Fordingbridge Pre-Purchase Roof Survey
Pre-purchase roof surveys in Fordingbridge, backed by more than 20 years’ experience. Every survey ends with a written report and photographs.
- Roof slopes that look uneven or sagging
- Bitumen or mortar used in place of proper repairs
- Blocked or leaking gutters
Pre-purchase roof survey in Fordingbridge: what you get
Some roofs cannot be seen well from ground level or from windows. The Premium Survey adds thermal imaging, plus a drone inspection where it applies, along with a same-day report. If airspace rules or the weather rule out a flight, we’ll say so and look from ground level, windows and the loft instead. Typical surveys look at ponding, blisters or splits on a flat roof and patch repairs that may hide an ongoing problem, across lead flashings and valleys, natural slate and the roof space.
In a smaller place like Fordingbridge, some houses face open ground, which can mean more wind and rain on the roof. Loose ridge tiles, lifted coverings and tired flashings are the kind of things that show it. For a purchase or a new roof, those exposed edges are looked at closely. On an exposed roof, a loose ridge or verge soon becomes a bigger job.
Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Questions from Fordingbridge
How do I find out if my home in Fordingbridge is listed?
We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.
Will you come out to Fordingbridge?
Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route when you book.
Will the roof report help me negotiate with the seller?
Yes. You’ll have photos and a written description of each defect, which you can share with the seller or agent. How the seller responds is up to them.
Can you survey a shared roof?
Yes, once access has been agreed. The roof of a block or converted house is often shared, so we need permission from whoever owns or manages the building. We can only inspect what we’re given access to.
Do you inspect the roof from on top?
Only where it is safe to do so. We inspect from ground level, from windows and vantage points, from the loft and from the roof itself where safe. On Premium, a drone is used where it applies.
Do I need to be at home?
Someone needs to let us in if we’re looking inside or in the loft. Access is agreed with you as you book.
When is the best time to have the roof checked when buying?
Once your offer has been accepted, and before exchange. That gives you time to use the findings, whether that means asking questions or negotiating.

Leave it or get it looked at?
Sellers aren’t always aware of roof problems. The forms they complete only show what they’re aware of. Our survey shows you the roof as it is today, whatever anyone remembers. In a smaller place like Fordingbridge, wherever a roof is exposed, a loose ridge or flashing doesn’t stay loose for long. Wind gets under it and lifts more, and water follows.
One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. The roof’s size, height and access matter as well.

The survey, step by step
Every roof is different, but as a rough guide the survey takes roughly 1–2 hours at most homes; commercial roofs usually need 3–4 hours. You’re welcome to ask questions while we’re there. In a smaller place like Fordingbridge, as anywhere, the forecast plays a part: drone flights and thermal imaging need the right conditions, while a look from ground level and the loft can go ahead in most weather.

Advice
Tips from our surveys
Over many surveys, some simple habits stand out as worth the effort:
- Ask when the roof was last worked on
- Check we’ll be able to get into the roof space
- Let us know your exchange date when booking
- Don’t leave it until just before exchange
With the findings in hand, you can talk to the seller or their agent. Some buyers ask for repairs before completion, others ask for a change to the price. The outcome is between you and the seller.
Look in the loft now and then, with care and a good torch. Watch for stains, damp timbers and chinks of daylight. Take photos so you can show whoever looks at it.
Do you need a pre-purchase roof survey in Fordingbridge?
Flat roofs turn up on extensions, dormers, porches and garages. A felt roof frequently lasts around 15 to 20 years, and ponding, blisters and splits are common signs of age. A buyer can easily miss them, because many can only be seen from an upstairs window.
Look out for signs like these:
- Gutters choked with leaves and moss
- Cracked flaunching or crumbling chimney pointing
- Worn or lifted lead flashings
- Gaps where slates or tiles have come loose
The streets around a church such as St Mary's Church are often among the oldest in a place, and if your home is one of the older ones nearby, a survey will show how the roof has been repaired before, which helps you judge what’s coming.
Questions to ask before you book
- What follow-up you get after the report
- Whether the loft space is looked at, where there is one
- Is VAT included in the price?
- Their insurance cover
Checking the roof from ground level
What you cannot do safely is get up close. Roofs are fragile and slippery. That’s where a survey comes in, using safe viewpoints and a drone where it applies.
It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us when booking and it will help the survey.
Buying a home or a new roof in Fordingbridge
A number of Hampshire villages keep thatched roofs on their older buildings. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. The covering on a house you are buying, or on a roof just finished, tells us where to look hardest. About 2.8 miles north lies Breamore House, a reminder of how long the area around Fordingbridge has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.
