FAQs for Brockenhurst

How do I find out if my home in Brockenhurst is listed?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Is Brockenhurst within the area you cover?

Yes, smaller places are covered as well as towns. We work right across London and South East England. Just mention lanes, gates or anything else about the route when you book.

Do you test for asbestos?

No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. It may be present in buildings built or refurbished before 2000.

Does someone need to be in?

Not always. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.

What’s the best way to book?

It is easiest to phone 07833 053749 or email us. Tell us the address and a little about the roof, and we’ll take it from there. We survey on weekdays, Saturdays and Sundays.

Should I get a roof survey as well as a RICS home survey?

It is your choice, but the two do different jobs. A home survey looks at the whole property, and ours concentrates on the roof alone. Ours sits alongside a RICS survey rather than replacing it.

Is your roof survey a RICS survey?

No. It is a dedicated roof survey, and you get a written report with photos. It isn’t a RICS survey and does not cover the rest of the house.

Pre-purchase roof survey in Brockenhurst: what you get

Older homes often have roofs that have been patched over the years. Corroded nails let slates slide, valley linings wear thin and chimney mortar erodes. Little of that is easy to judge from the pavement on a viewing. Our survey picks it out, with photos that show you exactly where. We explain each finding in plain English, so you know what it means for the house you’re buying. If you’ve noticed gutters that overflow or drip at the joints and old water stains in the roof space, we can find out what’s behind it, on lead flashings and valleys, natural slate and gutters and downpipes alike.

Houses in smaller places like Brockenhurst can stand more in the open than those in a built-up town, which can mean more wind and rain on the roof. Ridges, verges and flashings are where that weather usually shows first. For a purchase or a new roof, those exposed edges are checked closely. On an exposed roof, a loose ridge or verge soon becomes a bigger job.

Findings are set out part by part, from the main slopes down to the gutters and outlets, with a note and a photo for each point. It records what’s sound as well as what isn’t.

Can I check my roof myself?

During heavy rain, look at the gutters from the ground or a window. Overflowing water can point to a blockage or a sagging run.

It is useful to keep a record: dates of leaks, photos from ground level and any work done on the roof. Share it with us as you book.

The survey, step by step

The aim of the visit is simple: to see as much of the roof as can be seen safely and record it clearly. Everything we note and photograph goes into the written report. It usually takes about 1–2 hours at most homes, with bigger or more complicated roofs taking longer. With a bit of garden around a house, as there often is around Brockenhurst, the roof can be viewed from several angles. Mention any side of the property we cannot get to. Inside, the loft is checked where it can be reached safely.

  1. You book once your offer is accepted and tell us the address and your timetable.
  2. We arrange access with you, the agent or the seller.
  3. The roof is inspected from every safe viewpoint, inside and out.
  4. Coverings, ridges, valleys, flashings, chimneys and gutters are checked and photographed.
  5. You receive a written report with photos and recommendations to read before exchange.

Local roofs and buyers in Brockenhurst

Brockenhurst is within about 5 miles of the coast, and wind near the sea can be strong. A small drone can’t fly safely in high wind or heavy rain, so the weather on the day decides whether a flight goes ahead. Some Hampshire villages still have thatched roofs. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. For a purchase or a newly finished roof, the materials decide which details matter most.

How we price pre-purchase roof surveys

Not every roof costs the same to survey, and it comes down to:

  • Height and safe access
  • The roof’s overall size
  • The use of thermal imaging or a drone
  • How many separate roofs there are, such as extensions, dormers and garages

The Premium Survey includes thermal imaging and drone inspection where it applies, from £400 inc. VAT. We’ll tell you which package suits the questions you have.

What to let us know when you get in touch

Some details help us point you to the right survey and price. When you contact us, let us know:

  • Anything about access we should know
  • Where the property is, with the postcode
  • Any deadline, such as an exchange date
  • The type of building and roof, like pitched or flat

If you have photos of the roof, send them over. Pictures from the ground or a window are fine, and please don’t climb up for a closer look. To send them or to book, phone 07833 053749 or drop us an email.

Practical tips

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Mention any deadline when you contact us
  • Request records of any re-roofing
  • Ask the seller about past roof repairs
  • Check the lease for roof repair responsibilities

The report gives any roofer you ask to quote a clear brief. The photos show the defects and where they are, which makes quotes easier to compare.

Chimneys and flashings need watching. Watch for gaps in the pointing, cracked flaunching and loose lead. A pair of binoculars from the garden shows a lot.

When to book a survey in Brockenhurst

Patch repairs are common on roofs of every age. Bitumen painted over a flashing, mortar where lead should be, or a few tiles that don’t match can point to a problem that keeps coming back. Our report records them so you can ask the seller what was done and when.

Signs worth acting on include:

  • Gutters choked with leaves and moss
  • Gaps where slates or tiles have come loose
  • Lead that has worked loose at a wall or chimney
  • Old water stains in the loft space

If your house is among the older ones in the streets near Church of St Saviour, the roof may have had decades of patch repairs, and the survey shows where they are.

Questions to ask before booking

  • How they plan to inspect the roof safely
  • Which limits apply to the survey
  • Will the report include photos?
  • What insurance they carry

What to expect from a roof survey

What a pre-purchase roof survey does not cover

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Walls, floors, services and rooms below the roof
  • Structural calculations (that is a structural engineer’s job)
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)

If you’re not sure which survey you need, ring 07833 053749 or email us and we will give you a straight answer. The full list of what we check.
