Landlords, agents and block managers in Damerham

Businesses and commercial landlords can book us too, from shops and offices to industrial units. Larger roofs take longer.

An agent can book and manage the survey for a landlord, and the report can go to both. Access is agreed with the tenant beforehand.

About our flat roof survey in Damerham

Flat roofs deal with rain in a very different way from pitched ones. Water lies on the surface for longer, so a small split or a blocked outlet can soon lead to a leak. The surface, the falls, the upstands and the trims are all looked at closely, and we note any sign that the deck below has got wet. The aim is to find problems before they show up as a stain on a ceiling. Common reasons to book are pools of water lying on the roof and edge trims that have lifted or split, across mastic asphalt, GRP fibreglass and felt flat roofs.

In a small place like Damerham, a flat roof can stand in the open, so edges, upstands and laps take a beating. Older felt roofs, often around 15–20 years in life, show it first. Rubber and GRP last longer, though trims and joints still need a look. Exposed edges are usually the first part of a flat roof to go.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

What we cannot see

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • Areas we can’t see or reach safely, including fragile rooflights and sheeting
  • Hidden layers beneath the covering
  • A fixed date for when the roof will need replacing

Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we will tell you. The full list of what we check.

Flat roof surveys around Damerham

About 3.5 miles north-east lies Breamore House, a reminder of how long the area around Damerham has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area. A number of Hampshire villages keep thatched roofs on their older buildings. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.

If your home is one of the older ones in the streets near Church of St George, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.

What a survey costs

When we price a survey, we consider:

  • How tall the building is and how easy the roof is to see
  • Features like valleys, chimneys, dormers and parapets
  • Which survey package you book
  • The type of building, from a house to a block or an office

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Prices start from £150, including VAT.

What we need to know

What helps most when you contact us:

  • Where any leaks, stains or damp patches show inside
  • Your timetable, like an exchange date
  • The property’s address and postcode
  • What kind of property and roof it is

Photos help, if you have them. Pictures from the ground or a window are fine. To send them or to book, phone 07833 053749 or use the contact form.

Tips from our surveys

Nothing here needs a ladder. Our suggestions:

  • Keep people off the roof unless they need to be there
  • Look for standing water a day after rain
  • Check that new brackets or units haven’t damaged the covering
  • Never stand on rooflights or fragile sheeting

Questions about the findings are always welcome. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation, so you can talk the findings through.

Get splits, lifted seams and loose trims seen to while they’re small. A flat roof that’s looked after between surveys usually lasts longer.

How it works

We work from the outside in: outside views come first, then the roof space if there is safe access. In total, it takes roughly 1–2 hours for most houses; commercial roofs usually need 3–4 hours. Somewhere like Damerham needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect what can safely be seen, inside and out.

  1. We start with the address and, on larger roofs, the roof area and access.
  2. Inside, we look for signs of water under the roof where we can reach.
  3. The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
  4. We record every defect with a photo and its likely cause.
  5. The report explains the condition and recommends what to do first.

How to prepare

  • Leave side gates unlocked
  • Agree roof access with the managing agent if it’s shared
  • Note where any stains or damp appear

What we look for on each type of roof

Mastic asphalt

Asphalt roofs are common on older flats, walkways and commercial buildings. We look for crazing, cracks, blisters and splits at the skirtings.

Single-ply membranes

Many offices, units and newer flats have a single-ply PVC or TPO roof. We check the welded laps, the edges, the fixings and any punctures.

Damerham: your questions answered

How do I find out if my home in Damerham is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Do you cover Damerham?

We do. The survey and report are the same in Damerham as anywhere else, and visits run on weekdays and weekends.

Do you survey roofs on blocks of flats?

Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we are allowed to reach.

Do you cover flat roofs on blocks of flats?

Yes. Commercial and residential flat roofs are both covered. A commercial roof normally takes about 3 to 4 hours on site, longer if it’s large or complex, and larger roofs are quoted for their size.

Will you check the loft?

If the survey needs it and the roof space can be reached safely, yes. A clear path to the hatch helps.

What if it rains on the day?

Some surveys depend on the weather more than others. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions are not right, we will talk to you about another date.

How many surveys have you done?

We have been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and South East England.
