How the survey changes by roof type

Cast iron gutters

A good many period homes still have cast iron rainwater goods. Kept painted, they can last a long time, but rust where the paint fails.

Fascias and soffits

Fascias carry the gutters, so rot in the boards can loosen the whole run. We note soft, stained or damaged boards we can see.

Gutter survey in Damerham: what you get

Most gutters hang from the fascia boards at the eaves, so we look at the fascias and soffits too. Long-term overflowing can soften and rot timber boards and mark the soffits underneath. On buildings from before 2000, some soffits and rainwater goods may be asbestos cement. We do not test for asbestos, so we flag anything that might contain it for a specialist asbestos surveyor to check. If you’ve noticed leaves and moss blocking gutters and gutters that have fallen out of line, we can find out what’s behind it.

Some older homes in villages like Damerham are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are frequently matched when work is done.

What you get is a clear record of the gutter on the day we saw it. It is useful right away, and a good reference for later, for instance when you want to check whether anything has changed.

Rented homes, blocks and businesses

Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait, which helps when budgeting.

Letting agents can arrange access with tenants, at a time agreed ahead of time. Surveys run on any day of the week, which helps when tenants work during the week.

What a gutter survey looks like in Damerham

A number of Hampshire villages keep thatched roofs on their older buildings. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. About 3.5 miles north-east lies Breamore House, a reminder of how long the area around Damerham has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.

Damerham is in Hampshire. Anywhere in Damerham, we can carry out gutter surveys at your property, on a weekday, Saturday or Sunday. We cover towns and villages across Hampshire. Southampton is in our area too.

What we can’t see

Some things cannot be seen without opening up the roof, so a survey has limits:

  • The inside of a downpipe along its whole length
  • Pipes below ground level
  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)

Not sure which survey suits your roof? You can call 07833 053749 or email us and we’ll tell you before you book. The full list of what we check.

Roof types and parts we check

  • Fascias and soffits
  • Downpipes
  • Outlets and hoppers
  • Valley gutters
  • Parapet and box gutters
  • Eaves gutters

How the survey works

The visit normally starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. In total, it takes an hour or two at a house, depending on how many gutter runs and downpipes there are. Older roofs in small places like Damerham can have low, tight loft spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. You tell us where you’ve seen overflows, drips or damp.
  2. We walk round the building and check the gutters, downpipes and fascias from the ground.
  3. We look at hidden gutters as far as safe access allows.
  4. Where it’s safe, we check the loft for signs of water.
  5. A photo-illustrated written report and recommendations follows.

Preparing for the visit

  • Clear the way to the loft hatch
  • If you’re buying, let the agent know when we’re coming
  • Have any questions written down, so nothing gets missed

Common questions in Damerham

Do you cover smaller places like Damerham?

Yes, Damerham is covered. We survey roofs across London and South East England, and smaller places are part of that. Longer journeys are simply planned ahead of time.

Do you cover Damerham?

Yes, Damerham is one of the places we work. The survey and report are the same in Damerham as anywhere else, and visits run on weekdays and weekends.

What happens next?

You’ll get the report by email. With Standard there’s a follow-up consultation; with Premium, an in-person consultation, so you can talk the findings through.

How long does a gutter survey take?

A visit usually takes about 1–2 hours on an ordinary house, while a commercial roof takes nearer three to four hours. You’ll know roughly how long when we arrange the visit.

Do you check valley and parapet gutters?

Yes, where it’s safe to see them. We look from vantage points, the loft space and the roof itself where safe, and by drone where it’s applicable.

Do you test soffits or gutters for asbestos?

No, that needs a specialist asbestos surveyor. On buildings from before 2000, we flag materials that could contain it so you can arrange that check.

Will you check the loft?

Usually, if there is one and it can be reached safely. The loft space can show things the outside cannot, such as damp timbers, staining or daylight.

When to book a survey in Damerham

Falling leaves are the most common cause of blocked gutters. Nearby trees drop leaves, twigs and seeds into gutters every autumn, and they collect at the outlets. Once an outlet is choked, the gutter fills and overflows.

A survey can pick up problems such as:

  • Water spilling over the gutter edge
  • Leaking or loose downpipes
  • Gutters packed with leaves or moss
  • Hoppers and outlets full of debris

For an older house near a landmark like Church of St George, its roof may have old fixings, lead flashings and chimneys that need a closer look.

Questions to ask before booking

  • Which limits apply to the survey
  • What happens after the report arrives

  • The size of the roof
  • House, block, shop or office
  • Height and safe access
  • Extensions, dormers and garages with roofs of their own

Every price we give includes VAT. Prices start from £150, including VAT. You will know the price for the job before booking.

  • Pictures of the roof from a safe spot, if you have them
  • Where any leaks, stains or damp patches show inside
  • The style of property, from a terrace to a block
