How a pre-purchase roof survey works in Damerham

Tall, steep or hidden roofs are hard to judge from the street. Our Premium Survey includes thermal imaging and, where applicable, a drone inspection, along with a same-day report. Where a flight isn’t possible, because of airspace rules or the weather, we tell you and inspect from every other safe vantage point. We survey chimney stacks, clay and concrete tiles and gutters and downpipes, and the problems we are asked to look at most are loose pots and cracked flaunching and lead that has worked loose at a wall or chimney.

Older buildings in small places like Damerham may be listed or in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. Whether you’re buying or signing off new roofing, it’s worth knowing where you stand. There are about 500,000 listed buildings and around 10,000 conservation areas in England.

Every survey ends with a written report, with photographs, emailed to you. It sets out the condition of the roof, any defects and our written recommendations.

Before and after the survey

Here are a few things we’d tell any owner, before and after a survey:

  • Ask for any paperwork for recent roof work
  • Check we’ll be able to get into the loft space
  • For a flat, check who is responsible for the roof
  • Give your solicitor a copy of the report

It is worth sharing the report with your solicitor so questions can go to the seller’s solicitor. Past repairs, re-roofing and any records of that work are all fair questions.

After strong winds, look at the roof from ground level. Pieces of slate or tile in the garden mean something has moved. Small repairs done quickly stop bigger problems later.

What happens if roof problems are left?

A slow leak can go unnoticed for months. By the time a stain shows, timber or plaster may already be damp. Spotting it before you buy lets you deal with it as soon as you move in. For an older or listed building in a place like Damerham, repairs may need matching materials and consent, so a defect found early gives time to plan the work properly.

What affects the cost of pre-purchase roof surveys

The price reflects the time and kit the roof needs. That comes down to:

  • How many separate roofs there are, such as extensions, dormers and garages
  • The height of the building and how the roof can safely be seen
  • Basic, Standard or Premium
  • Whether it’s a home or a commercial building

Our price is from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included.

What we need to know

The more you tell us, the easier it is to price the survey. When you contact us, it’s useful to mention:

  • Your timetable, such as an exchange date
  • Anything about access we should know
  • Your postcode, so we can check access and travel
  • The reason for the survey, like buying, a leak or storm damage

To book a survey, ring 07833 053749 or use the contact form and tell us the address and what’s prompted the survey. We will confirm the price before booking.

What we look for on each type of roof

Natural slate

Older slate roofs often have bitumen felt under them, and very old ones may have none. Where we can see it from the loft, we say what condition it is in.

Clay and concrete tiles

Tiled roofs often last half a century or longer. Cracked, slipped or missing tiles are noted, along with odd replacement tiles that hint at earlier leaks.

The survey, step by step

We’ll ask a few questions first, about the roof’s history, any leaks and past repairs. Then the inspection itself takes about one to two hours at a typical house, with time for the loft where it can be reached. Older roofs in small places like Damerham can have low, tight loft spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. You choose a Basic, Standard or Premium Survey to suit the home you are buying.
  2. A date is booked on a weekday, Saturday or Sunday.
  3. The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
  5. You receive the report, with findings prioritised by urgency, so you can raise them with the seller.

Getting ready for the survey

  • If you are buying, check with the agent that we can get in
  • Agree roof access with the managing agent if it’s shared
  • Tell us where we can park nearby

Rented homes, blocks and businesses

Businesses and commercial landlords can book us too. Larger roofs take longer.

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out with the most urgent first where relevant, which helps with budgets and planning.

Questions from Damerham

Do you cover smaller places like Damerham?

Yes, we do. We cover the whole of London and South East England, and smaller places are part of that. Longer journeys are simply planned beforehand.

Is my home in Damerham listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.

I live in a flat. Can you survey the roof?

Yes, as long as access is agreed. The roof of a block or converted house is often shared, so we need permission from the building owner or managing agent. We can only inspect what we are given access to.

How many surveys have you done?

We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and the South East.

How do I arrange a pre-purchase roof survey in Damerham?

Simply phone 07833 053749 or drop us an email. After a few questions, we confirm the price and fix a day, weekday or weekend.

When will the report arrive?

That depends on which survey you choose: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. Tell us your exchange date and we will help you choose.

Do you survey on Saturdays and Sundays?

Surveys run on weekdays and at weekends. To find a day that suits you, ring 07833 053749 or send us an email.

Pre-purchase roof surveys around Damerham

Some Hampshire villages still have thatched roofs. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. For a purchase or a newly finished roof, the materials decide which details matter most. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.

Historic houses such as Breamore House, about 3.5 miles north-east, show how far back building around Damerham goes. If you are buying an older home nearby, it is worth knowing whether it is listed or in a conservation area before you plan any re-roofing. The streets around a church like Church of St George are often among the oldest in a place, and if yours is one of the older homes nearby, the roof may have had decades of patch repairs, and the survey shows where they are.
