Pre-purchase roof surveys for homes and businesses in Rockbourne

If you are buying a flat, the roof may well be shared. The lease decides who looks after the roof, and that is often not the individual flat owner. We check as much of the roof as access safely allows, and the report gives you clear points to raise with your solicitor or the managing agent. Where the building has a flat roof, it is checked as far as access allows. Common reasons to book are loose pots and cracked flaunching and worn or lifted lead flashings, across lead flashings and valleys, clay and concrete tiles and gutters and downpipes.

For a small place like Rockbourne, the visit is planned like any other: the journey, parking and access are simply agreed ahead of time. Mention any outbuildings, barns or garages with roofs you’d like looked at as you book, so the visit can be planned around them. Whether you’re buying or checking new work, the same care goes into it. Visits can be booked seven days a week.

After the visit, you get a written report with photographs, sent by email. It explains the condition of the roof, the defects we found and what we recommend.

What we do, step by step

We work from the outside in: outside views come first, then the loft space if there is safe access. All told, expect between one and two hours at a typical house, with time for the loft where it can be reached. Older rural homes like those around Rockbourne can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen, and anything we can’t see is noted.

  1. You book once your offer is accepted and let us know the address and your timetable.
  2. We arrange access with you, the agent or the seller.
  3. We inspect the roof from ground level, windows, the loft and the roof itself where it is safe.
  4. Coverings, ridges, valleys, flashings, chimneys and gutters are checked and photographed.
  5. We email a photo-illustrated written report and recommendations, ready for you to use before exchange.

Preparing for the visit

  • Check we can get to the back of the property
  • Make a note of anything you’d like us to look at
  • If the roof is shared, arrange access with whoever manages the building

Signs you need a pre-purchase roof survey in Rockbourne

Gutter problems frequently look minor from the street. Water spilling over a gutter soaks brickwork and can rot fascias and rafter ends. Hidden gutters behind parapets or in roof valleys can send water indoors. We check them as part of the survey.

Things that often lead to a survey include:

  • Quick fixes on flashings and valleys
  • Old water stains in the roof space
  • Chimney mortar that has eroded
  • Gutters choked with leaves and moss

For an older house near a landmark such as Church of St Andrew, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges.

Before booking any roof surveyor

  • How they plan to inspect the roof safely
  • Whether you get a written report with photos
  • Whether the inside of the roof is included

What to expect from a roof survey

Rockbourne: your questions answered

Do you cover Rockbourne?

Yes, Rockbourne is within the area we cover. Our area covers London and South East England. Just phone 07833 053749 or use the contact form and let us know about the property, and we’ll talk through which survey suits.

Will you come out to Rockbourne?

Yes, smaller places are covered as well as towns. Our area covers London and the South East. Just mention lanes, gates or anything else about the route when booking.

What if it rains on the day?

It can, depending on the survey. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. We’ll rearrange with you if the weather isn’t right.

When is the best time to have the roof checked when buying?

Once your offer has been accepted, and before exchange. That gives you time to use the findings.

When will the report arrive?

The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Reports are emailed, with photos.

Does your survey replace a RICS home survey?

No. It’s a dedicated roof survey, with a written report and photos. It doesn’t cover the rest of the property, which a RICS survey does.

What insurance do you have?

Our cover is professional indemnity plus public liability, and we can provide details if a managing agent needs them.

Different roofs, different checks

Natural slate

Good slate is one of the longest-lasting roof coverings, but the nails holding it corrode long before that. When slates start to slip, corroded nails are frequently the reason.

Gutters and parapets

Hidden gutters behind parapets send water indoors when they block. We look at their linings and outlets from wherever is safe.

Why it is worth a survey now in Rockbourne

Without a survey, you’re relying on a glance from the pavement. That rarely shows the back slope, the valleys or the top of the chimney. We fill that gap before you are tied in. Where a roof is exposed, as many are in small places like Rockbourne, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The price for your roof depends on its size, access and what you’d like to know.

Practical tips

A survey works best with a little help from you, before and after. Tips:

  • Ask whether there are papers for past roof work
  • Don’t leave it until just before exchange
  • Ask for loft access on the day
  • Mention any deadline when you contact us

With Standard, you get a follow-up consultation, while Premium includes a consultation in person. If anything in the report isn’t clear, ask us.

Keep the loft ventilated. Condensation in a roof space can look like a leak and can damage timbers over time. Keep insulation clear of eaves vents so air can move.

What affects the cost of pre-purchase roof surveys

A few things affect what a survey costs:

  • The size of the roof
  • Extra roofs, like extensions, dormers or garages
  • The use of thermal imaging or a drone
  • How complicated the roof is, with its valleys, chimneys and parapets

The Premium Survey includes thermal imaging and drone inspection where it applies, which starts from £400, inc. VAT. We can help you choose the package that fits what you’d like to know.

Booking your survey

You do not need to know any roofing terms. Just let us know:

  • Whether there is a loft hatch, a shared roof or tricky access
  • Pictures of the roof from a safe spot, if you have them
  • Your postcode, so we can check access and travel
  • Where water is showing inside, if it is

Prices start from £150, including VAT. The exact figure depends on the roof and the package, so call 07833 053749 or use the contact form with the details.
