Landlord roof surveys in Whitsbury

How a landlord roof survey works in Whitsbury

With a shared roof, it is not always clear what’s wrong or where. We inspect the roof as far as it can safely be seen including the loft and flats where access is arranged. Each part of the roof is recorded with photos giving all parties the same information. Where neighbours share the roof, we can only inspect what we are given access to. Common reasons to book are slipped or missing slates and tiles and cracked or lifting flashings, on rented houses, converted houses and gutters and downpipes.

Older buildings in small places like Whitsbury may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Older materials like clay tiles, slate and stone are frequently matched when work is done.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

Whitsbury homes and their roofs

The wider area around Whitsbury has a long history of building, with Breamore House about 1.6 miles east. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material. A number of Hampshire villages keep thatched roofs on their older buildings. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

Take an older house close to Church of St Leonard: its chimney, valleys and lead work are likely to be the parts that need attention first.

Do you need a landlord roof survey in Whitsbury?

Agents and freeholders have budgets to set. Without a recent survey, it’s hard to know what the roof needs and how soon.

Signs worth acting on include:

  • Gutters overflowing onto walls
  • Mortar falling from ridges and verges
  • Chimney stacks in poor repair
  • Damaged party-wall upstands or parapets

If you look after a building such as Western Downland Church of England Aided Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Questions to ask before you book

  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • Whether the inside of the roof is included
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • When you will get the report

What’s in a roof survey

What affects the cost of landlord roof surveys

Prices always include VAT. What changes the price is:

  • Roof area
  • If the survey needs thermal imaging or a drone
  • Building height and the viewpoints available
  • How complicated the roof is, with its valleys, chimneys and parapets

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. The roof’s size, height and access matter as well.

Booking your survey

A few details help us recommend the right survey and price. When you get in touch, it is useful to mention:

  • Pictures from the garden or a window, if you have them
  • Where any leaks, stains or damp patches show inside
  • The reason for the survey, such as buying, a leak or storm damage
  • What kind of property and roof it is

Surveys can be booked for weekdays, Saturdays or Sundays. To find a date that works for you, call 07833 053749 or use the contact form with the address and the days you’d prefer.

Tips that help

Over many surveys, some simple habits stand out as worth the effort:

  • Act on high-priority defects quickly
  • Arrange flat access ahead of time
  • Keep roof outlets and gutters clear
  • Keep roof surveys on a rolling plan

Many clients use the report as the basis for a maintenance plan. You can start with the urgent items and plan the rest over time.

Regular roof checks beat waiting for a leak. A survey every few years suits many let and shared buildings with gutters cleared every year.

Your questions about landlord roof surveys in Whitsbury

Does a conservation area affect roof work in Whitsbury?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Is Whitsbury within the area you cover?

Yes, Whitsbury is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Do you use drones?

Yes, where it’s applicable. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We hold a CAA Flyer ID and Operator ID.

Does the weather affect the survey?

A survey can typically go ahead in light rain, and it can even help show where water is getting in. Strong wind or a downpour can stop drone flights and make roof access unsafe, so if conditions are not right we will arrange another day with you.

What’s the best way to book?

To arrange a survey, call 07833 053749 or send us an email and let us know the address and what you’d like to know. We will confirm the price and agree a day with you.

How much is a landlord roof survey?

Our price is from £150, including VAT. The building’s size, roofs and access all affect the price. For a price, phone 07833 053749 or send us an email.

Is this an asbestos survey?

No. Asbestos surveys and sampling are not something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000.

Should I look at the roof myself first?

During heavy rain, look at the gutters from ground level or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

How the survey changes by roof type

Gutters and downpipes

Water from failed gutters frequently shows as damp inside. Any problems are photographed.

Party-wall upstands and parapets

Where a roof is shared with neighbours, we can only inspect what we’re given access to, and the report says what was seen.

How it works

A survey visit follows a simple order: we listen to what’s been worrying you, look at the roof from every safe viewpoint, photograph what we find and record our findings for the written report. Most visits take an hour or two for a house, and longer for a block or a building with several roofs. Cottages and farmhouses around Whitsbury often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.

  1. We agree the roofs to be surveyed and what you need the report for.
  2. You arrange access to the loft and any flats we need.
  3. We inspect each roof as far as it can safely be seen.
  4. Every defect is photographed and its urgency noted where relevant.
  5. A written condition report follows to help you plan.

Preparing for the visit

  • Let us know about any leaks, stains or damp patches you know of
  • Keep pets out of the way during the survey
  • Clear the way to the loft hatch
