Pre-purchase roof survey in Criddlestyle: what you get

The roof is one of the most expensive parts of a home to repair, and one of the hardest for a buyer to see. Our pre-purchase roof survey gives you a close look at it before you’re committed. We check the coverings, ridges, valleys, flashings, chimneys and gutters, plus the loft where there’s safe access. The findings come in a written report with photos. We survey lead flashings and valleys, the roof space and flat-roofed extensions and dormers, and people most often book us about roof slopes that look uneven or sagging and signs of past leaks inside the loft.

For a small place like Criddlestyle, the visit is planned like any other: the journey, parking and access are simply agreed in advance. Mention any outbuildings, barns or garages with roofs you’d like looked at when booking. Buyers and owners of new roofs get the same approach as anywhere. Visits can be booked on weekdays, Saturdays and Sundays.

We write the report in plain English, so you don’t need to be a roofer to follow it. Each point is backed by a photograph where possible.

Your questions about pre-purchase roof surveys in Criddlestyle

Do you carry out roof surveys in Criddlestyle?

We do. The survey and report are the same in Criddlestyle as anywhere else.

Is Criddlestyle within the area you cover?

Yes, smaller places are covered as well as towns. Our area covers London and the South East. Just mention lanes, gates or anything else about the route as you book.

How long have you been surveying roofs?

We have more than 20 years’ experience and have carried out more than 5,000 surveys.

Can you survey a shared roof?

Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we are allowed to reach, and the report makes that clear.

Will you need to get into the loft?

Ideally, yes. We look in the loft space where there’s safe access, and upstairs windows give useful views. The agent or seller can arrange entry.

Does someone need to be in?

Someone needs to let us in if we’re looking inside or in the loft. We will talk about access as you book.

At what stage of buying should I get the roof surveyed?

The sooner after your offer is accepted, the better. You need the report before you exchange, while you can still ask questions and negotiate.

When you need someone else

In fairness, a roof survey has limits:

  • Defects hidden under coverings or inside walls without opening up
  • Walls, floors, services and rooms below the roof
  • Whether the price should change, which is between you and the seller

If you are not sure which survey you need, call 07833 053749 or use the contact form and we will give you a straight answer before you book. What a survey covers and doesn’t.

The survey, step by step

Safety comes first on every visit. We inspect what can safely be seen, and if part of the roof cannot be seen, the report says so. Most visits take between one and two hours at a typical house, with time for the loft where it can be reached. Cottages and farmhouses around Criddlestyle often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.

  1. Once your offer is accepted, you let us know the address and when you hope to exchange.
  2. We arrange access with you, the agent or the seller, including the loft.
  3. The visit begins outside, from ground level and any safe vantage points.
  4. Inside, we check the loft space and look at the roof from windows.
  5. The report is emailed with photos and recommendations, ready to use before exchange.

Before we arrive

  • Keep pets out of the way during the survey
  • Move anything stored under the loft hatch
  • For a flat or shared roof, check access with the freeholder or managing agent

What a pre-purchase roof survey looks like in Criddlestyle

About 3 miles north lies Breamore House, a reminder of how long the area around Criddlestyle has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters. If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying.

For an older house near a landmark like St Giles, older patch repairs can hide behind a tidy front slope, and the survey looks past them.

What a survey costs

The price reflects the time and kit the roof needs. That comes down to:

  • The size of the roof
  • How tall the building is and how easy the roof is to see
  • How many separate roofs there are, like extensions, dormers and garages
  • How complicated the roof is, with its valleys, chimneys and parapets

Pre-purchase roof survey starts from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT, and we can help you choose.

Getting in touch

To price your survey accurately, we will ask about:

  • Your timetable, such as an exchange date
  • Anything about access we should know
  • Photos of the roof, taken safely from ground level or a window
  • Any stains, drips or damp patches you’ve seen indoors

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply phone 07833 053749 or send us an email whenever suits you.

Useful tips for Criddlestyle property owners

Over many surveys, some simple habits stand out:

  • Give your solicitor a copy of the report
  • Check we will be able to get into the loft space
  • Notice patches of new decoration in top-floor rooms
  • Ask when the roof was last worked on

It is worth sharing the report with your solicitor so questions can go to the seller’s solicitor. It can prompt questions about past roof work and any paperwork for it.

After strong winds, look at the roof from ground level. Pieces of slate or tile in the garden mean something has moved. Small repairs done quickly stop bigger problems later.

What we look for on each type of roof

Flat roofs

Many homes have a flat roof somewhere, often over an extension. Felt frequently lasts around 15 to 20 years, EPDM rubber 30 to 50 and GRP up to about 30. We check how the covering is wearing.

Natural slate

Good slate is one of the longest-lasting roof coverings, yet the nails that fix it often give out first. Slipped or missing slates are a sign of ‘nail fatigue’.
