How a roof survey works in BH21

Three packages cover most roofs: Basic from £150, Standard from £250 and Premium from £400, including VAT. Basic is a visual inspection with photos and written recommendations. The higher packages add more checks, such as moisture detection, a structural check, thermal imaging and a drone where it applies. Every package includes a written report. We are often asked to look into crumbling chimney pointing or cracked flaunching and gaps in the roof where coverings have gone, across chimney stacks, ridges, hips and valleys and flat roofs.

A survey visit follows a simple order: we listen to what’s been worrying you, inspect the roof from each safe vantage point, take photographs as we go and record our findings for the written report. It normally takes between one and two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys.

  1. You get in touch with the address and anything you’ve noticed.
  2. A visit is booked for a weekday or a weekend.
  3. We check the roof from every safe viewpoint, inside and out.
  4. Every part of the roof is checked and photographed.
  5. Your report arrives by email, with recommendations prioritised by urgency.

Homes and roofs across BH21

Across BH21, we survey roofs for owners, landlords and agents, in Broxhill and well beyond. Every report comes with photographs and written recommendations.

Our area takes in slate-roofed London terraces, clay-tiled Weald houses, Essex weatherboarding and post-war new towns. BH21 is part of that mix.

Broxhill: In and around Broxhill, as anywhere, a roof is easiest to deal with when its problems are found early. Take an older house close to Church of St James: its chimney, valleys and lead work are likely to be the parts that need attention first.

Practical tips

Most of what helps is simple and safe from the ground. Our suggestions:

  • Do not climb onto the roof yourself
  • Have details of recent roof work to hand
  • Photograph stains when they appear
  • Mention any flat roofs as well as the main roof

If you need work done, the report gives roofers a clear brief. They’ll see each defect and its location, so their quotes cover the same ground.

Every so frequently, look in the roof space with a torch, keeping to boarded areas. Look for water marks, damp wood and chinks of light. Take photos of anything that changes.

How we price roof surveys

We confirm the price for the job before booking. These are the things that affect it:

  • House, block, shop or office
  • The package you choose: Basic, Standard or Premium
  • The shape of the roof and its details
  • The height of the building and how the roof can safely be seen

Thermal imaging and drone inspection (where applicable) come with the Premium Survey, from £400 with VAT included. We will tell you which package suits the questions you have.

Getting in touch

There’s no need for technical words. It’s enough to tell us:

  • The kind of building and roof involved
  • Where the property is, with the postcode
  • Pictures from the garden or a window, if you have them
  • Any marks or damp showing indoors

Every survey is priced before it is booked, so you know the cost up front. Our price is from £150, including VAT. For a price for your roof, phone 07833 053749 or email us.

Honest limits

Without opening up the roof, some things stay hidden, and that sets some limits:

  • A promise that the roof won’t leak in future
  • Confirmation of asbestos in soffits or cement sheets
  • Whether the roof structure meets design loads

Why get it checked now?

A roof that has had no attention for years can surprise you. Our report gives you a record of how the roof is today, which makes later changes easy to spot.

Questions to ask before you book

  • Is VAT included in the price?
  • Whether you get a written report with photos
  • Which parts of the roof they’ll actually see
  • When you’ll get the report

Common roof problems in BH21

Blocked gutters cause a surprising amount of damage. Once leaves and moss block a gutter, water spills down the brickwork. Hidden gutters behind parapets and in valleys can send water indoors, especially near trees.

Here are some of the things we see frequently:

  • Blocked, sagging or leaking gutters
  • Ridge tiles that have lifted or moved
  • Worn or blocked valleys
  • Ponding, splits or blisters on flat roofs

Your questions about roof surveys in BH21

Is your survey a structural engineer’s report?

No. Our survey looks at the condition of the roof, and Standard and Premium include structural checks. It does not include structural calculations, which need an engineer.

Can you inspect my roof with a drone?

Yes, where it applies and safe. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.

Does the weather affect the survey?

Some surveys depend on the weather more than others. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. We will rearrange with you if the weather is not right.

Do you carry out asbestos surveys?

No. Asbestos was banned in UK construction in 1999, so older buildings may have it. We flag materials that could contain it, and recommends a specialist asbestos surveyor looks at them.

Can you survey a shared roof?

Yes. Shared roofs just need a little more planning, with the freeholder or managing agent. Let us know about it when booking and we will plan the survey around it.

Can you inspect a terraced or semi-detached roof?

Yes. We inspect what the owner gives us access to. If a problem seems to come from next door, we’ll say so.

What does a roof survey cost?

Prices start from £150, including VAT. The final figure depends on the roof and the package you choose.
