Why get it checked now?
Relying on what tenants report means relying on what they can see. By the time a stain appears, water may have been getting in for a while. A survey looks at the roof itself. Around Alderholt, leaves and moss in gutters lead to overflowing water and damp walls, particularly where trees overhang. Dealing with the cause is simple; drying out a wall is not.
We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT. What your roof costs depends on its size, access and what you want to find out.
Why us?
- PI and public liability insurance
- CAA-registered drone operator (Flyer ID and Operator ID)
- Drones and thermal imaging where it applies
- 98% of clients satisfied

About our landlord roof survey in Alderholt
A landlord roof survey shows you the state of a roof, written up so you can plan. Landlords, letting agents, managing agents and freeholders all use it along with RTM and residents’ management companies. You get a written report with photos and recommendations, prioritised by urgency where relevant. It’s a roof survey, not a RICS Level 2 or 3 survey of the whole building. If you are worried about ceiling stains reported by tenants and mortar falling from ridges and verges, a survey will tell you what’s going on, whatever the roof.
Around Alderholt, gardens, hedges and nearby trees can mean leaves and moss end up on roofs and in gutters. Once gutters and outlets block, water spills over and soaks the walls, and moss holds water against tiles. It is the kind of slow problem a roof report picks up early. Plants growing from a gutter or moss on the tiles are signs worth noting from ground level.
Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

What we look for on each type of roof
Gutters and downpipes
Blocked gutters cause many leaks into top-floor flats. Gutters, outlets and downpipes are inspected where they can be seen.
Flat roofs on blocks and rear additions
Flat roofs are common over blocks, extensions and garages. Ponding, splits and blistering are recorded as far as safe access allows.
Checking the roof from ground level
A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it.
What a survey costs
Prices always include VAT. The things that change the price are:
- How many separate roofs there are, like extensions, dormers and garages
- How tall the building is and how easy the roof is to see
- How complicated the roof is, with its valleys, chimneys and parapets
- Which survey package you book
Every price we give includes VAT, and the written report is part of the package. Prices start from £150, including VAT. Size, height and access decide where your roof falls.
Helping us price your survey
You do not need to know any roofing terms. It is enough to tell us:
- The style of property, from a terrace to a block
- Any marks or damp showing indoors
- Whether there is a loft hatch, a shared roof or tricky access
- When you need the report by
Prices start from £150, including VAT. What you pay depends on the roof’s size, access and the package, so phone 07833 053749 or drop us an email with the details.
When you need someone else
It’s a careful look at the let or shared roof, not the whole story. Its limits include:
- The rest of the building, as a RICS Level 2 or 3 survey would
- A full structural assessment of the building
- Who pays under the lease (that’s a legal question)
Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we will tell you before booking. The full list of what we check.

What we do, step by step
Time on site depends on the size and shape of the roof; as a rough guide, the survey takes between one and two hours at a typical home; commercial roofs usually need 3–4 hours. You are welcome to ask questions while we’re there. For a survey in Alderholt, we agree the time, the access and parking before the day. Visits can be on weekdays, Saturdays or Sundays. If there are outbuildings or garages you want looked at, mention them.
- We start by agreeing the scope, roof by roof.
- You or your agent arrange access to the loft space and any flats we need to enter.
- The roofs are inspected from the ground, vantage points, the roof space and the roof where it’s safe.
- We photograph each defect and note how urgent it looks.
- We send a written report you can use to plan maintenance and budgets.
Preparing for the visit
- Check the loft hatch can be reached
- Find any records of previous roof work
- Make a note of anything you’d like us to look at

Advice
Common questions in Alderholt
Do you cover smaller places like Alderholt?
Yes, we do. Our area covers London and the South East, from towns to the smallest villages. Longer journeys are simply planned beforehand.
How do I find out if my home in Alderholt is listed?
Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.
Does someone need to be in?
It depends on what we need to see. Inside the building and in the loft, we need someone to let us in, while outside access can be discussed when booking.
Will you inspect a roof that several owners share?
Yes. We inspect the parts we’re given access to, as far as they can safely be seen. The report records what couldn’t be seen in the report.
Do you test for asbestos?
No. Our report may flag materials that could contain asbestos, but only a specialist asbestos surveyor can confirm it. It may be present in buildings built or refurbished before 2000.
How do I book a survey in Alderholt?
It’s easiest to call 07833 053749 or email us. Give us the address and a few details about the roof, and we’ll take it from there. Surveys run on any day of the week.
Does the weather affect the survey?
Light rain is typically fine; heavy rain and wind are different. In strong wind or heavy rain, a drone cannot fly and access may not be safe, so we’d move the date with you.

Landlord roof surveys in Alderholt: local notes
Breamore House, about 4.5 miles north-east, is one of the historic houses in the wider area around Alderholt. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. A number of Hampshire villages keep thatched roofs on their older buildings. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Knowing the covering helps explain which parts of a roof are likely to need work first.
The streets around a church such as Church of St James are often among the oldest in a place, and if your home is one of the older ones nearby, its chimney, valleys and lead work are likely to be the parts that need attention first. If you look after a building such as St James' Church of England First School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.
