For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.

How a gutter survey works in Cliddesden

This survey covers rainwater above ground, from the gutters down to where the downpipes meet the ground. It is not a CCTV drain survey and we can’t see inside buried drains. If the problem looks like a blocked or broken drain below ground, we’ll say so in the report, with a suggestion to book a separate drain survey. Problems above ground, from split hoppers to leaking downpipes, are photographed and noted. If you’ve noticed water spilling over the gutter edge and water backing up from a hidden gutter, a survey will tell you what’s going on, on eaves gutters, parapet and box gutters and valley gutters alike.

Somewhere as small as Cliddesden, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. We report on everything that’s safely in view, and thatch is a specialist material. On older roofs, it’s typically the chimneys and lead flashings that need work first.

The written findings come by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

What affects the cost of gutter surveys

Prices vary from roof to roof, for these reasons:

  • Chimneys, valleys, parapets and other details
  • Whether it’s a home or a commercial building
  • The use of thermal imaging or a drone
  • The number of roofs, including extensions and garages

The cost of a survey depends on the roof: its size, its height, how many sections it has and how safely it can be seen. Our price is from £150, including VAT.

What we need to know

There’s no need for technical words. It is enough to tell us:

  • The kind of building and roof involved
  • Why you want a survey: buying, a leak, a storm or new work
  • How the loft is reached, if there is one
  • Pictures of the roof from a safe spot, if you have them

Photos help, if you have them. Take them safely from ground level or a window. To get started, call 07833 053749 or use the contact form.

Gutter surveys in Cliddesden: local notes

The Vyne, about 4.8 miles north, is one of the historic houses in the wider area around Cliddesden. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. Some Hampshire villages still have thatched roofs. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Knowing the covering helps explain which parts of a roof are likely to need work first.

If you run a business near Festival Place, a dated report on the roof is useful for planning and for any lease discussions. For site and facilities teams at buildings like Cliddesden Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Cliddesden is about 2 miles south of Basingstoke, in Hampshire. Cliddesden is one of many places we visit across Hampshire, for houses, flats and commercial buildings. Our area takes in places right across Hampshire. Reading is in our area too.

Surveys in RG25 are booked the same way as anywhere else. If you need a gutter survey at a property on Station Road, Church Lane and Hoopersmead or anywhere close by, we can survey it. If you are just outside Cliddesden, we cover Viables (1 mile north), Eastrop (2 miles north), Ellisfield (2 miles south), Oakridge (2 miles north) and Upper Common (2 miles south). Further out, we also cover Farnborough (15 miles east), Fleet (11 miles east), Aldershot (15 miles east), Alton (8 miles south-east), Yateley (13 miles north-east) and Tadley (8 miles north).

What this survey can’t tell you

Every survey has limits, and it is better to know them up front. Bear these in mind:

  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)
  • Damage hidden inside walls or behind boards
  • Parts of gutters that can’t be seen safely

If in doubt, call 07833 053749 or drop us an email and we will recommend the right survey. The full list of what we check.

What we check

  • Fascias and soffits
  • Eaves gutters
  • Parapet and box gutters
  • Downpipes
  • Valley gutters
  • Outlets and hoppers

FAQs for Cliddesden

Is Cliddesden within the area you cover?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there as you book.

How do I find out if my home in Cliddesden is listed?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

How quickly is the report sent?

It depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Reports are sent by email.

Do you look in the roof space?

Usually, if there is one and it can be reached safely. The roof space can show things the outside cannot, like damp timbers, staining or daylight.

What does a gutter survey cost?

Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. For a price for your building, phone 07833 053749 or send us an email.

Do you survey roofs on blocks of flats?

Yes, if the freeholder or managing agent agrees access. We look at the parts we are given access to.

Can you give me structural calculations?

No. We are roof surveyors, not structural engineers. If we see signs that need an engineer’s opinion, we’ll recommend one.

How it works

You don’t need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll get on with the inspection. The survey itself takes between one and two hours for most homes, and longer where there are parapet, valley or box gutters to follow. In a hamlet or village like Cliddesden, a postcode doesn’t always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. First, you let us know what you’ve seen, like overflows or damp.
  2. Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
  3. We check hidden gutters, such as valleys and parapets, where it is safe to see them.
  4. We look in the roof space, where there is safe access, for signs of water getting in.
  5. You get a report with photographs and recommendations.

Preparing for the visit

  • Have keys ready for side gates, garages or roof access doors
  • Leave a clear route to the loft
  • Keep pets out of the way during the survey

Do you need a gutter survey in Cliddesden?

Moss grows on many tiled and slate roofs, and heavy rain washes clumps of it into the gutters. With grit from the coverings, it forms a thick sludge that slows the flow and lets weeds take root.

We are often asked to look at:

  • Gutters overflowing in heavy rain
  • Valley or box gutters that overflow inside
  • Leaves and moss blocking gutters
  • Leaking or loose downpipes

For landlords with property near Basingstoke station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Before booking anyone

  • What’s outside the scope of the survey
  • How they plan to inspect the roof safely
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID

What’s in a roof survey

What we look for on each type of roof

Plastic (uPVC) gutters

Older plastic gutters can turn brittle and crack. We check joints, brackets and the line of each run.

Box and secret gutters

Box and secret gutters often cause leaks indoors. Outlets, linings and overflows are checked as far as access allows.
