What a flat roof survey does not cover

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Whether the deck or joists are strong enough
  • Testing older roof sheets for asbestos
  • An exact number of years the roof has left

About our flat roof survey in Alderholt

A flat roof leak often travels before it shows on the ceiling. It can run along the deck from a split, an open lap or a failed upstand some distance away. Our survey covers the whole roof, not just the part above the mark, and photograph anything that could let water in. A roofer can then start from a clear picture of the problem. We survey upstands and outlets, single-ply membranes and felt flat roofs, and people most often book us about dips that suggest the deck is deflecting and damaged trims at the roof edge.

In a smaller place like Alderholt, some flat roofs sit in the open, where wind can catch loose edges and trims. Felt and bitumen also age in strong sun. The signs are splits, blisters and edges coming away, along with water that sits after rain. A flat roof that still holds water days after rain is also worth a closer look.

Every survey ends with a written report, with photos, sent by email. It explains the condition of the flat roof, the defects we found and what we recommend.

Local flat roofs in Alderholt

The wider area around Alderholt has a long history of building, with Breamore House about 4.5 miles north-east. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area. Thatch survives on some older buildings in Hampshire’s villages. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.

If your home is one of the older ones in the streets near Church of St James, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.

Different roofs, different checks

Mastic asphalt

Mastic asphalt is a heavy, seamless covering often found on older blocks, balconies and commercial roofs. The survey checks for crazing, cracking, blistering and splits where the asphalt turns up the walls.

Rooflights and upstands

We don’t walk on rooflights or fragile sheeting, and we treat older rooflights as fragile. They’re inspected from safe positions and recorded with photos.

Questions from Alderholt

Do you cover smaller places like Alderholt?

Yes, we do. We survey roofs across London and the South East, from towns to the smallest villages. The journey is planned ahead, so it is useful to know about access.

Does a conservation area affect roof work in Alderholt?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

Can you survey any kind of flat roof?

We survey felt and built-up roofs, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply PVC and TPO. Not sure what yours is? We will tell you in the report.

Do you check flat roofs for asbestos?

We do not carry out asbestos surveys. Older buildings, from before 2000, may have asbestos in cement sheets or soffits. Anything that might contain it is flagged, so a specialist asbestos surveyor can check before work starts.

Will the survey show why my flat roof is leaking?

We check the whole roof, since water can travel before it shows inside. Every split, lap, upstand, outlet and rooflight we can see is checked. If the cause can’t be seen, we’ll say so and suggest what would help.

Do you cover flat roofs on blocks of flats?

Yes. Offices, units, shops and blocks of flats are all part of our work. We quote bigger roofs on their size and how they’re reached, so call 07833 053749 or email us with the address.

What’s in the survey report?

It sets out what we found, why it matters and what we recommend, backed by photos. It also says if any part of the roof couldn’t be seen safely, so you know exactly what was covered.

Should I look at the roof myself first?

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

Common roof problems in Alderholt

No flat roof covering lasts for ever. Felt roofs frequently last around 15 to 20 years, EPDM often 30 to 50 years and GRP up to about 30, though workmanship and upkeep make a big difference. A survey shows how yours is holding up, whatever its age.

Here are some of the things we see frequently:

  • Dips that suggest the deck is deflecting
  • Pools of water lying on the roof
  • Failed upstands where the roof meets a wall
  • Blocked or damaged outlets

Take a building like St James' Church of England First School: a large flat roof with plenty of outlets and rooflights has many places where a membrane can fail.

Questions to ask before you book

  • Whether VAT is added on top
  • Which limits apply to the survey
  • Is there a chance to talk the report through?
  • Will the report include photos?

What a roof survey includes

Rented homes, blocks and businesses

Any of our surveys can be booked by landlords, agents and building managers in Alderholt. To discuss a property or a block, phone 07833 053749 or email us.

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Mention it when you contact us and we’ll plan the survey around it.

How it works

Where it’s relevant and can be reached safely, the loft space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey typically takes roughly 1–2 hours for a house, with bigger or more complicated roofs taking longer. With a bit of garden around a house, as there often is around Alderholt, the roof can be viewed from several angles. Mention any side of the property we can’t get to. The loft, where there is safe access, completes the picture.

  1. First you give us the address, what the roof covers and any leaks you’ve noticed.
  2. The roof is inspected from safe viewpoints, and from the roof itself where that’s safe.
  3. We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
  4. Inside, we look for damp and staining under the roof where there’s access.
  5. We send a written report with photos, the defects we found and what we recommend.

Preparing for the visit

  • If you’re buying, let the agent know when we are coming
  • Dig out any old roof reports or invoices
  • For flats, check roof access has been agreed
