About our electronic leak detection in Newton Valence

ELD is a way of pinpointing breaches in a flat roof’s waterproofing membrane. It works with an electrical current which can only get through the membrane at a breach. That lets us locate holes that are too small to see, so your roofer can repair them. You get a photo-illustrated written report of each breach found. If you’ve noticed gaps at membrane joints and patched roofs that still leak, we can find out what’s behind it, on single-ply roofs, roof terraces and balconies and green roofs alike.

Somewhere as small as Newton Valence, flat roofs tend to be on extensions, garages and converted outbuildings. They need the same care as any town roof: the covering, the edges, the upstands and where water drains away. The journey and access are planned beforehand. Garages and outbuildings are easy to forget, so mention any you want included when you book.

The report works through the roof section by section, from the main slopes down to the gutters and outlets, each with a short note and a photograph. It records what’s sound as well as what is not.

What a survey costs

Every roof is different, so prices are confirmed before you book. This is what makes a difference:

  • Roof area
  • Whether it is a home or a commercial building
  • Height and safe access
  • Any need for thermal images or a drone flight

All our prices include VAT. We quote electronic leak detection for each roof, as the method and time depend on the roof. You’ll know the price for your roof before you book.

Helping us price your survey

These details help when you get in touch:

  • The kind of building and roof involved
  • How the loft is reached, if there is one
  • Any marks or damp showing indoors
  • Your postcode, so we can check access and travel

Most bookings start with a short call: call 07833 053749 or send us an email and we will ask a few questions about the roof. You will have a price before anything is arranged.

How the survey works

The aim of the visit is simple: to look at the flat roof membrane as closely as is safe and record what we find. Notes and photographs go into the written report. The visit typically takes more time on a big roof than a small one, and the build-up of the roof makes a difference too. Somewhere like Newton Valence needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it is safe.

  1. First, we confirm which roof areas are included.
  2. We get the roof ready for testing.
  3. Testing runs across the agreed area.
  4. We mark the breach locations in our records.
  5. The report is sent for your roofer to act on.

Preparing for the visit

  • Keep pets in another room
  • Have any paperwork from past roof work to hand
  • If it is not your property yet, arrange access through the agent

Getting a price

We confirm the exact price before booking, so you know the cost up front. Electronic leak detection is quoted for your roof, because the method depends on the roof. To book, phone 07833 053749 or use the contact form.

Related advice

Newton Valence: your questions answered

Is Newton Valence in the area you cover?

Yes, Newton Valence is one of the places we work. The survey and report are the same in Newton Valence as anywhere else.

Does a conservation area affect roof work in Newton Valence?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Are you insured?

Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.

Do you test for asbestos?

No. We don’t carry out asbestos surveys or testing. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them and suggest a specialist asbestos surveyor checks them before any work.

Does ELD include fixing the breach?

No, the test finds the breaches and your roofer repairs them. The report gives your roofer the locations.

What happens after the survey?

You will receive the report by email, and what you do next is up to you: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.

How does ELD work?

ELD passes a small electrical current across the roof to locate holes in the membrane. The current only gets through where the membrane is breached, which shows us where the hole is.

What we cannot see

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Carrying out the repair work
  • Leaks from plumbing or windows
  • Areas we cannot reach or that can’t be tested

If you’re not sure which survey you need, call 07833 053749 or email us and we will give you a straight answer before booking. What a survey covers and does not.

What this survey covers

  • Commercial flat roofs
  • Flat roof membranes
  • Single-ply roofs
  • Liquid-applied waterproofing
  • Green roofs
  • Roof terraces and balconies

Roof by roof

Bituminous membranes

Older felt roofs often have seams and patches that can leak. We test where the roof suits it.

Single-ply membranes

Single-ply can be punctured by tools or fixings. Testing helps find them.

Landlord and commercial surveys in Newton Valence

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work.

Where a roof is shared: we need access agreed with the building owner or managing agent. Mention it when you get in touch and we’ll plan the visit with that in mind.

Local flat roofs in Newton Valence

England has around 10,000 conservation areas and about 500,000 listed buildings. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so the council is the place to ask. A number of Hampshire villages keep thatched roofs on their older buildings. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.

The streets around a church like Church of St Mary are frequently among the oldest in a place, and if your house is among the older ones nearby, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof. Landlords with a home close to Alton station may find that flat roofs on let property tend to be checked only when they fail, which is the costly way round.

Tips from our surveys

You do not need to be a roofer to help. What helps most:

  • Make sure trades protect the waterproofing
  • Do not keep patching the same spot
  • Check new waterproofing before handover
  • Keep a note of leaks after rain

If we think the leak is not coming through the membrane, the report says so, with a suggestion of what to check next.

Do not leave a flat roof leak running. Water under a membrane can spread.
