What we look for on each type of roof

Roof spaces and lofts

The loft space shows a lot about a roof’s condition. We go into the loft where it is safe, looking for staining, damp and daylight.

Gutters and downpipes

Valley and box gutters on blocks can overflow inside. They’re an important part of the survey.

About our landlord roof survey in Damerham

Landlords frequently book us when buying a property to rent out, others when a tenant reports a leak or damp. Agents and freeholders often want a survey for a rolling maintenance plan. The report is laid out the same way whatever the reason with photographs and recommendations. We survey on weekdays and at weekends, which can make access easier to arrange. We survey gutters and downpipes, flat roofs on blocks and converted houses, and common reasons people get in touch are choked outlets and gutters and damp or stains in top-floor flats.

Older buildings in small places like Damerham may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials like clay tiles, slate and stone are frequently matched when work is done.

We write the report in plain English, so it makes sense without any roofing background. Photos show what each point refers to, and recommendations are put by urgency where it matters.

What affects the cost of landlord roof surveys

Prices vary from roof to roof, for these reasons:

  • Whether it is a home or a commercial building
  • How big the roof is
  • Whether thermal imaging or a drone is needed
  • Chimneys, valleys, parapets and other details

The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. Our price is from £150, including VAT.

What we need to know

When you call or email, these details help:

  • Where any leaks, stains or damp patches show inside
  • Any photos you have, taken from the ground or a window
  • Why you want a survey: buying, a leak, a storm or new work
  • Access details, such as a loft hatch or a shared roof

If you have photos of the roof, send them over. Take them safely from the ground or a window; never climb up to get a better view. To send them or to book, ring 07833 053749 or email us.

Roofs, chimneys and gutters in Damerham

About 3.5 miles north-east lies Breamore House, a reminder of how long the area around Damerham has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area. Thatch survives on some older buildings in Hampshire’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Knowing the covering helps explain which parts of a roof are likely to need work first.

For an older house near a landmark such as Church of St George, its chimney, valleys and lead work are likely to be the parts that need attention first.

What we do, step by step

When we arrive, we begin with a quick chat about the roof and anything that is worrying you. We then inspect everything that can be seen safely, using the ground, windows, the loft and a drone where it applies. Most surveys take roughly 1–2 hours for a single let house, with blocks of flats taking longer. Cottages and farmhouses around Damerham often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely, and anything we cannot see is noted.

  1. We agree the roofs to be surveyed and what you need the report for.
  2. Access to flats and the loft space is arranged by you or your agent.
  3. We inspect each roof as far as it can be seen safely.
  4. We photograph defects and note how urgent they look.
  5. You get a written report to plan maintenance and budgets.

Getting ready for the survey

Your questions about landlord roof surveys in Damerham

Do you cover Damerham?

Yes, Damerham is within the area we cover. We work right across London and South East England. Just phone 07833 053749 or email us and let us know about the property.

Is Damerham within the area you cover?

Yes, Damerham is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

What if it rains on the day?

It can, depending on the survey. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. We will rearrange with you if the weather is not right.

Is the report suitable for a maintenance plan?

Yes. It shows what needs attention now and what can be planned for later so you can plan spending. It doesn’t include repair cost estimates but it gives contractors a clear brief.

Is this survey just for landlords?

We work for landlords, letting agents, managing agents and freeholders, as well as RTM and residents’ management companies. Owners in a shared building book it too.

Is this an asbestos survey?

No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.

How long will you be on site?

For a single house, expect about 1–2 hours on site, with blocks and complex roofs taking longer.

What a landlord roof survey does not cover

Our findings are based on what we can see safely on the day, so there are some things a survey cannot cover:

  • Responsibility under a lease
  • Asbestos testing of roof sheets or soffits
  • The structure in the way a structural engineer would assess it

If you are not sure which survey you need, phone 07833 053749 or email us and we’ll give you a straight answer. What our survey covers.

What you can safely check yourself

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.
