Rockbourne Flat Roof Survey
Surveys of flat roofs on homes, extensions and commercial buildings in Rockbourne. More than 5,000 surveys completed across London and South East England.
- Raised blisters across the surface
- Damaged trims at the roof edge
- Outlets that hold water back
Why it is worth a survey now in Rockbourne
Standing water on a flat roof rarely sorts itself out. Most frequently it means blocked outlets, poor falls or a deck that is dipping, and every wet spell adds to the wear. Knowing the cause early gives you more choice over what to do. Where a roof is exposed, as many are in small places like Rockbourne, driving rain gets into any weakness, and damp in older walls is slow to dry out.
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. The price is always agreed first.

Flat roof survey in Rockbourne
We inspect a flat roof from wherever it can safely be seen: on the roof where it is safe, from windows and higher ground, and from the rooms below where we can reach them. Fragile rooflights and fragile sheets are never walked on. Where any area can’t be viewed safely, we say so in the report, so you know exactly what was covered. We survey GRP fibreglass, mastic asphalt and EPDM rubber, and common reasons people get in touch are gaps at upstands and abutments and blocked or damaged outlets.
Somewhere as small as Rockbourne, flat roofs tend to be on extensions, garages and converted outbuildings. The checks are the same as anywhere: the covering, the edges, the upstands and where water drains away. The journey and access are planned beforehand. Garages and outbuildings are easy to forget, so mention any you want included when booking.
If any part of the flat roof couldn’t be seen safely, we say so in the report. That way, it’s clear what was covered and what wasn’t, and what we’d suggest next.

How the survey changes by roof type
EPDM rubber
Rubber roofs can shrink back from their edges or lift where the adhesive has failed. We record any we can see, with photographs.
Single-ply membranes
Single-ply PVC and TPO membranes are common on commercial roofs and newer buildings. The survey looks at welded seams, edges, fixings and signs of damage.
Questions from Rockbourne
Do you carry out roof surveys in Rockbourne?
Yes, Rockbourne is one of the places we work. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.
Is Rockbourne within the area you cover?
Yes, we do. We work right across London and South East England, from towns to the smallest villages. Longer journeys are simply planned beforehand.
What will the report tell me?
You get our findings in writing, part by part, with photos. Points are put by urgency where it matters.
What happens next?
We email you the written report with photos and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.
Will you check the loft?
Usually, if there is one and it can be reached safely. The roof space can show things the outside cannot, like damp timbers, staining or daylight.
I live in a flat. Can you survey the roof?
Yes. Shared roofs just need a little more planning. Mention it when you get in touch and we’ll plan the survey around it.
What does ponding on a flat roof mean?
Standing water on a flat roof deserves a closer look. It often means a blocked outlet, poor falls or a dipping deck, and it wears the covering faster. Our survey notes the ponding and what seems to be causing it.

Flat roof surveys around Rockbourne
Some Hampshire villages still have thatched roofs. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises. The wider area around Rockbourne has a long history of building, with Breamore House about 2.4 miles east. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.
If you live in an older home near Church of St Andrew, the flat roofs on later extensions tend to wear out long before the main roof. If you look after a building such as Western Downland Church of England Aided Primary School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.

Getting in touch
If you can, have these to hand when you get in touch:
- What made you get in touch
- Where the property is, with the postcode
- The style of property, from a terrace to a block
- Photos of the roof, taken safely from the ground or a window
A quick phone call is usually the easiest start: phone 07833 053749 or drop us an email, and we’ll ask about the building and what you need. The price is agreed before a date is set.
What this survey cannot tell you
It’s useful to know what a survey will not do before you book:
- Structural calculations, which need a structural engineer
- Asbestos testing, which needs a specialist asbestos surveyor
- Parts of the roof that aren’t safe to walk on or view
If in doubt, ring 07833 053749 or send us an email and we’ll point you to the right survey before booking. What our survey covers.

What happens on the day
Photos are taken throughout the visit, so you can see in the report what we found and where. We take close-ups from wherever is safe, including by drone where it’s applicable and the weather allows. Most surveys take about one to two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. For a village or hamlet like Rockbourne, the journey is planned beforehand: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it is safe.
- You let us know about the roof, its covering if you know it, and any leaks.
- The roof is inspected from safe viewpoints, and from the roof itself where that’s safe.
- We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
- Inside, we look for damp and staining under the roof where there’s access.
- You get a written report with photos and our recommendations.
Preparing for the visit
- Jot down any questions you want answered
- Leave side gates unlocked
- Buyers: confirm access with the estate agent or seller
