Flat roof survey in Broxhill: what you get
Flat roofs deal with rain in a very different way from pitched ones. Because rain sits on it for longer, a small split, an open seam or a blocked outlet matters more. We check the surface, the falls, the upstands and the edge trims, and we look for signs that water has reached the deck. The aim is to find problems before they show up as a stain on a ceiling. If you are worried about pools of water lying on the roof and dips that suggest the deck is deflecting, we can find out what’s behind it, whatever the roof.
Somewhere as small as Broxhill, flat roofs tend to be on extensions, garages and converted outbuildings. The checks are the same as anywhere: outlets, upstands, edges and the covering itself. The journey and access are planned beforehand. If there are outbuildings or garages with flat roofs, mention them when you book.
Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Broxhill: your questions answered
Is my home in Broxhill listed or in a conservation area?
Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.
Is Broxhill in the area you cover?
We do. The survey and report are the same in Broxhill as anywhere else, and visits run on weekdays and weekends.
Do I need to be at home?
If the survey includes the loft or the inside of the building, someone needs to let us in. We’ll talk about access as you book.
What happens next?
You will get the report by email, with photos and clear recommendations. With Standard there’s a follow-up consultation; with Premium, an in-person consultation.
What insurance do you have?
We hold professional indemnity and public liability insurance, for every survey we carry out.
How much is a survey?
Our price is from £150, including VAT. We confirm the price for your survey before booking, and it depends on the roof’s size, access and the package you choose. For a price, call 07833 053749 or use the contact form.
Do you survey commercial flat roofs?
Yes. We survey flat roofs on commercial buildings as well as homes. Expect about 3 to 4 hours on site for most commercial roofs, and larger roofs are quoted for their size.
How we price flat roof surveys
To price your survey, we check:
- Whether you choose the Basic, Standard or Premium Survey
- The height of the building and how the roof can safely be seen
- If the survey needs thermal imaging or a drone
- The type of building, from a house to a block or an office
Our price is from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, with VAT included, and we will tell you which fits.
Helping us price your survey
A little information up front helps. Please include:
- Any stains, drips or damp patches you’ve seen indoors
- The address and postcode of the property
- Pictures of the roof from a safe spot, if you have them
- Your timetable, like an exchange date
Unsure which package suits your roof? The easiest way is to phone 07833 053749 or drop us an email and describe the roof and why you want it surveyed. We will explain the options and the price.
DIY checks: what’s safe
Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
Flat and commercial roofs around Broxhill
Thatch survives on some older buildings in Hampshire’s villages. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere. Listing and conservation areas can both shape what roof work is allowed on an older home. The council is the place to check, along with Historic England’s list.
Whatever the street in Broxhill, a roof costs least to look after when faults are caught early. If your home is one of the older ones in the streets near Church of St James, the joins between later flat roofs and the old walls are where problems normally start.

What happens if roof problems are left?
Before replacing a flat roof, it helps to know if you really need to. At times the trouble is a handful of failed details, and at times the whole covering is worn. The report sets out what we found, so you can make that decision with a roofer. For older village homes like those around Broxhill, the right replacement materials aren’t always easy to find quickly. Spotting a problem early leaves room to find them.
One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. The roof’s size, height and access matter as well.

How the survey changes by roof type
EPDM rubber
EPDM frequently lasts 30 to 50 years, but it relies on its seams, trims and upstands being well finished. We look closely at each of those details.
Single-ply membranes
Many offices, units and newer flats have a single-ply PVC or TPO roof. The survey looks at welded seams, edges, fixings and signs of damage.
How the survey works
After the inspection, everything we found is written up as a written report with photographs. As for time on site, most surveys take roughly 1–2 hours at most homes, and about three to four hours for a commercial roof. In a hamlet or village like Broxhill, a postcode doesn’t always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.
- First we go through the roof, what’s beneath it and any problems so far.
- We look at the roof from the ground, windows and the roof where it’s safe.
- The covering is checked for wear, splits, blisters and standing water.
- We photograph and record the outlets, upstands, trims and rooflights.
- The report, with photos and recommendations, comes to you by email.
Before the survey
- Leave a clear route to the loft
- Jot down any questions you want answered
- Have keys ready for side gates, garages or roof access doors
Arrange a survey
We survey roofs on any day of the week. To arrange a day that suits you, call 07833 053749 or send us an email.
Advice
Tips from our surveys
Nothing here needs a ladder. A few suggestions:
- Note any new marks on ceilings beneath the roof
- Check that new brackets or units haven’t damaged the covering
- Book a survey every few years
- Ask contractors to protect the roof if they work on it
Questions about the findings are always welcome. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation, so you can talk the findings through.
Keep foot traffic on a flat roof to a minimum. If access is needed, boards or walkways help protect the covering, and to keep well clear of rooflights and fragile sheeting.
