is checked for water marks if it’s safe to get into.
- The findings are written up with photographs and recommendations.
Getting ready for the survey
- Make a note of anything you’d like us to look at
- Leave side gates unlocked
- Clear the way to the loft hatch

Gutter survey in Viables
Damp patches on inside walls, stains below a valley or water running down the brickwork often trace back to the gutters. Our gutter survey helps show whether the rainwater system is the cause, from what can be seen safely. Where the cause looks more like the roof covering or a flashing, the report says so, with a suggested next step. If you’re worried about overflowing eaves gutters and leaks at the gutter joints, we can find out what’s behind it, whatever the roof.
Trees around homes in smaller places like Viables drop leaves, twigs and moss onto roofs and into gutters. Once gutters and outlets block, water spills over and soaks the walls. A report spots that kind of slow problem before it becomes damp inside. Moss on the roof and weeds in the gutter are both easy to spot from ground level.
The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

What we cannot see
Some things cannot be seen without opening up the roof, so a survey has limits:
- Damage hidden inside walls or behind boards
- The inside of a downpipe along its whole length
- Whether a material contains asbestos (a specialist asbestos surveyor’s job)
If in doubt, call 07833 053749 or drop us an email and we will suggest the right survey. What our survey covers.

- Fascias and soffits
- Valley gutters
- Downpipes
- Parapet and box gutters
- Eaves gutters
- Outlets and hoppers
Common roof problems in Viables
Valley, parapet and box gutters are often lined with lead or a sheet material. When a lining splits or an outlet blocks, the water can come inside, because there is no outer edge for it to spill over. Lead linings can also be stolen.
A survey makes sense if you’ve noticed:
- Blocked outlets and hoppers
- Water spilling over the gutter edge
- Gutters full of debris and silt
- Leaks at the gutter joints
If you run a business near Festival Place, a dated report on the roof is useful for planning and for any lease discussions.
What to check before booking
- Whether the inside of the roof is included
- Whether VAT is in the quoted price
- How much experience they have with roofs like yours
- Whether you get a written report with photos
Why act early in Viables
Going up a ladder to check your own gutters carries real risk. From ground level you can spot drips and overflows, but valleys, parapets and box gutters are hard to see. We inspect as far as it is safe to see and put it in writing. In an older home around Viables, water from a roof defect can get into timber and plaster, and that’s a much bigger job than the original defect.
All our prices include VAT. Prices start from £150, including VAT. We confirm the price for the job before booking.

What a gutter survey looks like in Viables
The wider area around Viables has a long history of building, with The Vyne about 3.9 miles north. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. Thatch survives on some older buildings in Hampshire’s villages. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Whichever you have, the details that tend to fail before the covering itself get the closest look.
If your house is among the older ones in the streets near Church of All Saints, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. Living close to Hackwood Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn.

Your questions about gutter surveys in Viables
Do you cover smaller places like Viables?
Yes, Viables is covered. Our area covers London and the South East, and smaller places are part of that. Longer journeys are simply planned ahead of time.
Is my home in Viables listed or in a conservation area?
Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.
Is it the same as a RICS Level 2 or Level 3 survey?
No. This is a survey of the roof only, so it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
Can you inspect my roof with a drone?
Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.
What does a gutter survey cost?
Gutter survey starts from £150, including VAT. The price depends on the size of the building and how easy the gutters are to see. To get a price, ring 07833 053749 or email us.
Are hidden gutters like valleys and box gutters included?
Yes. These gutters frequently cause leaks indoors when they block so we pay close attention to them. Parts of them may not be visible, and we will note that in the report.
Will I get photos?
Yes. The report includes photographs of what we found, so you can see exactly what each finding refers to.
What a survey costs
Several things affect the price of a survey:

- If the survey needs thermal imaging or a drone
- Commercial roofs and larger buildings
Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, with VAT included. We can help you choose the package that fits what you need to know.
